Residential Tower in Fort Lee, N.J., Begins Leasing

For the last two years, drivers stuck in traffic on the George Washington Bridge have watched a slender bluish tower rise at the edge of Fort Lee, N.J. Now, they might have a better way to stay put: They could just live in it.

Leasing began last month at the Modern, a 450-unit rental near the entrance to the bridge. The 47-story tower — the first of two identical buildings planned — dwarfs the surrounding structures, offering residents in the penthouse floors unobstructed views of the Hudson River, the New York City skyline and the green canopy of northern New Jersey, along with Westchester and Rockland counties.

Monthly rents at the Modern start at $2,105 for a studio, $2,700 for a one-bedroom and $3,925 for a two-bedroom. Prices have not yet been set for three-bedrooms or for any of the 78 units located on the top eight penthouse floors. New tenants will get two months’ free rent when signing a 14-month lease.

Some pretty cool drone flights. (those things are as fascinating as scary, anybody with one of this would be able to enter to your apartment via the window, or see you through it, no matter how high the apartment is)

The first one is newer (from mid october) but does not show that much of the building or the area.

I think that Hudson Lights would be more interesting as a project, since they want to make a more pedestrian friendly, urban environment.

There are no pics at street level, but watching at those drone flights, The Moderns looks pretty sterile facing the street, looks that the street wall is made up of that huge parking structure.

Headlining Fort Lee's upmarket revamp is the giant, mixed-use project Hudson Lights occupying 8 prime acres.

Ground Broken For The Modern’s Second Tower At 100 Park Avenue, Fort Lee

Residents of Upper Manhattan, particularly Washington Heights and Inwood, will soon see something new rising across the Hudson River. On Monday, groundbreaking was held for the second tower at rental development The Modern, located just a bit south of the George Washington Bridge at 100 Park Avenue in Fort Lee.

This 47-story, 496-foot, glass-clad tower will be a twin of the existing tower, which has been open for years now and is located even closer to the bridge at 800 Park Avenue (formerly Martha Washington Way).

Sitting in between the two towers will be a nearly two-acre public park with water features and walking paths developer SJP Properties says will be “reminiscent of Central Park in New York City.” A 7,000-square-foot restaurant will be in the park and will have both indoor and open-air seating. There will also be a 13,000-square-foot building to be donated to the borough for use as a public theater and museum.

As for the residential amenities, SJP says they are “unprecedented in New Jersey, rivaling those found in Manhattan’s most competitive luxury residential buildings.” Indoors, they include a fitness center, a separate yoga and Pilates studio, a spa featuring a community sauna and massage services, a lounge area available for catered events, a screening room, a golf simulation area, a “tween” room with a Nintendo Wii station, and an internet lounge with snack, where residents can hook up their laptop computers to available Wi-Fi and printers.

There are some serious development site assemblages near these towers. I suspect we'll get more Fort Lee skyscrapers in the coming years.
