I wonder if the 2548 SE Ankeny St project includes the gravel parking lot next door to the single story building, or just the building and its yard. I noticed a few weeks ago that there are little stakes marking out the corners of that gravel lot and wondered what was up.

Led by Homer Williams, WDA originally conjured up the project in response to a request for interest from PDC in 2014. It ended up being one of three projects selected by PDC for development in the neighborhood. PDC approved a $6.2 million redevelopment loan for the project, and the Portland Housing Bureau has also committed more than $1.1 million to help make 16 of the 54 units affordable housing.

Portland's urban renewal agency is about to enter the apartment business.

The Portland Development Commission plans to resurrect a project in Lents that caters mostly to residents who can afford market-rate rents. It's set to build and own the project after Williams/Dame & Associates – one of the city's most prominent firms – quietly decided to back out a year after proposing it.

"This project has to happen, as far as we're concerned," said Patrick Quinton, the development commission's executive director. "We're willing to step in to make sure it happens."

If approved, the 54-unit apartment project would be a first for the agency, representing the latest entrepreneurial business move by city officials worried about the long-term financial future of the development commission. Urban renewal revenues are projected to dry up after 2025 unless the City Council approved new districts.

I had been hoping, somewhat without merit, that the Geode wouldn't wind up looking like the design they'd shown of on the building placard.

NBP, which owns nearly 3,000 apartments and a half-million square feet of commercial property, has been active in recent times, including buying the Mint Urban RiverPlace apartments i n Portland and teaming up with Provenance Hotels on several hospitality projects.

For years, a lone, drab building sat closed-up and empty at the northwest corner of the intersection of Southeast 52nd Avenue and Southeast Holgate Boulevard. A "No Graffiti" sign hung on the south face of it, often surrounded by various spray-painted tags.

As of just a few weeks ago, that building is no more. And in just about a month, that long quiet corner will begin its next chapter when ground breaks on the Lenox Addition Apartments, a four-story, 64-unit apartment building that will rise from the lot.

The project comes from a development team comprised of three different investment LLCs. Erik Opsahl, managing member of Rainier Pacific, which will be the contractor on the project, said the development is a unique one for the neighborhood in a few different ways.

That looks good, I am amazed at how fast the whole Foster-Powell and surrounding areas are redeveloping. At the rate we are going with Portland, there is gonna be a need for some new neighborhood names for these new urban districts that are popping up between and in larger old neighborhoods.

Don't you think that new names would just drive prices up even more. Manhattan had a similar experiment before they actually tried to get smart about it. If a new project is in a shady part of an old neighborhood, it's the new face of that neighborhood. A new chapter. No need to disown the past in this case. Sure from a developers perspective, there's a million plus reasons to consider the change. Just sayin'.....
