Again, suspending discussion of feasibility for a moment, it really would have a big impact on downtown. Probably more so than most developments in recent years, because the other big projects (Hydro, MTS, Centrepoint) have for the most part gone up on sites that were previously occupied by other buildings. Skycity would go up on a site that has been a part of a large swath of surface parking for decades... it would really do a lot to revitalize Graham Avenue by making that stretch less empty and forlorn, and it would help make Garry (which is already on the rebound) a more pleasant pedestrian environment. So there's that.
And then from a skyline perspective, it would finally give Winnipeg a new tower that really stands out. As great as Hydro and the CMHR are, they are more side dishes in terms of their impact on the skyline... Skycity would be a main attraction that would stand out prominently.
