Bay St is gonna look awfully different after this project is complete.

Between this and what's developing at Pier 8...wow! City altering stuff, man. Those properties - if done properly - will fetch a handsome return.

Buy anywhere in the North-West end of the city, like, yesterday!

^Great article - give it a read.

Those early plans for the area look a little more 1967 than 1995, however.

The hearing date at the Ontario Municipal Board has finally been set for June 06, 2011. Will Marino, his family and associates be freed from the bureaucratic nightmare?

So that was about two and a half years ago... What happened at the OMB? Are we any closer to shovels being in the ground?

Simply astonishing. The level of government incompetence and departmental politics boggles the mind.

I am glad the 1995 concept didn't happen though. Redeveloping the rail yard would definitely have been a good thing, but the model shows that everything north of Cannon between Queen and Bay would have been completely changed. I like the idea of an amphitheatre, but not one that's a Greek knockoff. And that huge retaining wall is disgusting - at the west end it looks like the top meets ground level, but eastward it stays at the same height and becomes a 3-storey barrier. Graffiti artists from all over would have been drawn here.

I wonder if the model still exists somewhere. It would be neat to look at.

From the blog entry:

^I do think that the architects who built this model likely grew up in the 60s or 70s. It's weird. And yeah, what's with that retaining wall? A bit Berlin-esque.

At least they had a plan and vision. Like most plans you throw out the first one and it evolves from there with input from the public.

True. Btw, I'm not taking a shot at their age, but more what influenced them during their formative years.

You know, the more I look at that model, the less I understand it. I'm not sure which end is up.

Of course it helps if you have had input from other key city departments too.

Re: the wall... perhaps they had plans to beautify it, with a nice mural or something. Maybe an image of a lake with sailboats and marinas on the south-facing side, with a panorama of a city skyline beneath a leafy escarpment on the north.

Where's Stuart St? Where's Barton? Tiffany? Weird.

Some of them are visible, but barely and you have to look really hard. By my guess Barton is the dividing line between existing (taupe) and new proposed buildings (white, just above centre) but the whole street would have been totally removed in the giant park area with a water feature sitting where it used to be. Stuart might be right behind the wall. Bay becomes a boulevard re-routed to curve east. The amphitheatre is at the foot of Queen. But Hess, Caroline, Tiffany - all gone.

I can see why the planning dept. would not have approved. But why they didn't work together to bring forward a compromise plan is just weird (or not, considering Hamilton's reputation for dithering and mismanaged governance)

Yeah, it's a fascinating plan, not to mention being completely bizarre.

Damn, that's nice. We need more developments like this in the city. I love design.

A development like this would be amazing for Hamilton. How realistic is this proposal?

Someone should post it in the Canadian City Proposals thread.

I'm betting on this. I would be buying in the north end right now if I was in the market. Thank god they didn't build a stadium across the street.
