1330 Carling Ave & 815 Archibald St | 75m | 24f | Approved

1343678 Ontario Ltd. is proposing a redevelopment of their lands known municipally as 1330 Carling Avenue and 815 Archibald Street in the Carlington neighbourhood of the City of Ottawa.

The proposed development is a 24-storey mixed-use building with commercial uses at-grade and 175 apartment units above. The high-rise building is designed with a five-storey podium and a tower. Outdoor amenity area is provided on the roof of the podium and is supplemented by internal amenity area. Resident and visitor parking is located below-grade, with eight parking spaces provided at grade to serve the proposed commercial uses.

OMG colour!!! Nothing earth shattering, but such a relief from Roderick Lahey's earth toned boredom in the sky.

Same architect as "O" at Zibi. They seem to like orange.

Maybe not. It could very well be rejected by the Urban Design Review Panel and Council on colour alone.

I can almost guarantee that the UDRP will ask to tone down the colour. They will also probably ask that the colour be replaced with more "traditional" hues.

This development has a very low number of parking spaces for the area: only 58 residential spaces for 175 apartment units. That is probably below by-law - not that I care, just find it interesting that they are trying to make a go of it in this area with such a low parking count.

Wow, looking at the planned elevations for this block in the first photo above, Westgate is going to be quite the concrete jungle in a few years. Bring it on!

Which is strange because the site is not well served by transit. Developers propose more parking near O-Train stations.

Hopefully Carling LRT is prioritized in the upcoming Transportation Master Plan review. Going to need some form of high order transit along here with all these projects going up.

Updated proposal (November 2020) in response to UDRP feedback.

In response to Urban Design Review Panel recommendations and comments from City Staff, several revisions were made to the proposed design.

• The building has been modified to provide a 3x3 metre corner site triangle;
• The at-grade plantings along Archibald Street have been reduced in size to improve pedestrian access from Archibald Street to the corner door;
• The second to fifth storeys of the building are stepped back approximately one metre from the corner side yard, to create visual interest on the Archibald Street frontage;
• Most of the second to fifth storey has been stepped back approximately 1.6 metres from the rear yard, to provide visual interest and improve transition;
• All balconies have been inset, so they do not project into yards or required right-of-way dedications; and
• The colour scheme for the front and corner side yard facades has been revised in response to Urban Design Review Panel comments.

Decent design for the area. If all these towers being proposed on Carling actually go up. The Carling LRT might actually start making sense.

Neat! I'm a big fan of the redesign! Nice to see some colour being applied to a design for once.

It's pretty exciting to see so much proposed for this stretch of Carling. Soon this whole area will become its own separate mini urban core. Like what was mentioned above, hopefully this speeds up the planning for the Carling BRT (or LRT).

Good updated design. Looks more modern than the previous version, which looked like a quality re-clad as opposed to a new building.
