I was at the Roosevelt/Wabash gas station earlier today and holy moly the cityscape from there is epic and getting better! It's so dynamic down there with the foot traffic and views, I'm surprised that gas station is lasting so long

This 12 story condo building in Wicker Park (1220 N Bosworth) might be dead....there is a pending new construction permit instead on this site for 23 3-story townhomes. You know anything about this PKDickman? Is it an add on to the high rise or is the high rise there dead?

TUP, I was looking at the compilation photo in the 1000 S Michigan thread, with Grant Park towers & Essex. I was thinking the same thing. How awesome will that shot be when those underutilized lots along Roosevelt have towers as well. (Gas station lot included.) How have any of those lots lasted this long?

That's Buono's project. I'm not sure how it played out, as Hopkins likes to keep everyone in the dark. He has been taking lessons from Proco Joe and holds public meeings without any voting. They're more about deniablity, than input or concensus.
This sounds like he's going ahead as right. Originally the entire ground floor was a parking podium for the highrise.
It's a 32k ft lot zoned B3-2. Divided by 23, that would give him 3000 ft units and townhouse garages would eliminate residential uses below the second floor.

I'm confused - are you saying you think the high rise is still in the plans and that they've possibly replaced a parking podium with mostly townhomes, or reduced the size of the podium to make way for townhomes/more townhomes?

The pending permit just mentions 23, 3 story townhomes. Nothing about any high rise. That of course doesn't mean anything, especially with the direct developer permits that have been used lately for a handful of new highrises, which don't show up in the system until it's issued.

No, there would be no room for the tower. His zoning change never moved forward and now he's used up the bulk of the MLA and probably all the FAR on the townhomes. Plus, unless he plans on 10 ft wide townhouses 23 are gonna eat up the frontages on both the street and the alley side.

Im so glad they went with that lower facade of 224 e. Ontario. Thats got to be one of the best entrances in the entire city. Far from another blue box.

Nah, 801 S Financial is about 20 stories up. This is 1136 S. Wabash.

Kind of an open question, hope I'm not posting to the wrong spot.. but is it possible to modify existing parking in buildings to become usable living/office space? Say if a building has a parking podium at its base and decides to move away from using that space for vehicles. Or is there a configuration issue like ceiling heights or floor slanting or something else that won't allow for it?

^^ The developer failed to donate to Alderman Reilly's campaign fund. He shut off all communication with the real estate attorneys representing them. I lived in the same building as the woman who was representing the developers and she was livid when explaining the situation while we were working out in our building's gym.

I think it's fairly obvious that the slanted kind would be unsuitable. Even if code somehow allowed it, who in their right mind would choose to live in a slanted space?
