Yay!! Good time to be moving into Sac too... I really like the way the L Street lofts are looking. From Bob Shallit's article in today's Bee:

Eat up: Another retail complex with, yes, another upscale eatery is being proposed for downtown's trendy 16th Street corridor.

Developer Johan Otto and architect Lynn Pomeroy are behind the "L16" project, a single-story, 13,000-square-foot building planned for the northeast corner of 16th and L streets. It's currently the site of a privately operated parking lot.

"We have some offers on the table" with potential tenants, says broker Mark Cordano, who began shopping the space a couple of weeks ago.

Interest is high, he says, because "it's one of the best locations downtown" -- at the intersection of two busy streets that connect to "high-income neighborhoods" in east Sac and Land Park.

Cordano says finding restaurants for the project won't be hard. Getting retailers is a bigger challenge.

When downtowns rebound, Cordano says, "typically you get the restaurants first, then shopping comes second."

though love reading his articles because it sorta confirms many of our rumors.

Here's a scathing article about an unrelated story of the developer of the North End Lofts that I believe Serg posted pics of earlier. No I see why that project was hung up for so long.

That could explain why the E Street Building is still an empty lot. Johnson is developing that project too.

Seriously? A ONE story building for one of the best locations in town? BORING! Some more apartments/lofts/condos would be a perfect fit for the site.

Township 9

TowerDistrict has hit on this project several times... here's the current
rundown from the draft EIR that was just finished up.

This a mixed use development is called Township 9 and would be located
just to the north of Richards Blvd. on 65 acres. This proposal has two
development scenarios. Scenario A would have approximately 2,981 housing
units and 146,194sf of neighborhood retail and restaurants. Scenario B would
develop 839,628sf of office use (instead of residential) on the proposed lots
facing Richards Blvd. and reduce the total number of housing units to 2,350
.Plan B would also include 146,194 of neighborhood retail and restaurants
justlike plan A.

Township 9 would have apartments, condos, townhomes, and live/work units
and the building height for the site would range from 2 to 15 stories with a
maximum height of 180 feet for the residential unites and 235 feet for the
office. There would be five or six structures that would be 15 stories and
would be located along the Riverside Parkway. When looking at the rendering
above, you can tell which structures would be 15 stories by the shadows
they cast (the shadows are going the wrong way, being that the sun rises
and sets to the south).

The project would also include space for a transit station and tracks
forfuture Light Rail construction.

awesome!! thanks for posting that. it looks like they're ready to move on this project - clearing out the former tenants, finishing up the EIR, etc.

are my eyes playing tricks, or does 7th street dead-end and turn into a pedestrian-only plaza? i'm loving the riverfront pavilion idea!! it would be cool for various points along the river to feature small pavilions like that.

i'm liking what i see so far. i'm curious to see how parking will be managed.

I'm so glad this area is being redeveloped. But, I can't help but think of what that area used to be...especially the riverfront area around 10th St.

No...this is a separate project that is North of Richards Blvd and South of the American River. The Railyards are basically Downtown.

I'm still trying to learn how to post pictures. I couldn't do it last week but I'm trying again now.

I set up an account at imageshack (thanks, foxmtbr) and I'm going to try posting again now. Please someone let me know if you can see this picture or not. When I tried posting a pic to the forum last week *I* could see the pic on the forum (and I still can) although apparently nobody else could.

I'm not posting this for "oooh" and "aaah". Just want to see if I'm able to post a pic now.

This was sunset in Rancho Cordova, a week ago. The building at the bottom is the former HomeBase store at Folsom and Sunrise.
