Dymon Self Storage is proposing to demolish the existing two (2) storey building and construct a mid-rise development that is five (5) storeys with a proposed height of 18m. The proposed storage facility building fronts onto Industrial Avenue and includes approximately 1,199 m2 (12,910 ft2) of storage space on the ground floor. An independent retail tenant totaling 750 m2 (8,074 ft2) will also be located on the first floor. The remaining part of the ground floor will consist of an interior covered, parking area as well as a Dymon reception and retail sales area (packing materials, boxes and other articles associated with self-storage).
The storeys above will consist of additionaly storage that is operated by Dymon Storage. The total self storage component will be approximately 15,129 m2(162,847 ft2) in size. The total gross floor area without the interior loading and parking space is 15,438 m2, within the permitted FSI of 2.
The massing of the proposed building has been broken up with the use of a variety of materials including glass, brick and concrete. The facades include high quality glazing along three sides of the development and varied setbacks, and ample signage. The front entrances are articulated by glass doors that are flush with the ground level of the building. The building will be designed and constructed to meet Dymon's signature look.
