At least the kitchens are open. I can't stand newish condos with closed in kitchens, terrible idea.

Any indication on the $/sf for this building?

The penthouse plan struck me as a repetition of the regular unit below, without any structural changes to the building (column and wall placement) to accommodate a significant variation in unit layout for the penthouse. That's where the problem lays.

Brought several buyers through Tate-on-Howe over the last couple of weekends.

One bed suites at around 575 sq. feet are going for just under 400K on average. There are a ton of different floor-plans, many are very odd in shape.

Finishes are VERY high-end, all appliances are Miele and the fridge and dishwasher are fully integrated. Kitchens are by Eggersmann via Inform Interiors with quartz countertops.

A couple of issues with this project from a Realtor's perspective, lots of small floor-plans usually mean a high percentage of tenants. Merrick is one of my least favourite architect firms, I find their designs very dated and rather 90's, see Laguna Park by Stanley Park. Paul Merrick peaked in the late 80's with projects like Cathedral Place IMO. That said, the lobby and common areas look outstanding!

Fully agree with those who think curves and the whole design for that matter look dated, to me it's horribly dated now and it's not even completing until 2017!! I also agree that the glazing looks terrible even in the renders but, too me, this is typical Merrick and the reason I don't like their designs.

Yea I like that better. The podium is much beefier... What is the little glass building on the corner

Also, I noticed they took the big banner down on the sales centre as well as painted over the Tate sign on the big red wall. What's that about? They changing the name?

True enough. but nonetheless I hope there's some good planting (camellias, rhododendrons, cypresses, you name it) that will go with this.

I spoke with saleswoman today and they are 1/3 sold, and they plan on a July start

Can someone change the title to Tate on Howe

No visible changes to the site whatsoever. Other than the restaurant and dispensary closing everything is the same. People are still living in the apartments on the sooner. I can't wait to see that get plowed down!!

Site is all fenced off except where the sales centre is in the office building. Demo has started on the rest of site
