Anyone heard any news on the Treasure Island sites around the city?
  • Hyde Park- Trader Joe's
  • Gold Coast- Base of a parking garage, part of the PD at 1130 N Dearborn
  • Lakeview- Would make for great infill on Broadway, FAR of 2.2
  • Old Town- Zoned B1-3, FAR of 3.0
  • Clybourn- Would also make for great infill on Wayne right by Lincoln Yards, though the 1986 PD allowed for only 30 townhomes along Lakewood and Webster, so it would have to be amended.

Part 1 of a future 26 part series over the next year presenting more fact about various things in Chicago. Some things we've been over on these boards. Good to get them out there in the general public. Excited to see what other articles are written over the next year:

I don't want to see Michael Reese squandered by a enormous casino. I'd wouldn't mind seeing it on the south lakefront. At SouthWorks between South Shore and South Chicago would pump money into both of those struggling communities and could unlock a lot of investment.

What people (surprisingly) aren't talking about is the fact that Southworks could potentially have CTA access. If the Metra Electric were converted to the Gray Line (as would make sense), it would easily be under 1/2 mile from the edge of the site. Additionally, the already vacant land exists to terminate the line directly at the site

^ What's there to squander?

Nobody's building diddly shit there, ever, for another 50 years.

I will refine that to 25 years.

I will happily wager money on it. Not happening

Nah, do 50... that thing is gonna be an empty lot forever. More likely to be swooped into some mandate for a Lincoln Park-esque park area(in 30+ years) than be actually developed on. There will never be enough demand there. Only way there will be is if One Central, the 78, and the South Loop in general get built out to their full potential, and that will take 50 years minimum

The 1 story warehouse/industrial building on Carpenter across from Google got a permit to get demolished. In its place is supposed to go an 8 story office building with 2 floors of underground parking. Permit says 8 stories at least, though it might be 7 in reality. New construction permit still pending but looks like it could be issued anytime.

I've been thinking a little about this. So obviously in some areas things are getting less and less affordable and that is a common problem in so many cities especially in this country right now. The hot areas and some of the solid but leaning towards more upper middle class/upper class areas might have the problem, but the city contrary to popular belief doesn't. There are still many areas with not ridiculous rents - however some of those areas are ones you may not want to go into (i.e. some are dangerous). Some aren't though. I'm curious what impact this will have on other areas. In no way I'm saying that anybody should be priced out, but that's currently the reality. Places like McKinley Park and Brighton Park for example on the Orange Line are still affordable. Will some people getting priced out currently who are looking to move soon look to some of these seemingly overlooked areas?

Might want to consider adding the areas around Pulaski/Belmont/Diversey to your potential areas. I guess Belmont Gardens? West Avondale? Not entirely sure, but definitely NOT Logan Square. At any rate, it's an area that I am now, as of Memorial Day, living in.

Instead of demolishing the Crawford Power Station why not make this the next Casino location - incredible architecture and great central location.

Too much of Crawford is already in the landfill, I fear. That's why I suggested Fisk or the Union Station steam plant.

I feel like it needs to be where downtown tourists can easily swing by, in a location easily reachable by employees living in poor parts of the South and West Sides. None of the old coalburning sites meet those criteria. A former Robert Taylor Homes site on South State might, as might something next to United Center.
