Not enough tall buildings. We need more!

I'm a fan of this shot. Really captures the magic.

This one is great for an idea of the density. And, not even including the whole island, LIC Cluster, and DoBro.

Smile NEW YORK | 112 Edwards Street | 195 FT | 17 FLOORS

Project: 112 Edwards Street

Quote:
The New York City Housing Authority has filed plans to build a 146-unit apartment tower at 112 St. Edwards Street near Fort Greene Park in Brooklyn.

According to a permit application filed with the Department of Buildings, NYCHA is looking to construct a 17-story, 112,821 s/f residential building. The proposed tower will sit on a 11,500 s/f lot.

The application, which still requires zoning approval, comes as NYCHA faces possible funding cuts. In a statement last month, the agency said that it may receive $35 million less in federal aid for its projects. The possible cuts stem from the Trump administrations budget proposal for 2018. The plan calls for reduced allocations for transportation and housing. One of the worst-hit agencies is the Department of Housing and Urban Development. The department is facing a $6.2 billion cut under the plan. This amounts to a 13.2 percent drop from this year’s budget.

The tower, which is expected to be 195 feet high, will be near affordable housing complexes. The building will be less than a block away from the Walt Whitman Houses, a NYCHA building on Myrtle Avenue, and Heart’s Home USA at 108 St. Edwards. Design firm Marvel Architects filed the application for 112 St. Edwards.

Smile NEW YORK | 77 Charlton Street | 2 X 183 FT | 2 X 15 FLOORS

Project: 77 Charlton Street

Quote:
Toll Brothers has filed plans to build a 162-unit residential complex in Lower Manhattan.

According to a company representative, Toll Brothers is looking to build two 15-story buildings at 77 Charlton Street. The mixed-use property will have 208,365 s/f of residential space and 2,812 s/f of commercial space. Toll Brothers filed permit applications with the Department of Buildings for 82 apartment units in one of the buildings. The tower will replace a two-story commercial building, according to a demolition application approved earlier this month.

Toll Brothers, under the LLC Toll NY II, bought the property for $56.5 million in December 2012, according to property records. The previous owner was a certain Jon D. Packer. S9 Architecture & Engineering, which designed Rudin Development and Boston Properties’ Dock 72, is the architect of record for the project.

Toll Brothers, through its City Living division, currently has seven properties in its New York City portfolio, according to its website. This includes 121 East 22nd Street in Gramercy, 1110 Park Avenue in the Upper East Side and the Pierhouse at Brooklyn Bridge Park.

Project: 511 East 86th Street

Quote:
Sky Management, led by brothers Ben and and Jonathan Ohebshalom, is planning a 139-unit residential building in Yorkville, according to a permit application filed with the city Wednesday.

In total, the building at 511 East 86th Street would span just over 107,000 square feet, the filing shows, and would also feature 5,000 square feet of retail space with frontage on both York Avenue and East 86th Street.

Thierry W. Despont-Designed Condos Rising at 815 Fifth Avenue; See First Images of its Central Park Views
April 10, 2017
Quote:
Before there was Billionaires’ Row, there was Fifth Avenue Millionaires’ Row. From the turn of the century on up until today, New York’s wealthy have clamored for Fifth Avenue real estate because of its genteel blocks and its front-row vistas of Central Park. Comprised mainly of limestone-faced co-ops, and Gilded Age mansions, the fully-landmarked stretch of the Upper East Side between 59th and 79th streets is often known as the Gold Coast. Staunchly protected, new buildings here are hard to come by. The last major addition to these blocks came in 1999 with the addition of several stories to 838 Fifth Avenue ("Love Thy Neighbor As Thyself"). Now here to disrupt its dormancy is 815 Fifth Avenue: a brand-new condominium venture by Brazilian developer JHSF Participacoes S.A.

I don't know if this belongs here or not but...

111 Varick street is a development right next to my office. It appears to be a 26 story, mixed use but mostly high end residential (according to guys on site) right across the street from the 565 Broome Street development:

Also, do note that in the top-down shot of the site, 111 Varick is separate from the unidentified residential building immediately behind it (the one with the foundation already poured).

And of course, the crumbling, unremarkable lowrise is landmarked; another loss for worthy preservation and NYC as a whole.

More High-Rise Rentals Coming to Brooklyn at PLG's "Hello Lenox"
April 20, 2017
Quote:
Hello Lenox is bringing more high-rise apartments to humbly-scaled Prospect-Lefferts Gardens. Positioned midblock at 271 Lenox Road between Nostrand and Rogers avenues, the 15-floor building will offer a mix of two- and three-bedroom rental units when finished later this year. The project is being developed by Eli Karp’s Hello Living and is located several blocks south of their recently finished condo Hello New York and just north of Hello Albemarle and Hello Nostrand. The project was initially planned as a condominium but Hello Living’s website now says the building will contain 56 luxury rentals.

New Chelsea Rental Designed by C3D Architecture Tops Out Construction
April 19, 2017
Quote:
A 17-story rental development in Chelsea has just topped off construction, nearly a year since vertical construction began. The 55,000-square-foot building rises at 232 Seventh Avenue, near the corner of 23rd Street. The developer listed on building permits is Chelsea 7 JV LLC, and the designers are the growing firm of C3D Architecture.

Now topped off, the construction team led by Foremost Construction will begin applying the precast stone facade that C3D principal, Damir Sehic says will resemble limestone. He tells the newspaper Construction Today, that the exterior is designed to continue and align with the NYC street façade with special treatment at lower levels for pedestrians to experience.

April 18, 2017
Quote:
The on again, off-again development called Hello Nostrand at 1580 Nostrand Avenue is finally starting construction and has now revealed a new set of renderings showing its interiors, far-reaching views and possibly a new design. The tower will rise on a large development site at the corner of Nostrand Avenue and Albemarle Road and is being developed by Eli Karp’s Hello Living who first announced the project in 2014. According to the Real Deal, The Brooklyn-based firm purchased the lot for $13 million in 2014, and attempted to sell the site in 2015 for $28 million.
With permits approved to build a 23-story tower rising more than 250 feet tall, the building is poised to become the tallest in Flatbush and will offer its residents panoramic views of Prospect Park, the Manhattan skyline, the harbor and the Atlantic Ocean.
