Drove from Greenpoint to Brooklyn Heights the other day, the amount of construction seen along the way (eg along Wythe Ave) is staggering!

The 213,000-square-foot tower designed by Handel Architects will include gardens and an indoor pool.

The buildings at 1802, 1804-06, 1808 and 1810 Second Ave. and 303-305 E. 93rd St. were purchased for $111 million in an all-cash deal from five separate sellers.

Michael Besen and Rolfe Haas of Besen & Associates represented two of the sellers, while three dealt directly with Merchants. Ido Tzaidi of Epic Commercial Realty represented Maplewood.

This will be Maplewood’s first project in New York. The Westport, Conn.-based company operates senior residences in Connecticut, Massachusetts and Ohio.
Merchants, founded by Abraham Merchant and Richard Cohn, assembled the site over a two-year period for a condominium.

Last year, GEMS Academy net leased the site for a school, but the lease was terminated after it failed to fund its security deposit, court papers show. None of the parties could be reached for comment.

Just a reminder:

Remember to set the posts per page to 25 as sometimes I base references to other posts based on that setting. This thread with that setting has 10 pages in it.

Also, its better for viewing the compilations as its more info on one page, and less pages to click on. The midrise thread has 35 pages of back to back projects with a setting of 25 posts/page versus the default. Makes for an easier browsing experience and likewise for other threads.

Nelson Management paid $51.5 million for the four-building, rent-stabilized complex known as Lafayette Boynton in the Soundview section of the South Bronx in 2011, and they just spent another $17 million renovating its 972 apartments. Now the Forest Hills-based firm plans to build two more 13-story towers in the sprawling development next to Soundview Park.

New building applications filed today call for two 217-unit buildings at 825 Boynton Avenue and 820 Colgate Avenue. Those 434 apartments would be spread across 764,552 square feet of residential space, yielding surprisingly large units averaging 1,761 square feet. That square footage could include another, yet-to-be-filed building, or it might encompass the existing towers on those tax lots.

Each building will also have 7,500 square feet of community facility space on the ground floor. 825 Boynton and 820 Colgate have identical Schedule A filings and amenities, which include fitness rooms, laundry and storage on the ground floor. The first two floors will have five units a piece, followed by 21 units per floor on the third through eighth floors, then 13 to 19 units each on the ninth through 13th stories.

There will also be an incredible amount of enclosed parking—932 spaces total. Unfortunately, the Bruckner Expressway cuts off Soundview from the rest of the Bronx, and Lafayette-Boynton is a 15 minute walk from the closest 6 train stop at Elder Avenue.

The building will hold 63 apartments divided across 59,236 square feet of residential space, for fairly roomy units averaging 940 square feet each. The apartments could be large rentals or condos, but given the market in Williamsburg, condos seem like a distinct possibility.

Retail will occupy part of the first two floors, with a 12,614-square-foot commercial component. And parts of the third, fourth and fifth floors will be devoted to 24,575 square feet of community facilities. Amenities and shared roof decks will also take up some of the second through fifth floors.

Residential will begin on the sixth floor, with four units, followed by seven units a piece on the seventh through 13th stories and five each on the 14th and 15th stories.

An underground parking garage will have 109 parking spots—an incredible number for a site just a block and a half from the J, M, and Z trains at Marcy Avenue. But they may be required because the developer chose to include a large amount of community space. In exchange for the community space, the builder gets a significant boost in floor area.

The developer is Juda Klein of Williamsburg-based Parkview Management, and he’s tapped Bryon Russell of Syndicate Architecture to handle the design. The 24,532-square-foot plot last changed hands for $4,700,000 in 2013.

What is going on with that grey paneling at Citypoint? That can't be the finished surface, it looks like half melted trash.

I think it's white and it's almost finished. Should be final. Might be a reflection of light that causes it to look unfinished, but Phase II is essentially nearing completion (exterior). Interior wise still has work to do.

Little more than half a year ago, Rabsky, a notoriously private Williamsburg-based development firm led by Simon Dushinsky, was gearing up for its own project on the site. Rabsky paid a combined $15.4 million for the buildings in two separate deals, in November and April, records show. Then, Dushinsky filed plans for a new, 129-unit rental building and sought demolition permits.

Daten plans to begin demolition in the next two months, likely prior to the closing. Kutnicki Bernstein Architects has been tapped to design, replacing Karl Fischer from the earlier proposal.

The development at 810 River Avenue between East 157th and 158th streets is the first high-rise to be built in the area since it was rezoned for developments as tall as 30 stories in 2009, 6sqft says. Work at the site has been underway since May, but first images of the SLCE-designed building have just surfaced.

The building will have parking for 40 percent of its apartments, as per zoning requirements, meaning it will sit on top of a 61-car garage. Developer M. Melnick & Co. isn't skimping on the other amenities, either. The building will have a common laundry room, gym, media lounge, recreation room, two shared outdoor spaces, and 67 bike parking spots.
