Fantastic shots, Joe! Thanks for posting. I love all the AC units on top of Spire... looks pretty strange.

this view will be dramatically different when the proposed 40 story tower rises at 4th street and peachtree (lutheran church of the redeemer property).

not to mention the pending cousins tower that will hopefully rise at peachtree, north and ponce.

untimately there will be a few more towers contributing to the 'canyon effect' that's unfolding down peachtree/midtown mile.

Nice shots Joe. I have a lot of the same angles, but also a few that you didn't post. When I get some time I'll go through and upload them.

The penthouses in this building are going to be incredible.

How efficient could that be? I mean, if you're A/C unit is on the top and you're on the 7th or 8th floor, how hard is the system working?

Thrash, how interesting that you mention that...I was wondering the exact same thing! The inefficiencies involved in the inevitable loss of energy in the refrigerant lines strung over hundreds of feet for lower units, even if thoroughly and properly insulated, would be huge! I'm a civil engineer, though, not a mechanical engineer, and, this must be the best way to do it, or else some other system would be in place. One thing I'm considering is that they wanted units to be equipped with "individual", "owned" units. A building-wide chiller and boiler system has to be a more efficient way to do it.

I'll ask my future father-in-law when I see him. He's an industrial/commercial HVAC design engineer. Won't see him til Thanksgiving so I hope I remember.

When you have the side of a building an entire wall of glass, there's no where to hide it near the unit I guess, they probably don't have much choice and nobody wants them sitting on the decks (which are puny to start with).

Building-wide systems are more efficient from an energy perpsective. In fact, they are one of the things that LEED gives credit for. In condo buildings they do place the burden for paying for such services on the HOA, however, and thus assess a flat fee per unit, rather than a pay-as-you-go model. This results in higher condo fees, which, as we know are difficult. I doubt the average buyer is able to differntiate between what is included in condo fees, when comparing properties A & B.
