Last I looked, there were permits for interior reno work at 1000-1010 Dakin, and there was a big dumpster there. They also have fancy "lease this" ads in the space where Tac Quick was. I will check again this week. I really really hope that the building is saved and refreshed. It adds so much to that stretch of Sheridan. Catty corner, the hardware store and bakery are still going, but who knows how much longer. The 3 little restaurants are gone. Makes for a sad block. I just want them to pull that group down, get the condo building up, and re-retail it. Pronto.

That's almost certainly a very good sign. Reno permits + dumpster simply means it ain't being demo'd.

This thing is being preserved for another generation

Nice old double hung with weights - open the top a bit, and the back windows, and there was always a nice breeze.

yea was gonna say, i wish more people made an effort to preserve and restore those double hungs. i had similar in my old apartment, and if youre good about lowering the storm windows in the winter i never had any major issues with drafts. hopefully theyre not throwing all that trimwork, original hardwood floors, and doors in the trash as well (eh, who am i kidding). i guess at this point im not really gonna quibble.

Brighton Park project... no clue what, but it's big. Made of steel, at least 6 floors tall from what I can tell:



How much would it cost for me to buy this and make it my own humble turret abode?

For some reason the news never talked quite about the scope, but here's the project's website and why Bonobo associated "Chinese" with it. Hotel, big grocery store, multiple restaurants/cafes, huge spa, home goods store, etc:

Was there any new construction going on or maybe look like just completed around there (maybe across the street)? There's supposed to be new townhomes put up on Pershing on a formerly vacant lot in what I think is across the street from this or very close by.

The building with the visible work was cold storage, had windowless external walls with brick and cork insulation up to 28 inches thick! The floor plates are a massive 82,000 sq ft each. First floor will be 5 retail stalls facing an internal arcade, the developer is targeting restaurants and claimed at a community meeting to be close to signing 2 leases with local Chicago based business. Upper floors will be office with a roof deck at the top. The developer claimed to have a F250 company looking with strong interest into leasing the second floor space, would bring 650 jobs to the neighborhood, but wanted the restaruant leases confirmed first before they make a decision to commit. If the project is successful, phase 2 is being considered on the empty lot immediately to the east with a new construction 10 story building, though that’s still conceptual at this time.

Next block over is a pair of vacant buildings which a development team is putting financing together for a phased renovation. First phase would be a 120 unit affordable housing project financed enterily with tax credits, second phase would be commercial office and warehousing or possibly mixed-use with residential, depending on the market when they are ready to proceed.

I’m very bullish on the prospects of the southwest side getting ready to pop, it’s very affordable currently and I highly recommend getting in now for anyone with the ability to invest in real estate, especially since the NW side development scene will likely head into hibernation for the next four years.

Yes, the townhouses just east of Damen are under construction. Like much of the new housing stock in the area, there is heavy marketing to Chinese buyers. Chinatown is expanding rapidly but quietly down Archer Avenue right into Brighton Park.

Yep. I'm aware - I've posted numerous times on this including with data on the community areas there. More developments coming too..
