Iowa City-Cedar Rapids looks to be very strong and looks to out-pace the nation in some respects.

Thanks for the update DMRyan.

I'm surprised at this thread. More urban stuff going on here than in cities five times the size

The 15-story RISE at Riverfront Crossing has the 2nd tower crane up and is progressing.

Unfortunately, it's rumored that the once 15-story 316 Madison Street project has been reduced to 7 stories due to cost overruns. I'm no expert on high rise construction methods, but what's been installed so far certainly doesn't seem substantial enough for 15 stories.

A proposal for a "boutique casino" would fit right across from the downtown convention center, hotel and arena complex. The project could also renovate two historic office buildings next door.

This 10 story annex to a historic insurance office building has now started construction.

The RISE at Riverfront Crossings (15 stories) is now 'rising' out of the ground.

New look for the "Sleeping Giant" pedestrian bridge.

Another casino proposal is out, bringing the total to 3.

One Park Place misses deadline, city eyes new opportunities

Quote:
CEDAR RAPIDS — An Iowa City developer who proposed building a high rise that would have changed the Cedar Rapids skyline acknowledged he did not meet Monday’s city imposed deadline to proceed.

Jesse Allen, the developer behind One Park Place, said a week ago his project was ready to go, but a hotel commitment fell through dealing a “last minute blow” the project could not overcome.

One Park Place officials had the winning proposal among three in May 2016 to develop the last piece of city owned prime real estate in the downtown grid. Allen’s vision for a 28-story, $103 million tower with a grocer, hotel, rooftop restaurant, condos, apartments and parking ramp created a buzz through City Hall and the downtown.

The 15 story Chauncey development is wrapping up the final finish items for occupancy. A theater and bowling alley are some of the ground level uses to this dual hotel and condo project.

Also, the 7-story Hieronymous Square has had 2 separate fires during construction but continues to truck on.

Paramount site tower
This 25 story mixed-use tower proposal in Downtown Cedar Rapids is on the same site as a previous 28 story tower that didn't come to fruition. The developer is shopping for a first-floor grocery store tenant, but has not yet found the right fit. Highrises around these parts are awfully tough to get off the ground, so best of luck on this ever seeing the light of day!

This was the previous proposal that was scrapped.

In more realistic news, this 88 unit urban multi-family project called the Loftus Lumber Lofts is proposed in Cedar Rapids' most emerging urban neighborhood, called New Bohemia. Cedar Rapids has a big Czech population and even hosts the National Czech American Museum, and the New Bohemia (called NewBo by the locals) and Czech Village Districts were the epicenters of their culture in the city.

The city flushed plans for a $50 million housing project on a key downtown site shown with the blue pin point, holding out hope for another development that could bring more of a commercial or entertainment focus to this key riverfront location.

First and First West housing proposal that was scrapped. This looked identical to the Axis Lofts project in Indianapolis, shown below.

A few updates from some projects in Iowa City.

The Hieronymous Square project is all but completed. It contains an Element Hotel, apartments, condos, and first floor commercial space. This turned out well!

This twin 15-story housing proposal called 12 E. Court has been discussed for a few years. It sits right across from the historic county courthouse, so it's ultimate approval will be quite controversial. This just seems out of scale for the context of the area and needs some design refinement. This is a 918 unit(!) apartment project.

This old building in the heart of downtown is being converted to a smaller format urban Target store.

Northside Marketplace progress from last October

The Riverfront Crossing Park is a reclaimed brownfield that is proximate to a creek that has historically flash flooded. The city acquired the properties in the flood zone, made stormwater improvements, and created a nice park in the middle of the city that will continue to have additonal enhancements made periodically.

New art piece

The park is being rung by new mid-rise apartment buildings. Two more of what's shown in the background will be built in 2020.

Taken in a season where not everything is brown or snow-filled.

Footings are being poured for this hideous monster, which is the new $50 million University of Iowa Art Museum.

The U of I Psychology and Brain Studies Building is nearing completion.

The Park Road Bridge is part of a nice, new gateway into downtown Iowa City from Interstate 80 that passes by just a few miles to the north.

And just a fewof the small, but growing skyline of the best little city in the Big 10.

A large phased mixed use project that is expected to include two multi-family residential buildings, a hotel, townhouse-style housing, retail and a building intended for senior living has been proposed.

Here is the 4-acre site they've assembled, just to the left of the roadway, which is currently a few tired old commercial strip buildings and some older apartments. This has great proximity to the Iowa River and sits just across the river from downtown and the U of I campus.

Thanks for posting all of the Iowa City development! I am UI alum -- I lived in Pentacrest Apts. my last two years there. The amount of development just around that complex is amazing.
