AIMCO files plans for 61-story Brickell apartment tower

While Miami market watchers are fretting about a potential rental oversupply in the coming year, apartment builder AIMCO is chasing an ambitious redevelopment that would bring nearly 900 units to Brickell’s bayfront.

The Boulder, Colorado-based real estate investment trust just filed plans to redevelop the aging Yacht Club at Brickell rental building, located at 1111 Brickell Bay Drive, as well as build a new 61-story apartment tower.

According to plans filed with the city’s Urban Design Review Board, AIMCO’s redevelopment is split into two stages: first, the Yacht Club’s existing 32-story apartment tower would get a facelift with new paint and finishes, plus a new pedestrian walkway along Biscayne Bay.

The real work begins in phase two. AIMCO would demolish the property’s garage to make space for a 690-foot residential tower with a triangular footprint and 572 residential units.

Miami to review major projects in Brickell, Edgewater and Coconut Grove

All three applications will go before the city’s Urban Design Review Board on Nov. 16.

In the largest project, AIMCO Yacht Club at Brickell, an affiliate of Denver-based AIMCO Properties, wants to build a 61-story tower and renovate an existing building at 1111 Brickell Bay Drive.

The project would total 1.61 million square feet, although that includes the existing 32-story apartment building of 634,081 square feet. Including both buildings, the 2.41-acre site would have 750 residential units, 258 hotel rooms, 15,486 square feet of retail and restaurant space, 961 parking spaces in an 11-story garage, an amenity and pool deck on the 13th floor, and a pedestrian walk along Biscayne Bay. The design by Stantec would have several areas where the bay would be visible from Brickell Bay Drive.

AIMCO spokeswoman Cindy Lempke said the project would be rental apartments. It has not decided on a hotel brand.

“The project is in its very preliminary stages,” Lempke said. “The end of 2017 would be the earliest we would expect to break ground but that is only a projection at this time and will depend on economic conditions.”

The 61-story tower would have 572 apartments while the renovated tower would have 178 apartments and all 258 hotel rooms. The renovations would include floor-to-ceiling windows and glass balconies. The retail space would be along Brickell Bay Drive while the restaurants would overlook the bay.

^ Good news . This should fill in the skyline nicely since it's also just one block from the proposed Foster twin towers.

Aimco Files With FAA To Build 751-Foot Apartment Tower At 1111 Brickell Bay Drive

NYSE-listed Aimco is requesting FAA approval to build a tower on property they own at 1111 Brickell Bay Drive.

According to the filing, the tower would rise 751 feet above ground. That is slightly taller than plans that they had submitted to Miami’s UDRB earlier this year.

The project was approved by the UDRB in December, but Aimco was only granted a waiver for a 30 percent reduction in parking, instead of the 50 percent they had requested.

Aimco’s plans submitted to the UDRB included a 690-foot, 61-story apartment tower. It also called for the renovation of an existing building at the Yacht Club at Brickell into either apartments, or a mix of hotel and apartments.

Isn't this directly across the street from Panarama Tower? If so, it'll block views for a good amount of units there....

Aimco Making Public Benefits Contribution To Build Bigger Tower At 1111 Brickell Bay Drive

In order to build a bigger project, apartment developer Aimco is paying up.

The developer requested approval to build a 61-story apartment tower at Brickell Bay Drive, with 897 apartments. The proposal is much bigger than permitted by zoning code for the property.

The proposed FLR of the project is 1,613,072 square feet, where 1,156,001 is permitted (a difference of 457,071 square feet). The 61-story height is also taller than the 48-stories permitted by right.


To gain approval Aimco has agreed to make a public benefits contribution, according to a Final Decision of approval recently issued by Miami’s zoning office. Under the Miami 21 zoning code, a developer may make a contribution for bonus density and height.

Aimco Still In Court Over Approval To Build Miami’s Tallest All-Apartment Building

NYSE-listed Aimco wants to build a massive apartment tower in Brickell, but still has no clarity from a Miami court on whether construction can begin.

Last month, Aimco asked Miami’s 3rd District Court of Appeals to step in and issue a ruling on a lawsuit in a lower court filed by a competing developer, but Aimco later voluntarily dismissed the appeals court filing. The case is now still pending in the lower court.

In May 2017, Miami Planning & Zoning officials approved a proposal by Aimco to build a 61-story tower at 1111 Brickell Bay Drive, as part of a redevelopment of the company’s Yacht Club at Brickell which is an existing apartment complex.

In November of last year, a Florida East Coast Realty affiliate filed a lawsuit, asking a court to overturn the city’s approval. FECR was in the middle of developing the 85-story Panorama Tower with 821 apartments across the street, and Aimco’s new tower could potentially block views from some apartments at Panorama.

FECR’s lawsuit is a Petition for Writ of Certiorari, challenging four waivers granted by Miami Planning & Zoning officials:

A waiver granting a 30% reduction in parking spaces compared to Miami 21 zoning requirements at Aimco’s new tower (up to 50% with payment to a parking trust fund) – FECR’s lawyers argue that it will cause an increase in drivers circling to find scarce parking, increasing traffic.
A 10% extension in floorplate above the eighth level, from the 180 foot maximum under Miami 21 to 198 feet

A waiver in setback above the eight floor from 30 feet to 27 feet
A 10% reduction in the minimum setback between two buildings, where normally 60 feet is required


Aimco has received approval from the FAA to build the new tower at 751 feet above ground, or 755 feet above sea level. If built at that height, it could become Miami’s tallest all-apartment building (Panorama is Miami’s tallest building at 868 feet above ground, but includes hotel and office space on the lower levels).

TWJ was in the process of developing Panorama Tower across the street, and some views could have been blocked by the proposed Yacht Club tower.

The case was eventually sent to an appeals court, which ruled in favor of the City of Miami last month.

Also included in the project will be new retail, a parking garage, and redevelopment of the existing 32-story Yacht Club At Brickell.

In December, Panorama Tower representatives told The Next Miami that over half the apartments in the 821-unit building had already been leased, just six months after opening.
