I think Crawford is talking about a site on the east side of Madison between 52nd and 53rd streets.



Google usually grays out buildings when they're being demolished.

A sidewalk shed permit has been issued for 501 Madison.

the buildings are usually grey because they never got around to re-modelling them in colour, when the colour buildings update came out, as they were being demolished.

I wasn't referring to that site.

There's another site on Madison in the 50's that will be a residential-hotel hybrid. I'll say nothing else until I check with my contact (no idea if this is public yet).

Nothing to go crazy over. Won't be a supertall or anything, but will be tall and very expensive.

I hope that none of the prewar buildings are razed for this project. That would suck.

I wouldn't mind seeing 477 Madison come down. However, my guess would be either:

the little townhouses on the northwest corner of 54th and Madison;
the litte brick office building on the northeast corner of 55th; or
477 Madison.

It's listed as 610 ft. with DOB, and DOB only lists to highest occupied floor, so probably 640-650 ft. or so, depending on roof configuration.

I think there's a lot of wasted space near MoMa. There are too many low rise buildings in that area. One famous empty lot that we have all come to know and love, for what will sit there ONE day. But other than the the Verre site, there's much more development in this area that could occur. But I can understand why there is little to no activity in this area, because most projects face the same thing that the Tower Verre faced. Lets hope for a minimum 600 solid footer at this site.

An article in the 16 Feb 2012 NYT states that Enrique Norten is designing this tower. The filings thus far are by SOM, however.

Barry Sternlicht’s Starwood Capital and New York investment-development firm Tribeca Associates plan a $400 million, 45-story tower across the street from the main entrance to the Museum of Modern Art. It will include a super-luxury hotel on floors 4-12 and condo apartments on floors 14-45.

The 340,000 square-foot project, erected by powerhouse Tishman Construction — which is managing construction of both 1 World Trade Center and 4 WTC — will also include 29,000 square feet of library space on lower floors to replace most of the Donnell’s, a division of the New York Public Library. Although execs at Starwood, the lead partner, declined to comment, both our sources and recent public filings indicate that things are set to move rapidly. For one thing, the NYPL expects to have its new space finished by 2014 and move in the following year, according to Library spokesperson Angela Montefinise. For another, Starwood and Tribeca have moved swiftly to tee up the job. As previously reported, they bought the purchase contract from Orient-Express Hotels, which originally planned to buy the site from the NYPL, in July 2011 for $67.4 million.

Although Enrique Norten has been reported to be the design architect, numerous Buildings Dept. filings show the architect of record is Skidmore Owings & Merrill’s TJ Gottesdiener, who didn’t get back to us. (Such collaborations are not unusual.) And what the tower will ultimately look like is still unknown. An earlier rendering by Norten that popped up on websites was taken down months ago — the latest example of a not-final image posted prematurely on an architectural firm site and picked up by blogs.

Tribeca-Associates-Hotel-rendering.jpgTribeca Associates and Starwood Capital closed on Midtown's former Donnell Library site last summer, and they've been prepping behind the scenes ever since. Now the Post reveals that foundation excavation could begin next week. So what can we expect out of this $400 million project?

Floors 4 through 12 will be a luxury hotel, and floors 14 through 45 will be condos. On the lower floors? 29,000 square feet of library space to make up for what the NYPL has lost from the Donnell. The NYPL wants that space ready for a move-in by 2015, which means the building could go up quickly. Enrique Norten and Skidmore Owings & Merrill have both been linked to the project, but we still don't know what it will look like. The rendering shown at right is just an early one, but we're keeping it on file until we see something newer. (Hint, hint.)
