New Renderings Of Sky, 60-Story, 1,189-Unit Rental Tower At 605 West 42nd Street

No, will almost certainly happen. The UPS complex, which was even bigger, was previously on the site of this block, and was sold for redevelopment, which is why this tower rose in the first place.

FedEx will eventually sell when they get an offer that makes it worth a move.

And there are no parking spaces in the FedEx facility, nor is it clear why a FedEx sorting facility would be "important to this neighborhood".

91,000 Households Applied for 235 Affordable Hell's Kitchen Apartments

The window to apply to live in Sky at 605 W. 42nd St. ended in July and now the leasing agents are embarking on the laborious selection process, a spokeswoman for HPD said.

Qualified households making between $31,132 and $51,780 will end up paying $868 for studios, $931 for one bedrooms and $1,124 for two-bedroom apartments.


Subsidized tenants have access to a lawn and children's playroom but have to pay extra to use any of the building's three pools, the Turkish-style hammam and spa, the putting green, the full-service restaurant, the fitness club and the regulation basketball court, according to the application and reports.

The 71-story building's 939 market-rate apartments are running at around $3,000 a month for a studio, around $4,000 for a one-bedroom and nearly $6,000 for two bedrooms, according to a listing.

Construction on the $850 million project is nearing completion, according to reports, and some of the market-rate apartments on lower levels will be available in late October. Those on higher floors will be ready in the spring, a worker at Sky's leasing office said.


The 235 affordable units were funded through the state's controversial 421-a tax abatement, where developers get tax breaks for building a certain amount of affordable units.

Life Time Fitness Opening First NYC Location at Moinian Group’s Sky

The company has leased 70,000 square feet at the 1,175-unit rental building between 11th and 12th Avenues.

Called Life Time Athletic at Sky, the gym will open in March, as The Wall Street Journal first reported. A spokeswoman for Life Time declined to provide the terms of the deal for the fitness center, which will be located on three continuous floors at the base of the building.

Life Time’s new club will be comprised of three pools (including two outdoor and one indoor), a full-sized indoor basketball court, a cafe, yoga and cycling studios as well as a spa. It will be Life Time’s 120th fitness center in the country.

SRS Real Estate Partners is marketing the retail space in the building—20,000 square feet on the ground floor and 50,000 square feet on the lower level for retail space. The building is nearing completion and many residents have already moved in.

There were no brokers involved in the transaction, Life Time’s spokeswoman said. A representative for The Moinian Group did not return a request for comment via a spokeswoman.

I thought an auto dealer was going to occupy the base…perhaps I have that confused w/ another building. Seems like these 'luxury' gyms are popping up everywhere.
