Plus where else are they going to put it? As has been already noted, North Delta likes being a bedroom community of SFH, so if it's going to happen anywhere it'll be along Scott Road. The prime area for redevelopment (again, already noted) would be 80th to 88th. This is at 80th.

I live west of the Delta Rise construction site and drive by site about once or twice per week. A friend said one floor per week would be poured which calculates to about 37-38 week construction time.

I see the main floor is complete and mixer trucks come and go but I don't see one floor per week going up. Once they are out-of-the-ground, how long does a floor normally take to form, pour & strip?

Once a week is right. But that's once the tower starts. It's still below grade so it will take longer to construct now

The underground parking and the podium always take longer to build. Once they get to the main part of the tower, each floor will be pretty much the same and yeah it'll be about one floor per week.

Most towers in Metro Vancouver I find take between 6-10 months after hole is dug to build to the main tower portion (underground + lobby main floor) then pace around 1 floor per week main tower then when complete take another 6-10 months to complete the tower and open.

So for a 38 storey tower from when the hole is dug out you're looking at best case 90 weeks (~1.75 years) until completion to worst case 110 weeks (~2 years). So hole was dug and crane went up end of April, + 6 months = start of November for start of tower above podium + 37 weeks so top out will be likely mid to end of July if they maintain that pace.

Completion end of 2016 or more likely early 2017.

It will be nice once all suites in the Delta Rise are sold. I will watch their sales office. The concrete forms are ready for the elevated main floor pour, I took a picture today and will try to upload it without having to create an account on Flickr.
The 120st buses (route #319) are frequently full before they reach Nordel, then they can't pick-up anymore passengers and leave people waiting at their bus-stop. More passengers from the Rise may fill the buses at 80th. Has anyone heard if Translink will run more or bigger buses on 120st?

As a regular 319 rider, I can reassure you that its almost always packed throughout the day. There are certain trips where the bus will be kinda empty but usually their full to packed. The worse times to ride this route would be from Scott Road Station during the pm rush hour ... At times you might get left behind and have to wait for the next bus.

As far as I know, there isn't really any plan on introducing articulated buses on the 319 or even a frequency upgrade. I do see the occasional articulated bus going up an down Scott Road, but I've never seen them operating on the 319. As of now during the weekdays ( off peak ) buses are scheduled to come every 7 - 8 minutes, which is actually Surrey's most frequent bus route. Heck its more frequent compared to the 96 B-Line which runs every 9 - 10 minutes. But yea, I do recall a B-Line being proposed along this corridor back when we had that referendum, but we all know what happened to that :/

As of now, it would be nice to see articulated buses introduced on the 319 during peak hours or even an Express peak hour bus route. If not then maybe having 5 minute frequencies during peak hour would be enough for now.

I hope that this project will be a potent catalyst for similar high rise ones within the next year or two.

I agree, more housing options would keep first time buyers in North Delta. I prefer to see more 20 floor buildings, similiar to the two Chancellor Place buildings. I recall seeing a proposed Delta zoning map which allowed for high rise buildings at 64 & 120th, 71 & 120th, 80 & 120th, Nordel & 120th, and across from the PetroCan at 90 & 120th.
The first time buyers that I know, have bought condos or townhouses in Surrey or Morgan Crossing and one young couple bought a house in Aldergrove. The Delta Rise doesn't seem to be orientated for young families with children. It would be nice to see more options for first time buyers and young families. What happened to the development at 72nd Ave and Hwy 91?
