On the Lower East Side, SHoP has been tapped to design at least two buildings in their Essex Crossing Master Plan. Furthest along of the pair is 242 Broome Street at the northeast corner of Ludlow Street. The mixed-use building will hold the plan’s first condos and is being developed through a joint venture between Taconic Investment Partners LLC, L & M Development Partners, and BFC Partners.

Currently, the steel superstructure for the podium is complete and installation of the bronze-toned metal panels has begun on the west façade.

HPD files plans for latest Essex Crossing building at 202 Broome

The city’s department of Housing Preservation and Development filed plans on Friday for a new 15-story mixed-use building on the Lower East Side — the latest project to join the massive Essex Crossing development.

The building, at 202 Broome Street, is part of the 1.65 million-square-foot Essex Crossing development. The new building will include 83 residential units across 104,594 square feet, according to permit applications filed with the city’s Department of Buildings. The project also includes 153,819 square feet of commercial space, most of which will be a public market. The second through fifth floors will feature office space, while the market — called Market Line — will open on the lower floors.

CetraRuddy is the architect of record.

A partnership of L+M Development Partners, Taconic Investment Partners and BFC Partners are developing Essex Crossing, a $1.5 billion project that is spread out over 10 sites.

Essex Crossing’s second phase gets its first renderings

It may have taken a while—half a decade, even—to get there, but since the Essex Crossing megaproject got its groundbreaking in 2015, progress at the Lower East Side site has been swift. A walk around the Seward Park Urban Renewal Area these days reveals four buildings, comprising the first phase of the megaproject, in various stages of completion.

And as those buildings—which will bring hundreds of apartments, many of them affordable, to the neighborhood—near the finish line, developer Delancey Street Associates (a collaboration between L & M Development Partners, BFC Partners, and Taconic) is gearing up for phase two. That stage of development will comprise three buildings, bringing hundreds of apartments, office space, and the Market Line to the project.

And now, new renderings, provided exclusively to Curbed, offer a glimpse at what that second phase will look like. Isaac Henderson, the project manager for Essex Crossing, also provided some new details on when to expect these myriad buildings to show their faces to the public.

The new images show off the buildings known as site three and four, which will be designed by CetraRuddy and Handel Architects, respectively. Site four (which is all the way to the left in the rendering above) will be home to part of the Market Line, along with 263 rentals (half of which will be affordable) and office space. Site three, in the middle of the rendering, will have market-rate condos, along with more office space, ground-floor retail, and yet another piece of the Market Line.

“Architecturally, three and four are really strong—they help complete what we’re doing along Delancey,” says Henderson. “Looking at two, three, and four together, you see the culmination of taking abandoned, vacant parking lots, and replacing them with three very diverse and interesting buildings.”

This project does a lot correctly in terms of its design. That said it should simply have twice as many units. 1,800 families were evicted for the original spura development, and it's replacement is 1,000 housing units.. Obviously there are other uses brought into this project, but this is a rare kind of manhattan site that should be pushed further.

115 Delancey Street Officially Tops Out, Lower East Side

The last time YIMBY reported on the site, it had just risen above street level, back in late January. The 26-story building will include 195 rental apartments, of which 98 will be affordable. Square Mile in talks to provide $250M for Essex Crossing’s office component

The developers of Essex Crossing are close to securing a fresh $250 million in construction financing for the office component of the Lower East Side mixed-use megaproject from Square Mile Capital Management, sources told The Real Deal.

The loan from the investment manager would go toward the $1.5 billion project, which consists of more than 1,000 rental apartments, 400,000 square feet of office space and 450,000 square feet of retail space.

The development team of Taconic Investment Partners, BFC Partners, L+M Development Partners and Goldman Sachs is now beginning the second phase of Essex Crossing — 350,000 square feet of office space. The firms have been targeting roughly $460 million in debt for the two-tower office portion, and Square Mile’s loan would be part of that.

Sources said Square Mile, led by Craig Solomon, has been negotiating to be the lender for the $250 million financing for weeks and would either close the deal in about a week, or not at all.

The office towers at 180 and 202 Broome Street are slated to be built by 2020. Charles Bendit of Taconic told the Wall Street Journal last month that asking rents are projected to range from the high-$80s to the mid-$90s per square foot.

Essex Crossing’s next affordable housing lottery launches with 98 apartments

The affordable housing lottery has launched today for 98 apartments at 115 Delancey Street, which will be the tallest building within the $1.9 billion Essex Crossing development on the Lower East Side. The building is expected to open in mid- to late 2018.

The affordable units range from studios to three-bedrooms, and are available to households earning between 40 percent and 165 percent of the area median income. Rents range from $519/month for a studio (with income restrictions of $19,680 to $26,720) to $3,424/month for a three bedroom (with income restrictions between $119,966 and $182,655). NYC Housing Connect offers all the details on various income restrictions and ways to apply for units.

Residents of Community Board 3 will receive a preference for 50 percent of the affordable units. Former site tenants of the Seward Park Extension Urban Renewal Area (SPEURA) will receive an additional priority for the units.

The 26-story building—which is also known as site 2—will contain a total of 198 residential units. Amenities include a part-time lobby attendant, on-site superintendent, communal terraces, fitness room, yoga room, children’s playroom, bicycle storage and resident lounge.

As far as construction goes, 115 Delancey is in the process of getting its facade; a five-story podium sits at the base and will become home to parts of the Essex Street Market along with a 14-screen Regal Cinema theater. An urban farm will occupy the podium’s rooftop. The building will also include the first phase of the Market Line, a bazaar-like marketplace that will span three buildings.

I live right down the block on ludlow street. Class A office space will be a game changer for this neighborhood. More so if it’s a hot tenant.. An area now dominated by bars and restaurants with little office foot traffic

Essex Crossing Developers Close $260M Loan for 202 Broome Street

Square Mile Capital Management has finalized a $260 million acquisition and construction loan for Delancey Street Associates‘ planned mixed-use building at 202 Broome Street, DSA announced today.

The loan, backing a property that will become the seventh of nine separate sites that make up the Essex Crossing development to begin construction, brings the total financing for Essex Crossing to $1.3 billion. The Real Deal first reported in November that Square Mile would fund work at the site.

Two Hundred Two Broome Street, located on the Lower East Side between Suffolk and Norfolk Streets, will rise 14 stories at its planned opening in 2021 on a site that was most recently a parking lot. Its upper nine floors will host 83 residential condominium units, while floors two through five will be given over to 175,000 square feet of office space.

As if to achieve a mixed-use hat trick, the building’s ground floor will further play host to 16,000 square feet of retail—in addition to another 18,000 square feet on a basement level that will form part of Market Line, a 150,000-square foot retail complex that will connect much of the Essex Crossing development below street level.
