Karl Fischer is designing a residential building at 41-15 23rd Street in Long Island City.

Developer Isaac Schwartz is planning a new 11-story 71-unit project, according to this plan exam application filed August 9th. The development will have 52,761 square feet of residential space.

The building will be near another Fischer joint at 41-21 28th Street, which will rise 14 stories with 139 units. The developer for that project is Brooklyn-based All Year Management.

This 22-story residential building will have 116 total units, 91 market-rate co-ops and 25 affordable apartments split among two wings, connected by an enclosed breezeway overlooking a courtyard. Sales will officially launch in June 2015, with occupancy slated for late fall 2016.

Project: 45-24 Vernon Boulevard

Brent Carrier, a Long Island City-based developer, is planning a 13-story residential building at 45-24 Vernon Boulevard in Hunter’s Point, according to a permit application filed with the city’s Department of Buildings on Friday.

The site currently holds a one-story manufacturing facility. Plans to demolish the 11,200-square-foot building have yet to be filed.

SHoP Architects is designing the building.

The residential development will include 48 apartments across almost 48,000 square feet. In total, the building will span roughly 52,500 square feet and will also include a roughly 4,570-square-foot ground floor retail component. It is unknown if the apartments will hold rentals or condos.

Project: 615 Dean Street

Greenland Forest City Ratner Partners is preparing to put up another building, a 26-story residential tower, in the Pacific Park megadevelopment, according to a permit application filed with the Department of Buildings Monday.

The tower, located at 615 Dean Street between Vanderbilt Avenue and Carlton Avenue in Prospect Heights, will contain 244 apartments across 312,750 square feet. An additional 4,000 square feet will be set aside for commercial space, including ground-floor retail. Several apartments will have private terraces, according to the application. Kohn Pedersen Fox is the architect of record.

Project: 88-08 Justice Avenue

As the Asian population grows in Elmhurst, developers in nearby Flushing have begun to cater to the neighborhood’s burgeoning Chinatown along Broadway. Right next to Queens Place Mall at 88-08 Justice Avenue, one builder has filed plans for a 20-story apartment building with community space on the lower floors.

The 197-unit development will rise on a parking lot on the corner of Justice Avenue and 55th Avenue, a block north of Queens Boulevard and the Grand Ave-Newtown M/R stop. It will have 161,039 square feet of residential space, which works out to an average apartment of 817 square feet. They could be rentals or condos, as smaller condos are fairly common in the city’s Chinese neighborhoods.

The ground floor will have a lobby, bike parking, and a school, topped by three floors of medical offices. The medical facilities and school will occupy about 110,547 square feet of community facility space, or roughly 40% of the building’s 271,000 square feet. Apartments will begin on the fifth floor, which will have a shared terrace, and continue all the way up to the 19th floor.

Project: 72-01 Queens Boulevard

Piermont Properties is looking to sell an assemblage of four properties spanning 72-01 – 72-25 Queens Boulevard and 72-30 – 72-38 45th Avenue, in eastern Elmhurst, for roughly $45 million. The current owner acquired the properties for a total $25 million over the past year, and the site could accommodate a 297,000 square-foot mixed-use building. A 10-year-old three-story, seven-unit building, a 2.5-story vacant home and three low-rise commercial buildings would likely be demolished. HFF is marketing the sites,

Project: 40 East End Avenue

Lightstone Group has purchased a residential rental building at 40 East End Avenue between East 81st and East 82nd Streets for $32.5 million in an all-cash deal, Commercial Observer has learned. The seller was Emanuel Cherney, according to Lightstone.

Lightstone intends to demolish the six-story, 40-unit 1920 elevator apartment building and replace it with an 18-story, 30-unit condominium, according to Mitchell Hochberg, the president and chief operating officer of Lightstone. Amenities will include a fitness center, residents’ lounge and library, private dining, children’s playroom/game room and indoor residents-only parking.

Lighstone has tapped Deborah Berke Partners as the architect for the exteriors and interiors.

Project: 25 Great Jones Street

Second Development Services and Richport Group have acquired a new $28 million construction loan for their 11-story, six-condo-unit building under construction at 25 Great Jones Street/22 Bond Street, in NoHo, reports Commercial Observer. The project is being sculpted out of a previously half-way completed hotel structure, and BKSK Architects is designing. The $52 million project is proceeding, although behind schedule, and an opening date hasn’t been revealed yet.

Status of the Thread: First one for this compilation.

1) So far, we have 620 highrises and skyscrapers in various levels of development for the NYC core. Most of these being in the core, but some for JC and Newark.

2) Average floor height varies, but the most common is 15 floors for those classified as highrises and not skyscrapers (over 350 ft approximately >)

4) Average of about 4-6 highrise projects presented to DOB per week.

5) Almost all of these high rises are for the late 2013 - present cycle.

6) Some of these extra DOB high rises are not listed, but will once renderings come out.

The Getty is a dynamic 12-story residential building designed by Peter Marino. Located at 239 Tenth Avenue in Manhattan’s coveted West Chelsea neighborhood, this architectural sculpture is composed of eight unique homes and an art gallery. Situated at the corner of West 24th Street, the property is located in the burgeoning art district and overlooks the High Line.

Project: 117 Livingston Street

Permits indicate the building will span 120,000 square feet, with a 93,000 square foot residential component to be split between 110 apartments, for an average unit size of 850 square feet.

The apartments will sit on top of 14,000 square feet of commercial space, on the first floor, which should help enliven this rapidly-evolving area of Downtown Brooklyn. The building will also likely include a 20% affordable component, and a zoning code provision passed in 2012 allows builders in downtown Brooklyn to forgo parking if their projects include below-market units (though in reality, any development should be allowed to forego parking).

The design is relatively simple, and will certainly fit into the surrounds; at 21 stories in height, the building will be relatively short, standing well below the new 600-foot peaks of the DoBro skyline. 117 Livingston’s exterior will employ a mix of predominantly masonry on one side, and glass on the other, offering an attractive blend of contemporary and classic styles that will greatly improve a currently forlorn corner lot.

Project: 581 4th Avenue

The Rabsky Group-developed building at No. 581 will have 129 apartments and rise 12 stories at the corner of Prospect Avenue in South Slope. Fischer has also designed a slender, glassy apartment building for 302 East 96th Street, the former site of a parking garage on the Upper East Side that's being built up by Mink and Wonder Works. The building will have 48 condos spread over 21 floors, and is by far the least offensive looking of the three buildings with new renderings.

Wow, I never though I would live to see the day. A development project that has turned me into NIMBY. This is stupid, destroying a semi-charming old 40-unit building for a bland new 30-unit building.

I support occasionally knocking down the walk-up urban fabric in exchange for modern luxury units. (I would even support tearing down SOME of Park Slopes beloved Brownstons for 5-7 story flats). But, at least add density if you are going to do it. This truly is the rare case of new development making the housing affordability problem worse.

Take a gander at the midrise thread from page 1 to the last. Out of the almost 900 projects listed, some are enough to turn anybody into a NIMBY. Most are good, but I admit, some are just .

But that's the fine line when it comes to developments. Can't expect winners all the time nor the ideal site for it to rise. Sometimes, a beauty will come down for a beast. And not a good beast either.
