I'm mostly a lurker here, so I am unfamiliar with most of the formal processes of getting to the actual construction portion of the project. As a local who will be impacted by this apartment, is there anything that the community can do at this point to motivate the builder to change the aesthetics of this building?

Define "impacted".... aesthetics are usually difficult to fight against-particularly if neighbors aren't willing to work with developers. If it's the location of the parking deck and how it's screened from adjacent properties (and other "quality of life" zoning issues) you want clarified and addressed that's what the DRC is covering mostly; it's not necessarily just the first impression of the look of the design that has to be approved since Atlanta doesn't have an architectural review board (though some DRC's/SPI's try to make it sound like they are the ARB).

Your best bet is to peacefully,respectfully get in touch with the developer (preferably through your neighborhood organizations/reps), attend the DRC meetings and other public zoning meetings (if applicable), and be active in the community organizations.

This would be a HUGE improvement there. Now if they could just find a way to shrink that monstrosity of an intersection at Lenox Rd. and Peachtree...

The dotted blue lines marked as "potential long term street connections" are very interesting. Is the mall actually planning for a day when the mall, as we currently know it, doesn't exist?

I think it's more so to create an atlantic station esque open air mall.

Someone once told me that Macy's has some sort of proviso in their lease that they would always have Peachtree frontage. Whether that is actually true I have no idea -- that could be totally wrong. Even if they do, however, it seems like there would be workarounds.

That would make some sense in the design on why the park is there over Macy's instead of elsewhere on the lot.

Either way, this would do wonders for the area in general.

Or rather a return to Lenox's original state. Lenox was the original open-air mall in Atlanta.

Seconding the wow, factor. Mixed use along peachtree at Lenox would help a lot in reconnecting the area. There's still a lot to improve in Buckhead. This would be a nice addition. A little crazy they're including surface parking on the western mixed use development. I'm also curious about the multi-use trail... which i fully expect to be more of a wide sidewalk. But we will see!

Agreed. I'm excited to see this portion of the corridor filled in, but the footprints of the buildings look more like mid-rise apartments than a high rise. I'm surprised Simon wouldn't go for at least something in the 15-20 story range that's common in the immediate vicinity, especially since they dropped that office tower behind Phipps.

They might get a height bonus for proximity to the MARTA station.

Didn't Simon also get a site on the south side of the mall (near East Paces Ferry) approved for a pair of 40 story towers several years ago?

Meh...could have made so much more impact. Wish they had planned for the square footage added in the 2nd building from the beginning and built one big building. Opportunity missed, but at least it's infill, and a nicer building.
