wow that looks really nice
i did like the old design aswell but this looks a lot more modern.

Lets hope some more businesses locate around the airport aswell. I could see a nice little airport district emerging in the rural areas.

Looking good Zagreb

Adjacent to the airport is a huge residential suburb called "Velika Gorica". Slightly north of this is "Buzin" which is a commercial zone with a few business parks up and running. This area is expected to grow into a large commercial & retail zone. There is an interesting clip on a major project that is planned that will incorporate a transport hub if I can find it to add here.

Planned tower by Israeli firm GTC .....

AVENUE PARK
Slavonska avenija, Zagreb, 10000, Croatia
47.000 m2 of business space

Location
Excellent office complex comprising a tower and 2 horizontal office buildings located at city’s main East-West artery – Slavonska avenija, within the new business district and situated on the edge of new residential zone.
The complex is close to major bus lines. Access by private transport is excellent – the site is located in vicinity of two major intersections which provide access to and from directions city center, East, South (including airport and new bridge) and West. 600m south of Vukovarska, 10 min car ride from the very center of the town.

Therefore, the site provides ideal access to all parts of Zagreb, its surroundings and other parts of the country. There are several restaurants and cafés in the neighborhood, the neighborhood currently undergoes a rapid transformation in modern urban zone.

Description
Innovative, green business complex located on Slavonska Avenija. It provides A class, western-grade quality business accommodation, fully outfitted in accordance with the building standard. The buildings are arranged in L-shape. Tower comprises approx. 22.000 m2 over ground + 21 levels, while two horizontal wings comprise 13.000 m2 and 8.500 m2 respectively. The buildings are constructed of concrete with combined aluminium-glass curtain wall façade. The entire complex amounts to approx. 47.000 m2 of business space. It also includes 4 levels of secure underground parking places. The ground floor areas host cafes, restaurant and other amenities, as well as additional retail and conference space. Completion of phase 1 due in Sept. 2009.

Flexible western grade office complex designed in accordance with modern office requirements. The project pre-defines the external walls and stairways as the only limiting factor in terms of partitioning: the interior layout is completely tailored to suit the tenant’s requirements - open plan or cellular accommodation with rooms defined by the tenant. The courtyard is occupied by unique park, which adds to the pleasant working environment and makes this spot a true new landmark. Top of the line offices at fair price.

Office accommodation located in the wider center of the city, featuring secure garage car parking. Typically, the finish includes heating and air conditioning, carpet floors, lighting and light partitioning walls within the standard ratio. Efficient layout, excellent natural light. Facilities including kitchen and toilets are provided on each floor.

The area hosts Coca Cola, Ernst&Young, Tomić&Co, Ministry of Interior, Societe Generale, Siemens, Agrokor, World Bank, Pfizer, Deloitte&Touche, many government offices and other small and international businesses.

Realy nice!

I hope that the Zagreb realize the big projects like Airport and all the nice and high Towers ASAP. It would be sad that Ljubljana (Slovenija) or Belgrad (Serbia) do this before Zagreb. Regards from Italy!

voting is planned for this autumn, but they'll probably delay it because that's how things are going here in Croatia

Some good news on the progress of Tower 123.

Croatian financial portal business.hr reported early this week that Tower 123 has received final development approval by the City of Zagreb.

The project is being developed by 'Consultants d.o.o' which were formerly the property development arm of Hypo Alpe Adria Bank.

Currently financing of the project is the next stage with anticipated construction hopeful to begin sometime in 2010.

Currently the commercial market in Zagreb is strong with vacancy levels of grade A and B office buildings standing at less than 6% indicating strong potential for property developers with increasing demand for new large office projects.

Some renders of the proposed tower ....

ok, few updates, was away from this forum for a while, lost my password

anyways, here is update on Arena Center - massive shopping mall on the outskirts of Zagreb, well outskirts is a bad word, it was outskirts few years ago, now it is becoming a new city center, as many projects are planned for the area.

Thanx NikolaZGB who took these pics nad a forum link http://www.skyscrapercity.com/showpo...postcount=1242

bit about the project.

Quote:
Arena Center is a new, technologically highly advanced, shopping and entertainment center in the region. The Arena Center project is worth 244 million euro and will have 175 000 square meters (1.883.684,32 square feet). The design of the center is a result of successful cooperation between domestic and international architects UPI-2Ma and Design International. It’s a complex with uniquely wide range of offered services that comprise shopping, sport, cultural, and other engaging activities.

This shopping-business center will include ten big stores, 200 small and medium storehouses of foreign and local company's, Interspar hypermarket with 10 000 square meters (107.639,10 square feet) CineStar Multiplex Cinema with nine projection halls of which, one will be equipped to present 3D movies. Furthermore, the Center will have many entertainment facilities and a garage adjusted for more than 3.000 parking lots. The Sport Arena and the shopping mall are going to be linked by a large piazza with many amenities like coffee shops, restaurants, fountains, and a green area. The open area is also a cohesive element of the city center project and will denote a new midpoint of social life and a meeting point for that part of Zagreb.

Arena Center along with a multipurpose sport stadium Arena Zagreb is about to form a new city center, architectural-urban model that will in a harmonious way unite different buildings and features that one usually comes across in a real town center. Modern architects and urban planners have predicted that city centers will become a development model in only fifteen years.

Therefore, the new city center will represent the most significant architectural solution in the South-West part of Zagreb, and at the same time it will greatly influence the development of modern infrastructure and municipal network of that part of town. Zagreb will have a new city center that will be very dynamic for 24 hours a day and will represent a development model for the twenty first century. http://www.arenacentar.com/en/concept

and from the air

Interesting project that might or might not be built, i can't say with any certainty as investor is keeping quiet, what ever the case a proposed project consist of 2 36 story towers around 135m tall, 79.110 m2 project (110.860 m2 gross area) would cost in region of 120 million euros.

project consultant firm is well known firm that has developed few larger projects in Croatia already. http://www.stimar.hr/index.html

firm in question is responsible for some major future projects, a 5* 17 story hotel in central banking district, a 140m office tower and residential complex adjacent to the Arena Complex is also under development both developments with Norwegian investors who are financing both projects in tune of 300-320 million euros. If this project goes ahead it'll be the tallest twin towers in Croatia once completed.
