2 WTC is Downtown. Any tenant there would be one that wants to relocate or remain there. That's the thing about New York, it's not just a matter of being in the "central" city, there are options that all could be considered that. I have to say, being practically above Grand Central (direct access to upstate, Connecticut, soon Long Island) is probably a better location than the WTC which currently only has direct access to New Jersey. Both sites are well connected to the subways obviously. The WTC has the advantage in pricing, and quantity of space.

One Vanderbilt Moves toward Vertical Construction

One Vanderbilt’s construction manager AECOM Tishman has executed a Guaranteed Maximum Price (GMP) contract, which includes the procurement of more than 25,000 tons of domestically-fabricated structural steel from Banker Steel Company, a Virginia-based steel fabrication firm, and secured a New Building Permit from the New York City Department of Buildings.

“This series of milestones represents the most tangible sign yet that a new era in Midtown East is close at hand,” said Marc Holliday, SL Green’s Chief Executive Officer. “Not only will Manhattan’s skyline soon be getting a spectacular new addition utilizing 100 percent union labor, but the experience of going to work in Midtown East will improve dramatically. Along with our joint venture partners—the National Pension Service of Korea and Hines—we’re very much looking forward to beginning the next phase of this progress that will shape New York’s future.”


Vertical construction for the 1.7 million-square-foot, 58-floor building is slated to begin in early May. In February, workers poured 4,200 cubic yards of concrete into the foundation at One Vanderbilt, which marked the largest single continuous pour in New York City history.
Banker Steel will be erecting steel that is fabricated at plants located in South Plainfield, New Jersey and Lynchburg, Virginia. Steel erection is scheduled to begin July, 2017.

“We build New York’s most iconic projects and recognizable buildings that transform the skyline. There isn’t a better example of that than SL Green’s visionary One Vanderbilt,” said Jay Badame, President of AECOM Tishman. “As we move toward vertical construction in May, our team is looking forward to New York’s next great address rising from the ground.”

Designed by Kohn Pedersen Fox (KPF) Associates, One Vanderbilt will encompass an entire city block, bounded by Madison and Vanderbilt Avenues to the west and east, and East 43rd and East 42nd Streets to the north and south. Expected to achieve LEED Gold under version 4.0, the trophy tower will feature floor-to-ceiling slab heights ranging from 14'6" to 20', column-free floorplates, and stunning 360-degree views through floor-to-ceiling windows. It will also include a package of modern office amenities unrivaled in New York City, including a 30,000-square-foot tenant-only amenity floor and outdoor terrace.

In partnership with celebrated Chef Daniel Boulud, One Vanderbilt will offer a world-class 11,000 square-foot restaurant as well as private dining opportunities for tenants of the building. Immediately adjacent to one of the city’s key transit hubs, the building will create direct connections to the Grand Central transit network, which SL Green will improve through $220 million in public transit upgrades.

Construction is expected to be complete in 2020.

Really cool video. Thanks for posting. For me, walking around NYC is such a sensory experience. Even just seeing the video I can smell the subway, street vendor foods, etc. I can feel the wind whipping around the tower canyons. Love it.

so there is the restaurant and td bank is the anchor here with 200k sqft -- but do they have any other leases lined up yet that we know about?

thats over a million sqft of offices to fill. looks like they expect smaller, floor by floor leases and a mix of businesses.

i see its twice the cost per sq ft as compared to 1wtc, so it seems the marquee tower bargains are down on the wtc site. whats the hudson yards and manhattan west going for? somewhere inbetween i would guess?

If you read the piece on the previous page, it seems they aren't looking for large market tenants (those taking huge amounts of space) and arent expecting to lease more until next year. This will be a boutique office building in the heart of Manhattan's top business district, where competition is especially scarce. The closest thing is 425 Park, but they got a large tenant to go with the expensive rents there.

New York’s 'One Vanderbilt' skyscraper to be built with ArcelorMittal plate

One of New York's newest, most advanced towers, One Vanderbilt, will soon be under construction in midtown Manhattan with ArcelorMittal USA plate.

The ultra-modern skyscraper will be erected on the corner of 42nd Street and Vanderbilt Avenue. At 58 stories, it will be New York’s fourth-tallest building, measuring 1,401 feet high. Once complete in 2020, the 1.7 million square-foot One Vanderbilt will be used primarily for offices, with some space reserved for retail, dining and entertainment.

ArcelorMittal’s Coatesville and Conshohocken plate facilities will be supplying all of the plate to the customer, Banker Steel. Based in Lynchburg, Virginia, Banker is a steel fabrication company that began operations in 1997 and has facilities in Virginia, New Jersey and Florida.

“ArcelorMittal USA Plate is proud and honoured to be a supplier to One Vanderbilt tower,” says John Battisti, chief operating officer, ArcelorMittal USA Plate. “We are currently in the process of producing the ‘heavy section’ plate products at our Coatesville facility. This project is another example of ArcelorMittal USA Plate being a force in the redefining of the New York City skyline in recent years since 9/11, which also includes our supply of plate products to the majestic Freedom Tower.”

All plate material will be delivered to Banker in the first half of this year. Demolition of the existing buildings on the site have been completed with construction that began in March.

“The addition of One Vanderbilt is significant, as the building – with its tapered form of sharp lines and bold angles – creates an open structure that utilises natural sunlight to its fullest,” notes Battisti.

“This also continues our history of not only being a main contributor to the skyline of New York City, but also the thoroughfare to and from the city with our 100 percent supply of plate products for the continued construction of the Tappan Zee bridge.”

According to Fred Buckel, account manager, plate sales and marketing, ArcelorMittal USA, we have had a long-standing relationship with Banker Steel. Some of the other noteworthy New York-based structural projects utilising our steel include New York University’s Kimmel Center, City Point Brooklyn and Barclays Center in Brooklyn, New York.

“We had a relationship when the business was Montague Betts, Hirschfield, then Don Banker bought the company and it became Banker Steel,” says Buckel. “The relationship goes back to when predecessor company Bethlehem Steel supplied beams to them.”

In a recent news release, Banker owner Don Banker said, “One Vanderbilt is precisely the type of large-scale, complex, heavy steel fabrication project that fits the unique capabilities of Banker Steel. This project will literally transform the New York City skyline, returning the district around Grand Central Station to its place as the world’s most dynamic commercial hub.”

Banker Steel subsidiary, NYC Constructors, will be erecting the steel that is fabricated at plants located in South Plainfield, New Jersey, and Lynchburg, Virginia. Steel erection is scheduled to begin July 2017.

“Our participation in the One Vanderbilt project through our customer, Banker Steel, is another example of the broad portfolio that ArcelorMittal USA Plate can supply with our wide range of plate products and capabilities,” adds Battisti. “It is another reinforcement that manufacturing in the U.S. is truly alive and fully capable to supply even some of the most sophisticated structural designs of the future.”

Wow, very nice to see those were preserved. Agreed, it would be neat to see at least one incorporated into the public space.

Manhattan pretty much is bedrock with a thin layer of dirt covering it, some parts you don't even get the dirt. But we are only a few weeks from the crane being on site and steel beginning to rise.

It really would, not to mention it would be a direct connection to the site's past, and you would get that feeling you are about to enter the glorious Grand Central.
