It's so great to see the old Rault building looking good after so many years of neglect. I'm hoping all of the development in the area helps 1010 Common attract more office tenants. There's enough space for a major operation should someone want to relocate a headquarters to the CBD.

Next on my wishlist for the area is that little row of two story buildings on S. Rampart past Gravier. Could make for a nice set of shops and restaurants with maybe some upper floor residential.

Roberts still needs to open store on st claude. they take forever, but some type of grocery would be neat. maybe a trader joes or something

You'd have to provide parking for any grocery located there. Not sure there's enough room on the site for 200 apartments and their parking, plus a grocery and its parking, without exceeding the height limits of the neighborhood and causing traffic problems (why is Melpomene still one-way??)

That said, I think a Trader Joe's or Aldi might be a good fit. They ship everything to a distribution center first, so they only have one truck visiting each store on any given day that brings everything. A regular supermarket has that, plus tons of other trucks for produce, beverages, alcohol, frozen items, etc. In comparison, TJs or Aldi is a pretty low-impact store, even moreso if you have lots of customers walking there.

Certainly a grocery should be included in the Trade District planned for across the street, if not right here on the Schwegmanns site. I think it'd be cool to see a local player like Breaux Mart or Langenstein's open in the area. A company with smaller store footprints that knows how to work sensitively in a tight, historic neighborhood...

Once these waivers and new zoning are in place id suspect a deal with the developers can finally be signed. City council should sign off on this next month or so... so this looks good for getting a deal together by the end of the year.
