Tough to be too creative with the density low-rises. Don't have the same height to offset the cost of something "BIG".

You probably haven't left Vancouver or did a google image search if you think the clone stamps we are plugging out is the ONLY way to do a mid-rse... despite there being a precedent in creativity right across the street at the Olympic Village, which was the point I was making. It doesn't have to cost more. The OV was expensive for a host of reasons, none being the massing or choice of cladding for the social housing.

Agreed with both sentiments. I was hopeful that the South East False Creek neighborhood would build-out more in the style of the Olympic village rather than stubby towers with townhomes at the base, but if they're all as well-executed as James, I'm not complaining

can anyone find the tallest most imposing building on the corner of main and 1st which is built right now. the supportive housing building.... it looks like the one of the smallest once it al gets built out. the whole area will look and feel amazing

The model seems to be incorrect in the massing of that social housing building.

I would think that something that is 'just boxy' without much detail in this type of model is there to show the massing limits for the site.

even if the supportive housing site is just massing, its pretty close. one thing too remember too is the onni project is 10 floors office on the main side which should be a bit taller then the supportive housing site at 11 floors so its pretty close,

either way its still going to feel dense at the street level, I drove around there today

I live in the OV on Ontario St and wonder how much those buildings just south of science world will block my view...

Does anyone know when all these buildings are supposed to get built? Exciting!

The 3 towers along Quebec street (on the West side) will be built by concert and will likely be 14, 8 and 12 storeys (going from North to South). I believe the 2 towers just west of them, lining the future park, are still on land owned by the city. I wouldn't imagine that site will be sold off for another couple years. Despite how much is happening in SEFC, there are probably close to 1000 proposed units (Pinnacle FC3 & FC4, Executive Group's 3 towers, Onni's second project on the burger king site, Bastion's 2nd tower at Opsal, Concert's 3 towers) which haven't be absorbed yet. I would guess the city will take it's time letting most of the neighbourhood build out to maximize it's value for it's remaning land.

edit: Also, I walked through Meccanica this weekend, pretty neat development. I'm not usually a fan of the more industrial-type look, but the concrete floors and steel doors are pretty cool. The units will also have 9'4" ceilings and some different customizable options, especially compared to Cressey's past projects.

Thanks for that!

If that pacel is owned by the City (not Translink), why don't they make the area slated to be park land a park already!? They could delineate that area further and sell off the remaining land when they see fit. I'm wondering if that's a contaminated site and if they will need to do further clean-up prior to selling...

Would be nice to have a bit of green space in front of my place in the next 5 years

money. The city will likely use the DCCs from Concert's project to complete the park. So it's still a couple years off at least.

I think we'll see the parcels between 1st and 2nd all get built out first, then probably the parcel on the East side of Ontario, North of 1st, followed lastly by the second North of 1st West of Columbia / East of Cambie.

I think exact timing remains TBD.
