Project: 410 West 126th Street

What its replacing:

Permits have been filed for a new sixteen-story mixed-use building at 410 West 126th Street in Harlem, Manhattan. Located between Morningside and Amsterdam avenues, the corner lot is one block away from the 125th Street subway station, serviced by the A,B, C, and D trains. It is also three blocks south of St. Nicholas Park, and four blocks north of Morningside Park. Jianhui Hu of Columbia International is listed as behind the applications.

The 169-foot tall structure will yield 128,542 square feet, with 68,496 square feet allocated to residential space. The application filed allots 59,460 square feet to commercial space, and 586 square feet to a community facility. 92 apartments will be created, averaging 745 square feet apiece, indicating rentals. The building will include 47 enclosed parking spaces. Peter Poon Architects will be responsible for the architecture.

If American cities and suburbs had adopted a more Canadian or Vancouver style emphases on high rise residential scattered throughout low-rise suburbia, that US number could possibly be doubled.

I completely agree. Frankly many US suburbs are simply too spread out to form cohesive neighborhoods with mixed densities. Many Canadian cities have "dense" suburbs (I use that term loosely) with less distance between buildings in general and a road network that isnt directly opposing high rise development like American suburbia. Often they are integrated into the larger city more effectively compared to many American counterparts, excluding cities like LA or San Francisco. I don't know the feasibility of a Mississauga-like region in the suburbs of Chicago or New York that is half an hour+ commute from the city center.

It's all zoning and catering to the Baby Boomers vision of a white picket fence on half-acre lot. Millennial these days don't want that crap, and hence the birth of the whole YIMBY movement.

They seek affordable housing and one day to deliver is to utilize economies of scale and to have a greater number of units on a particular lot.

Designed by JCJ Architecture, a new housing development will soon take shape in Manhattan’s East Village. Located on an interior lot at 270 East 2nd Street, the property was commissioned by Barrier Free Living, a New York-based non-profit that provides temporary and permanent housing for adults with significant physical disabilities. The new development will provide both housing and support services for survivors of domestic violence with disabilities.

270 East 2nd Street will replace the organization’s existing facility, introducing 65,000 square feet of housing, administration offices, a private garden, and a 9th floor terrace. In total, the development will support 74 individual apartments.

From outside the building, the structure’s unique massing incorporates shifting floor plates that rotate slightly from the ground floor to the roof level.

Construction should kick off in 2019 with an expected completion date by 2021. The total project cost is estimated at $30 million.
