Capitol Lofts/Spanish Town





A proposed 115-unit apartment development overlooking Arsenal Park has drawn fire from the Historic Spanish Town Civic Association, which says the building’s 160 tenants would be too many for the neighborhood’s narrow streets and quiet character.

David Slaughter, who plans to build Capitol Lofts on land owned by Richard Preis and Chuck Cline, told the Downtown Development District on Tuesday that Capitol Lofts would have 10 walk-up lofts on a two-story portion on North Seventh Street and 50 one-bedroom flats and 55 two-bedroom units on a six-story portion overlooking Arsenal Park on State Capitol Drive and wrapping around on North Sixth Street. The first level of this portion would be covered parking.

Maritime Security Operations Ctr/Westport



The Port of Greater Baton Rouge’s board voted Thursday to give the port director authority to solicit bids on its planned Maritime Security Operations Center.

The three-story emergency command center will be an assembly point for command-and-control operations of various state, federal and local agencies involved in maritime emergency situations. It will also serve as dispatch facilities for all West Baton Rouge Parish firefighter and law enforcement agencies.

Hotel Indigo Baton Rouge/CBD

The former Hotel King now being redeveloped across from the downtown Hilton will be a Hotel Indigo.

Hotel Indigo is Intercontinental’s boutique hotel brand.

Brace Godfrey, who is redeveloping the old hotel with business partner John Schneider, said the eight-story, 93-room hotel is still slated to open in September 2010.

Thanks (not) to the Spanishtown neighborhood "activists" the "redesign" for the Capitol Lofts apartment project has 
been scaled back to 67 units in a
 four-story building. Remember, the original design was 115 units in a six-story building. Neighboring Capitol Park has multiple structures ranging from a minimum of 12 floors to the Capitol itself at 34 floors, of course the state is "exempt" from restrictions that may be imposed on size of buildings and opinions of the NIMBY's.



Although the developer agreed and downsized , this is still getting complaints from the "historians" that it remains "too big & bulky".

Audubon Alive!


Talking about a ride that would simulate flying along the Mississippi River, Tom Hennes, of Thinc Design, discusses the proposed $225 million Alive destination attraction park that is part of the $887 million bond issue the Metro Council will decide tonight whether to put on the Nov. 14 ballot.

Audubon Alive! has been touted as the economic driver for Mayor Kip Holden’s $887.5 million bond issue, but faces opposition from community members that don’t rank downtown development high among the city’s priorities. Holden’s administration says that the $225 million project will create up to 23,000 permanent jobs in 11 years and help pay off the bond issue in 17 years instead of 30.

Audubon Alive, slated for completion in 2012, will offer four venues: Earth, Wind, Fire and Water. Among the attractions:

· Soaring, an interactive experience with a 270-degree Imax-like view in a glider simulation;

USAgencies/Affirmative Insurance consolidating operations from Chicago

Affirmative Insurance Holdings (AIHI) says it will consolidate its retail agency operations in the Bon Carré Business Center, a move that will add 56 jobs over the next nine months and retain about 200 more. Affirmative, which bought USAgencies for $200 million in a deal that closed in February 2007, has applied for a permit to build a 52,000-square-foot office in Bon Carré. Affirmative will have a payroll of more than $9.5 million.



Bon Carre is a one million square foot technology, research and business hub which is anchored with a high tech storage facility and is home to over 30 companies and 5000 employees. Affirmative will join other large companies with a major presence at Bon Carre: URS Corporation, Pinnacle Business Solutions, Equifax, LA Tech Park, NTG, Cox Communications, Convergys, Shaw.........

Coca-Cola Bottling Company/Baker



Investment: $178 million
Bottom line: Coca Cola Bottling Company of Baton Rouge relocated to its new 781,000-square-foot production and distribution facility opposite Metro Airport on Plank Rd in north-suburban Baker, enabling the local distributor to supply to Coca-Cola bottlers throughout Louisiana and into neighboring states. The expansion is expected to add up to 113 new jobs to the region by 2012 with an average annual salary of $45,000.
In addition to popular Coke products, the facility is Coke's production facility of the popular VITAMINWATER product line.

River House/Old South Baton Rouge



Investment: $45 million
The East Baton Rouge Parish Planning Commission approved this mixed-use development, which is expected to breathe new life into the Old South baton Rouge neighborhood between downtown and LSU. When completed, it will feature 224 apartment units along with 30,000 square feet of office space and 16,000 square feet of retail space on the 8.3-acre site of the former Prince Murat Inn, which was demolished in 2006. Construction was slated to begin late last summer, but was delayed because of the current lending climate. Groundbreaking is now slated for the first quarter of this year.

That’s why economic-development officials were pleased when it announced plans last fall to build a new 43,500-square-foot facility in east-suburban Oak Villa neighborhood that will enable it to expand local operations and add 35 permanent new jobs with an average annual salary of $40,000. It is, they say, a prime example of a company that utilizes the area’s manufacturing experience with the new knowledge-based workforce.

Highland-Oklahoma Mixed Use/Old South Baton Rouge

The Gulf Coast Housing Partnership is looking to put a 59-unit condo development with 4,000 square feet of retail space at Highland Road and Oklahoma Street in Old South Baton Rouge. Rezoning for the $10 million development still needs Planning Commission and Metro Council approval. It will then need to be preleased, but construction should take about 12 months once work begins.

The partnership has been amassing properties that make up the 1.7-acre, triangular site for about three years, The project will help complement the ongoing redevelopment efforts in Old South Baton Rouge between downtown and LSU.

Beechcraft Chooses Baton Rouge

LOWNDES COUNTY, Miss (WCBI) - Baton Rouge, Louisiana beats out Lowndes County for a major Beechcraft aircraft deal and 1,500 jobs.

Monday (7-19), Beechcraft announced its decision to move much of its manufacturing and research from Wichita, Kansas to Baton Rouge.

This would be a substantial pickup for BR and the state, numbers floating around estimate up to 17,000 new research, manufacturing and support industries jobs.

What ever happened to the condo tower that was supposed to get built downtown? I was excited to see a change to our poor skyline.

Nucor Corporation/River Parishes-St James

GRAMERCY ~ -- Nucor Corporation (NYSE: NUE) announced today that it has selected St. James Parish, Louisiana, for the construction of a planned $750 million iron making facility. The new facility will be owned and operated by Nucor Steel Louisiana, LLC, a wholly-owned indirect subsidiary of Nucor.

Over the past several years, Nucor evaluated multiple sites both in the U.S. and abroad. The St. James Parish site was selected for many reasons, including a very capable work force and the commitment of state and local officials to this project. State and local officials have strongly supported the project, as reflected by both the State's tireless efforts to attract Nucor and the enthusiastic reception by the people of St. James Parish.

It will be a five phase project with the facility beginning construction next year.
The Nucor mill initially will employ 1,250 people earning an average $70,000 a year.

Pinnacle Casino/ South River



SAN FRANCISCO (AP) - Casino Operator Pinnacle Entertainment Inc. said Monday that it is now budgeting $357 for its upcoming casino and hotel in Baton Rouge, La.

That's more than $100 million more than it first planned because it is adding more hotel rooms, more games and other features.

The casino is expected to be completed next December.

Downtown Hampton Inn/CBD

Downtown Baton Rouge will become the site of a seven-story, 137-room Hampton Inn & Suites hotel under a proposal by developers Richard Preis and Winsor/Aughtry Co. of Greenville, S.C.

The project’s cost is estimated at $15 million to $16 million, Preis said Thursday. The hotel will be built at Main and Lafayette streets.

The Hampton Inn & Suites will sit directly across Lafayette Street from Preis’ planned RiverPlace development, adjacent to the Kress Building and across Main Street from the state’s LaSalle garage. The hotel is projected to create about 40 full- and part-time jobs.

Firebrand-Nintendo Systems Studio/ Louisiana Technology Park- BR Central East

Firebrand Games, a Glasgow, Scotland-based game developer focusing on racing games for Nintendo systems, will locate in Baton Rouge, bringing 30 jobs and an annual payroll of about $1.5 million.

Firebrand Games will locate at the Louisiana Technology Park and hire 30 staff members and expects to be operational in January, according to a Baton Rouge Area Chamber news release.

Firebrand’s other U.S. location is in Merritt Island, Fla. It has developed titles such as Grid, Race Driver, DiRT and Need for Speed, as well as all console versions of Trackmania, the company is now expanding into other formats and will soon be on all consoles including PlayStation®3 and Xbox 360.
