The number of completed projects (on which construction has stopped, including internal works, and the building or structure is occupied/open) has decreased from 14 in February 2016 to 6 now.

- The number of projects under construction (on which construction activity has begun, in the form of diggers, of drills or of cranes etc) has increased from 70 to 77.

- The number of projects which are 'Shovel Ready' (on which construction has a high chance of beginning by the next Update in three months time) has remained the same at 26, this is despite 7 projects moving up into the "Under Construction" category - indicating that the pipeline flow is healthy (you really do ideally want the Shovel Ready category to remain the same because it means that while some projects move up the list into construction, some move into being shovel ready which means that number U/C stays constant.

- After a long period of dramatic increases, the number of projects Approved has finally only increased by +1 this term. 9 projects have moved UP the list into the Shovel Ready category - so again this is more evidence that the pipeline is nice and healthy. The last year or so has been quite worrying as we've had a tonne of projects move into the Approved category with not many advancing from being Approved to being U/C or at least site clearance/shovel ready. This indicated a block in the pipeline and an unwillingness from developers to actually build what they had approval for. Luckily, this blockage appears to have been cleared and we've got a pretty steady flow into Construction going now

- Projects holding a planning application which hasn't yet been approved stands at 56, up from 47 in November. This is the biggest increase, and comes from large-scale schemes like Owen St and Circle Square (where each block/tower is counted separately) gaining planning applications.

- The number of "Red" projects (those which are masterplans or visions without a planning application, not including framework applications) has increased from 42 to 45 now. There have been two new large-scale masterplan schemes announced this term: the first at UX Manchester in Strangeways and the second at Deansgate Central Sky Park. Of course, without planning applications, it's going to be years before these schemes start construction however it's good to know we have projects being planned into the long-term which can start once our short-to-medium term projects have completed.


So here's the graph. That "planning app bubble" I spoke about in February is still happening.... there are a lot of planning apps but not as much construction. This could be a good thing in indicating a healthy pipeline but it is almost double the amount Under Construction.... we really need to start getting some of these moved up into construction. The number of "UP" projects remains high at 62, meaning there is a lot of upward movement (i.e. projects gaining approval and projects starting construction) but maybe not as quick as we'd like. This could be down to a variety of reasons - for instance I've heard rumours that Manchester City Council are currently over-ridden with planning applications so they're palming some applications off to Salford City to deal with. They even told Renaker to hold off submitting an application a few months ago because they were swamped. There's also rumours of a Greater Manchester concrete shortage but I don't know how true they are.

Number of NEW projects has remained constant. Between November 2015 and February 2016 there were 30 new projects announced, that remains the same between February 2016 and now. There are 62 projects U/C.







This hasn't been a record-breaking 3 months but I don't think anybody can deny that it has felt like one. Renaker hasn't hung about in submitting a planning application for their Owen St towers, which should actually be Under Construction by the time I do the next update in early August 2016.

X1 have started construction on Phase 2 of their scheme in New Islington; while at First St Number 8 has also begun construction and will become the headquarters for Gazprom Energy upon completion. X1 has already started construction on phase 1 of their MediaCity scheme, but now Phase 2 (also a 26-storey tower) has started construction as well.... also in Salford Quays, Amstone have begun building Phase 1 of their Clipper's Quay scheme and Ordsall's regeneration has started in earnest with 207 apartments at Bridgewater Point having started construction as well.

In what has been a blow to the number of apartments U/C in the City Zone, the Angelgate scheme behind Victoria station has actually moved down out of the construction section: this is due to a squabble between the developer and the contractor, but should be resolved soon meaning construction can restart. Other schemes starting construction soon include the Axis Tower; X1 The Gateway at Salford Quays; 47 Houldsworth St and Manchester Life's two schemes at Leaf St and Royce Rd in Hulme. Also phase two at Stanley St and the Angel Gardens Tower are all anticipated to start construction before August.

Approved projects this quarter include the Airport redevelopment megaplan: involving the demolition of Terminal 1 and the total rebuilding of Terminal 2 to offer capacity for 50 million passengers at Manchester Airport. Oxygen Tower (31 floors, 343 apartments); The Crescent (24 floors, 405 apartments); and Gore St (21 floors, 375 apartments) have all gained approval alongside numerous smaller projects such as 142 apartments at Gresham Mill in Ordsall; 86 apartments at DeTrafford's City Gardens scheme in Hulme and the Salford University School of Engineering.

We now have planning applications for the Exchange Court Tower (44 floors, 350 apartments); Owen St towers 1, 2, 3 & 4 (62, 43, 48 & 52 floors, 1,300 apartments); Affinity Tower (33 floors, 318 apartments), the entire Circle Square masterplan (390,000sqft of office space, 677 apartments and 1028 MSCP spaces); and Exchange Quay (23, 15 floors, 45 bedroom hotel, 132 apartments and 14,000sqft of office space) - as well as numerous other smaller applications totalling about 70,000sqft of office space; about 1000 apartments and 300 hotel rooms.

Development Map

Now, because that's a heck of a lot of information, why don't we look at something which quantifies it in a form we can all agree with? Maps

Here's my Manchester Development Map, which is now a "Featured" Map on Google, and has had over 11,000 views after being featured in Place North West a few months ago.

A student at Manchester University also asked me if he could use it, alongside a few quotes from myself, in his dissertation - which he handed in the other day. Good luck to him!

I've since updated the Development Update so now a lot of the clickables also include pictures of the developments proposed. My plan for this map is to make Manchester's development and planning process more accessible not only for us on here, but also for the general public. A lot of the comments I've had back from the map have said how easy it is to finally find out "what's being built next door". I think more people should be engaged in Manchester's development so this is one way of achieving that.

Work is continuing on the Metrolink's Second City Crossing, enabling more trams to run across the city centre and increasing frequencies on lines across the metropolitan area.

As part of the works, St Peter's Square tram stop is expanding - from 2 platforms to 4 platforms. It will form one of the network's main interchanges betweeen trams going to Victoria (via Exchange Square) and Piccadilly.

However this means the network has to be severed in half while the work at St Peter's Square takes shape.

However, the "E" line is also having track renewals, meaning the entire branch is closed off over Summer.

I like this project. Being one of the homes of the Industrial Revolution Manchester saw dozens of giant textile mills built from 1780 to the mid 19th century. After the industry declined from the mid 20th century onwards many of them fell into disuse and dereliction
. From the 1990s though many have been repurposed and renovated as loft apartments and mixed use commercial property. This scheme will do that for another currently dilapidated mill.

The developer has submitted a planning application to transform a grade two-listed mill complex near Piccadilly station in Manchester into a £50m residential scheme, providing 201 one, two and three bed apartments.

The developer bought the 200,000 sq ft mills in an off-market deal with private landowner Shafiq Tufail at the end of last year.

Designed by Shedkm, the refurbished mills would include 200 apartments, with 126 apartments in the existing mill and a further 75 apartments in an adjacent new 10-storey building.

The cluster of warehouses is on Fair Street, Chapeltown Street, Congou Street and Baird Street. Some of the mills are linked, forming a central courtyard, which would be landscaped as part of the redevelopment.

The mills are partially occupied by a variety of businesses, including Rogue Studios which provides space for around 100 artists, alongside clothing manufacturers. However, large sections of the mills are vacant and falling into disrepair. An initial £4m would need to be spent in order to make the buildings safe.

The biggest mill is Crusader Works, built in around 1830 by Joseph Chessborough Dyer, co-founder of the Manchester Guardian Newspaper and the Bank of Manchester. The mills were initially used to produce machinery for the textile industry.

The area around the mills has been earmarked for the proposed high-speed rail terminal, which would extend the existing Piccadilly Station buildings and act as an anchor for the wider regeneration of the area.

Capital & Centric has built up extensive landholdings around the Piccadilly area of the city. Last month it emerged that the developer had bought the Place Aparthotel near to Piccadilly station, and is also in a partnership with Henry Boot Developments to deliver the £200m Kampus on Aytoun Street.

Adam Higgins, co-founder of Capital & Centric, said: “Crusader Works is one of Manchester’s forgotten treasures and has been neglected for too long. Our unique design led scheme will see the sensitive restoration of the mill using creative conservation designs to provide efficient and attractive living spaces and ensure the long term sustainability of the listed buildings. The apartments in the mill will allow its residents to experience many of the mill’s original features including the timber soffits and original brickwork and ironwork. The neighbouring new building is simple in its design so as not to detract from the impressive character of the mill.”

“Communities are vital to creating a positive and thriving home environment and we recognise the importance of providing a central place where people can come together, which is why we have invested a lot of time and energy in the design of the central courtyard area that is enveloped by the buildings. This will become a place that will allow residents to congregate and host events.”

Work is due to start on site next May with the first phase of the apartments to be ready for occupation towards the end of 2018.

Plans to make Manchester's Piccadilly station the UK's largest rail station moved a step closer yesterday as the government announced it was committed to bringing High Speed Two to Manchester.

Beforehand, Phase 1 of the line (between London and the West Midlands) had been confirmed, but now the strategic heart of HS2 (to link Manchester and London) has been confirmed.

But High Speed Two is not the only expansion planned at Piccadilly, as the diagram below shows. Currently, Piccadilly has 14 platforms - 2 through platforms which are elevated above the station, 12 terminus platforms for suburban and long-distance trains, and 2 Metrolink platforms underneath the station.






High Speed Two (HS2)

HS2 will bring an extra four terminating platforms to Piccadilly station - and will be added into a new train shed to the east (right on the diagram above) of the existing station. This area is currently an empty car park, and a back alley street (Sheffield St) will be transformed into a grand new atrium between the current station and the HS2 station. Retail, restaurants and waiting spaces will be added in underneath the HS2 platforms.


Northern Hub

The Northern Hub rail project will bring two new through platforms to Piccadilly station and will be added onto the south side of the station (on the left on the diagram above). These two new platforms will enable trains to run through Manchester from north to south, uniting not just the north and south of Greater Manchester but also helping to connect Northern England with central Manchester and Manchester Airport.


Northern Powerhouse Rail (NPR)

To complement the North-South axis of HS2, government has also proposed an East-West axis in the form of Northern Powerhouse Rail - forming a hub at Manchester Piccadilly. NPR will run from Liverpool to Newcastle and Hull via Manchester - with a tunnel underneath the Pennine Hills to Leeds. The route will run underground through central Manchester, with a 4-platform cavern station deep underneath Piccadilly.


Metrolink

Metrolink at Piccadilly will be doubled in size to four platforms and pushed further underground, underneath the atrium between HS2 and the mainline station for ease of access.


Undercroft Retail

The enormous cavernous space underneath Piccadilly station will be transformed into a retail, dining and waiting space - making good use of the enormous redbrick arches, and linking across the station's Atrium into the waiting/dining space underneath the HS2 platforms.



All in all, by the mid-2030s Manchester's Piccadilly station will be the UK's largest - and probably busiest - transport hub. Multiple different modes of transport will integrate and entwine here: Metrolink, suburban rail, regional rail, National Rail, bus & coach services and potentially even international rail. It'll be a multi-level, multi-access behemoth embedded into the very centre of Manchester.

The Metrolink Trafford Park branch has now been approved by central government, meaning it will start by Christmas, and will be operational by 2020/21.

The city has been waiting about a year for the paper pushers in Westminster to give approval for this, god only knows why it's taken so long. Hopefully a later part of Greater Manchester's devolution deal will mean we don't have to wait around for Westminster to waste our time meaning we can just get on with stuff like this!
