Undergraduate Sciences Building:
This is a temporary name for the under construction building formerly titled as 455@Vine Speculative Office Building. I'm not really sure what the official name is? Most of the students in downtown's IQ District are graduate students, so this is different. It will be home to 350 undergraduate science students. Yes, the office space was leased by a university and will become classrooms. We could know more in January 2016? Construction on the project will be completed in January 2017, when students will move into the new classrooms. This is located in downtown's IQ District.

In January 2017, this one downtown block will have nearly 900 students, 243 apartments, 30 luxury condos, 4 office condos, the headquarters for The Variable ad agency, the headquarters for the Steel Erectors Association of America (SEAA), an art gallery, multiple below grade parking garages, a courtyard with retail/restaurant spaces, a landscaped elevated walking & bike path, and a fitness center. Yes, all of that in one downtown block! WOW! And it's all adaptive reuse projects! Most of that is already completed and in place.

E. G. Forrest Produce Warehouse:
A produce distribution company is rezoning their massive warehouse complex on the north end of downtown to "E" ...better known as "Entertainment Noise District" for loud music and entertainment uses at late night hours. Does anyone know if E. G. Forrest Produce Company is moving out of downtown and selling their valuable downtown properties to a developer? If the produce warehouse moves to another location in the city, this should dramatically reduce the number of 18-wheel trucks in the downtown area. A good question to ask: If the produce warehouse moves-out, what will happen to these buildings? I'm guessing someone or multiple developers have made an offer, since they are rezoning to a loud entertainment zoning use? Could this be the proposed amphitheatre? It's directly across from Ziggy's live music venue and the new Wise Man Brewing Company. I guess we will have to wait and see what happens?

A LARGER Ziggy's:
Ziggy's live music venue is looking for a site downtown to build a significantly larger live music and entertainment venue. Possibly two or three times larger! Could this project and the rezoning above be connected? Ziggy's would be an awesome anchor tenant in a massive development at the old produce warehouse site. Ziggy's is one of the oldest and most well-known live music venues in the southeast and a popular destination in downtown Winston-Salem.

Wake Forest School of Medicine:
An update on the university's downtown medical school and the courtyard.

Brookstown District @ BB&T Ballpark:
The city has passed an incentive agreement and now we are waiting on the county's approval. The first phase of the downtown mixed-use project will include 250 apartments, 50,000 square feet of retail, and a grocery store. The city agreed to offer incentives for this project in 2005, but never voted on it. This could be the last downtown project to receive city financial assistance? The city said incentives are no longer needed for downtown development.

Kimpton's The Cardinal Hotel & Residences:
Exciting update from Standard & Custom on the decorative screen for the new restaurant. We also have news on the opening date: According to Kimpton Hotels & Restaurants' website, this hotel will open in Spring 2016. Last week, Tom Riley spoke on some of the issues causing delays.

Foothills Brewery Expansion:
Foothills brewing has almost completed a multi-million dollar expansion to its production brewery and will soon add Georgia distribution, in early 2016. Jamie Bartholomaus said "There's been so much growth, we are really just grabbing hold of it in our current markets. We're adding a significant amount of equipment this year to make sure we're staying ahead."

Kimpton's The Cardinal Hotel & Residences:
I found a photograph of a completed hotel room in the building. We now also know the name of the hotel's restaurant. The restaurant will be called Empire. According to Kimpton "on the first floor of the iconic building will be a chef-driven destination restaurant, with vibrant bar and outside patio dining space." For those who don't know, this building is officially recognized by the Empire State Building as "The Father of the Empire State Building." “This is a dream project. A building with this kind of history in this kind of market,” Tom Riley, Kimpton's Vice President of Development, said. Kimpton is a “proven player” when it comes to large, mixed-use projects that include hotel rooms, residences and restaurants. He said the hotel will feature a “killer restaurant.” “Every restaurant concept we do is unique for the market we’re in. We’re one of the largest multi-concept restaurant operators in the U.S.,.” Kimpton strives to find restaurant concepts that are not yet offered in the project’s market.

If you decide to live in this building's residences, you will have a 10th floor amenity area for residents only. You also have access to all of the hotel amenities.

Company Relocates to Downtown Winston-Salem:
An e-commerce art and design company has moved from West Palm Beach, Florida to downtown Winston-Salem. The owner said it was difficult to recruit talent in its Florida location, but that isn't an issue in downtown Winston-Salem. In fact, the company has doubled its work force in their new downtown Winston-Salem location. Many of those employees are students or recent graduates from local colleges, such as Forsyth Technical College and the University of North Carolina School of the Arts. The company moved to newly renovated space at 206 West Fourth Street. No incentives were involved. We could see at least two more e-commerce companies relocate to downtown Winston-Salem from other states.

Other Cities Touring Downtown Winston-Salem:
The city of Aiken has toured Winston-Salem, looking for downtown ideas. Andrew Siders said “There are lots of ideas about financing, there’s lots of ideas about innovation and land and building use that we can definitely take back." Will Partin, BioMed Realty’s associate director, said revitalization of the historic properties spurred the development of green space and parks, pulling in a crowd to not only visit the historic district, but to also live there. Several Aiken community members asked how developers were able to maintain a balance between keeping the historic nature of the buildings, yet turning them into usable and modern spaces. Dr. Eric Tomlinson said it’s all about “thinking like a community and continuing to act like a community.” The trip participants from Aiken are taking part in panel discussions and tours to study what other cities did to create a strong workforce, to integrate the college community into their downtown, and to find how to continually grow their city, while preserving its historic character.

If you're looking for ideas on adaptive-reuse, Winston-Salem is the city to visit.

Theatre District Hotel & Condos:
Work is expected to move forward on several Theatre District development projects in 2016. One of those projects is an 18-storey 160 room hotel with 40 condos, 40 artist lofts, and 50,000 square feet of retail. The skyscraper would face a large park space and a new construction performing arts center. I now have enough renderings, studies, and information to make a 3D Model and diagram for this proposed building. It appears to be an all glass structure.

Downtown Hampton Inn & Suites:
Everything is in place to begin demolition soon at the site and prepare for construction. The Northwestern Bank Building, built in 1964, and a collection of Streamline Moderne retail and office spaces, from 1949, will be demolished for the new hotel. These spaces were in use, when the hotel developer purchased them. The regional opera company, a beverage company, and an insurance company leased the former bank building and a radio station and real estate office leased the 1949 structure. Will an 8-storey hotel contribute more to Third Street than these other tenants? I guess we will see.

Two-Storey Publix With Parking Deck:
The steel frame is rising, but I still want to see photographs of the parking deck under the store. This will be the only grocery store in North Carolina with parking under the store (it will have a shopping cart escalator and elevators), which is the only reason we are following it in this thread.

SciWorks Downtown:
This was talked about on WSTB, but I don't think we've talked about it here? SciWorks is working on a plan to move to a new construction building at Third Street and The Strollway (bike & walking path). The new building would have 80,000 square feet of space and would need $25 million from Forsyth County (bond vote?). SciWorks could also partner with another museum on the project. County Commissioners could see the funding request in Spring 2016. SciWorks is no longer involved in the Bailey Power Plant project.

National Center for Design Innovation: Built!
This project was actually completed a month or more ago, but it finally had its official grand opening in downtown's IQ District. I said, if I find more photographs, I'll post them. Here they are! So, what is the CDI? It's an interdisciplinary center for art and design, technology and science. The building includes The CUBE, design studios and maker labs, an electronics lab, a digital manufacturing shop, and a multi-purpose activity floor called the LaunchPAD. Pamela Jennings, the center's executive director, said "This world-class facility is an engine for incubating North Carolina's discovery economy." Among the center's multiple design studio spaces, you'll find a large-scale experimental space called The CUBE that is "an audio, visual, and computational 'building as instrument'" that supports research and creative productions in areas such as immersive performance, data visualization, 3D cinema, augmented reality, and motion capture. The center is equipped with 10-gigabit Internet capabilities. The building is seeking LEED Silver designation. This is a lab, workshop, and meeting space, a home to entrepreneurs, inventors and designers. The building also has a catering kitchen, data center, and staff and administrative offices. The design space was created for such features as flexibility, technology and collaboration.

Yes, that is an apartment building between the power plant and factories. The area that is now Bailey Park once had retail, electrical structures, and some residential. Terrain on the block Bailey Park is located on was very steep and difficult to develop. A steep ridge, around three storeys tall, had to be removed to build the Art Moderne Biotech Place building in the 1930s.

Graylyn International Conference Center & Hotel:
We have lightly covered this project over the past year or two. The Graylyn Estate has now completed its expansion into Winston-Salem's luxury boutique hotel field. The property now has 98 luxury boutique hotel rooms and an upscale restaurant. Repositioning Graylyn to become not just a conference center but also a luxury boutique hotel required several changes in 2014 and this year, including the addition of high-end amenities that leisure travelers expect (room service, dining, bicycles for exploring the property) and two new positions: director of room operations and director of food and beverage. This was North Carolina's first conference center and had rooms for conference guests for decades. Several celebrities and world leaders have stayed here, but you had to be here for a conference/event. Now anyone can stay at Graylyn, even if you're not there for a conference/event.

Welcome Eva Draw to Winston-Salem:
Winston-Salem's newest celebrity resident is Eva Draw. She is a world famous dancer and dance teacher. Draw trained at the Bolshoi Ballet Academy in Moscow and was the principal dancer for the Moscow Stanislavsky Ballet Theater from 1979 to 1990, according to her biography. In 2009, she joined the faculty at Royal Danish Ballet School in Copenhagen, Denmark, and she has choreographed ballets throughout her career. In 2015, she moved to Winston-Salem. #CityOfArtsAndInnovation

Since it was a rainy week, I would like to look at some of the forgotten construction projects we haven't talked about in a long time. It seems like every week we talk about the same projects, over and over, while overlooking several great projects currently under construction. This rainy week is a chance to look at a few of the many construction projects we haven't discussed in a long time.

DoubleTree Madison Park Hotel:
Renderings and photographs of the new DoubleTree Hotel. Soon to be Winston-Salem's newest hotel. This is likely our first construction update on this project, since it was first posted? Obviously, a lack of photographs is the reason we haven't talked much about it. This hotel should open very soon.

New Forsyth County Courthouse:
The Forsyth County Bar Association has retained architectural firm Lambert A+I to do a cost analysis. They are also asking Forsyth County Commissioners to tour the new 12-storey Durham County Courthouse, to see the possibilities for a new downtown Winston-Salem courthouse.

Texas Pete Downtown Headquarters:
A look inside the 1928 building T.W. Garner Food Company (Texas Pete Hot Sauce) is renovating for their new headquarters. This was originally Draughon’s Business College, with storefronts on the ground floor. When the business college closed, the top floors of the building (where the business college was originally located) remained vacant for decades. The storefronts remained in use. The upper floors are very intact.

Bowman Gray Medical Education Building:
The Wake Forest School of Medicine Building now has an official name. The university's new downtown medical school is now the Bowman Gray Medical Education Building. If you want to know why the building was named for Bowman Gray: A financial gift from Bowman Gray in the 1930s made Winston-Salem's Wake Forest University School of Medicine North Carolina's first four-year medical school. Wake Forest University has started a campaign to raise $350 million by 2018 to further support biomedical research, education, and medical care. Please consider donating to the university medical center. Even small gifts can add-up to something big. The university medical center just completed raising $212 million.

DoubleTree Madison Park:
The Winston-Salem Wildcats indoor football team has announced DoubleTree Madison Park is the preferred lodging location for the 2016 football season. This hotel is almost completed, according to the interior designer, who provided these photographs.

Blackstone to Acquire BioMed Realty:
Blackstone Real Estate Partners will acquire all outstanding shares of BioMed Realty. BioMed Realty is downtown Winston-Salem's leading developer and downtown's leading property owner by total square feet owned and total value of developments. Blackstone is the world’s largest private-equity firm and BioMed Realty is the world's leading provider of real estate solutions to the life science community. “Demand for high-quality, institutional real estate to support the unprecedented growth of the life science industry is at historic levels as demand is outpacing supply in all of our core innovation districts,” said Alan Gold, CEO of BioMed Realty. “We are excited to acquire this best-in-class company which owns an exceptional collection of office buildings catering to life science tenants in gateway markets. We believe in the long-term fundamentals of this sector, particularly in locations with top-tier educational and research institutions,” says Nadeem Meghji, co-head of U.S. real estate acquisitions for Blackstone.

BioMed Realty is currently constructing the Undergraduate Sciences Center and Bowman Gray Medical Education Building. BioMed Realty is about to start construction soon on Bailey Power Plant and Bailey Park's second phase. BioMed Realty has proposed $750 million in additional development, including a possible 20-25 storey skyscraper in downtown Winston-Salem's IQ District. BioMed Realty is also a partner in the Rails-to-Trails Bicycle Super Highway project, through downtown's IQ District.

Two-Storey Publix With Parking Deck:
We finally have a rendering of this Publix grocery store. Since it looks urban (appears to be a full-sized urban grocery store), we will continue to follow it. It appears to have the height of a three or four storey building. This is the only grocery store in North Carolina with parking under the store.

Plaza Building Renovation:
This is another project on our construction list we haven't talked much about. It's a major renovation of a 17-18 storey Class B concrete box office building into a Class A corporate headquarters for RAI, one of Winston-Salem's three Fortune 500 headquarters. This is one of the biggest construction projects downtown, but we have so few photographs of it and no renderings of what it could look like when they are finished. So, what is new with this project? The plaza at the base of the building has a wing and it appears as if it is being renovated for storefronts? It appears as if Starbucks and a fitness center have leased the space. The plaza will also be used by the Empire Restaurant & Bar in Kimpton's Cardinal Hotel.

Kimpton's The Cardinal Hotel & Residences: (329 Foot Height Change Explained)
I found a set of blueprints and now we can finally confirm the height from the East Elevation. I had long heard the height on this side was 328 feet and 10 inches, if I remember correctly. Now I'm able to confirm it's around 329 feet. Using the blueprints from Strada Architects, I found the service entrance corner, which is marked 6-23. From the sidewalk on the east side of (6-23) to the top of the parapet, it measured exactly 329 feet. Yes, I had to measure it, since it didn't have a measurement for the parapet or from the floor to the sidewalk. I took several sample measurements of areas that did have the architect's sea-level elevations, to be sure my measurement was as accurate as possible. Since 329 feet is from the lowest point on the sidewalk to the top of the parapet, that is the number we should use. If you want to know, the floors are 12 feet and 6 inches high. I also discovered the 10th Floor amenity area is actually just a rooftop deck. There is an area marked in the middle of the rooftop deck. That could be a rooftop pool, but it wasn't labeled, so we will have to wait to confirm that. The basketball court, bowling alley, fitness center, etc., appears to be in the basement levels and not on the 10th floor. Also, the suites for the hotel appear to be on the corners. There are 115 apartments (apartment total could change depending on 20th floor use) and 235 hotel rooms. That is about the size we've heard for the apartment part of the building, but if the hotel does have 235 rooms, the hotel will be larger (around 12% larger) than we've previously heard.

Venture Capital:
Science investment firm Pappas Capital has created a fund for Winston-Salem and will invest in ideas, discoveries, and inventions from downtown Winston-Salem's IQ District. There are already a number of ideas, from downtown Winston-Salem's IQ District, being considered for investments. Founded in 1994, Pappas is a well-known player within the life-science venture capital world, with $353 million under management at the end of last year.

I wish they would clad these skybridges (photograph above) in transparent glass, instead of corrugated metal. The steel framework is beautiful and it's so sad to see it covered-up.

Central Library:
These amazing views are shared with us from steelegrouparch. The building constructed shortly after World War II is about 35% demolished right now. It will be completely demolished. The expansion, built in 1979, will be gutted to the steel frame and recald as part of the new structure. They've really opened-up the 1979 structure and we can actually see that steel frame, now.

Wise Man Brewing:

Krankies Renovation:
This multi-use and multi-storey building was recently renovated. There has been a lot of talk about it, over the past few months. I thought I would share a photograph I found. This is just a small part of the renovation.

Urban Outfitters at Woolworth's Building?
According to another neighboring business owner: The owners of the historic 1912 Woolworths Building appear to be in lease negotiations with Urban Outfitters. This space is more than twice as large as the usual Urban Outfitters, with two large floors and entrances on Fourth Street's Restaurant Row and Liberty Street, in the Arts District. The Restaurant Row entrance allows direct access to the second floor and the building has a rooftop. Urban Outfitters is currently building larger stores, which appear to be called Space with the building address. "Space Forty 8" as an example. These stores have an upscale restaurant, bar, the Urban Outfitters store, and sometimes they may have a bike repair shop or a fitness studio or the work of local artists. They also take advantage of rooftops. If Urban Outfitters moves into this building, I'm "guessing" they will open one of these multi-tenant spaces, which will be the first of its kind in the Carolinas. Urban Outfitters calls these "Lifestyle Concept" stores. It creates an experience. Workers are currently renovating the storefront.

Creative Corridors:
Fundraising has started for Creative Corridors. They need to raise $5 million to build the proposed bridge improvements. BB&T has donated $300,000 to help support the effort. Be sure to donate to Creative Corridors, if you support the walking and cycling improvements. The cable stayed bicycle and pedestrian bridge, connecting the downtown grocery store to West Salem/Brookstown will cost $2,035,038. Intelligent Business Solutions Headquarters:
The former Salem City Hall and Fire Station, in downtown Winston-Salem, will be converted into for-sale condos and office space. The ground floor will become the headquarters for healthcare software company Intelligent Business Solutions, which wanted to move to downtown Winston-Salem. The second floor will become condos. The condos are between 1,200 square feet and 1,600 square feet in size. A hidden room, discovered near the turret, will be converted into a library for the largest condo. Intelligent Business Solutions will have 30 employees, working in the office space on the first floor, with plans for rapid expansion. The software/tech company, which doubles in size every two years, expects to outgrow the office space in five years. The company's software replaces grease boards with technology. The old features of the building will be preserved and repurposed and the developer will re-expose all of the cool stuff in the building. Mark Shill, CEO of Intelligent Business Solutions, said “We wanted to get closer to downtown and everything going on with the Innovation Quarter (Downtown's IQ District). This was Salem’s town hall and fire house back in the early 1900s before Winston and Salem merged. It’s just got fantastic personality.”

Liberty Street Transformation:
We continue to see more retail, restaurants, and offices move to Liberty Street.

- Barista Cooperative has leased at the Artists on Liberty Building. Barista Cooperative is a small batch Cold Brewed coffee company. They have a variety of "cold brews," including some that use hops (yes, like beer) and are bottled like beer. Visit them at their new location, when they are ready to open.

- 527 N. Liberty Street was recently purchased by the Pope Companies and is currently under renovation. The Pope Companies also appear to be interested in buying the O'Hanlon's Building at Fourth and Liberty.

Undergraduate Sciences Building:
Chemistry and biology classes will be offered in this building in January 2017. Locating in downtown's IQ District opens research opportunities.

I'm looking for photographs showing the back side of this building, since we don't see that view very often.

The elevated rail line will become a landscaped walking and bike path, similar to the High Line:

Bailey Power Plant:
A subsidiary of BioMed Realty is currently seeking $3 million in incentives from the city and county to restart work at the site. According to BioMed Realty's Will Partin: In addition to restaurants and offices, his company has been talking to businesses that could open amenities such as a bowling alley and a movie theater in the power plant. It will also have a minority business accelerator. Construction could restart in early 2016 and the project could be completed in December 2017. This is the last large vacant building in downtown, waiting on a renovation. When this building is under renovation, we will celebrate.

The Variable Headquarters: Built!
I said if I could find more photographs of the completed headquarters, I would share them later. I finally found more photographs and a few more details! This is an adaptive reuse project, converting an old downtown (IQ District) warehouse built in 1916 into an advertising agency office. The conference rooms and meeting spaces were given the names of entertainment, sports and cultural icons, such as a Walter White conference room with an expansive whiteboard, the Kenny Lofton loft area named for a former Cleveland Indians outfielder, and the Woody conference room featuring a large wooden table custom-made by Winston-Salem artisan Andrew Viator. The Variable has almost outgrown this new space and they just moved-in in September. They are hiring enough employees right now to bring the space near capacity. The office has high ceilings and was designed so it could be converted into a two-storey office, to double the space. So, we may add this project back to our list soon, when they are ready to build that second floor.

As I've said before, downtown Winston-Salem's IQ District is becoming a major center for the advertising industry.

New Forsyth County Courthouse:
County Commissioners will vote soon on a contract with architectural firm Walter Robbs, to update a courthouse study. Forsyth County is still negotiating a contract with the architect, which could cost $60,000.

Pepper Building Apartments and Retail:
What is new: Michael Coe, Allen Amsler, and Tom Skinner are talking with the city and will send a final document to the finance committee in November.

Chris Webber - Documentary Film Program:
Former NBA star, Chris Webber, will teach a documentary film program in downtown Winston-Salem's historic Brookstown neighborhood. Emmy award winner, Peter Gilbert, brought him to Winston-Salem to teach the program, which offers an MA in Sports Storytelling. They both own a company together. It's great to see more arts students in downtown.

Bowman Gray Medical Education Building:
An update on the university's downtown medical school. This will be a $111 million project for BioMed Realty.

I'm looking for photographs from the back side of the building, since we usually don't see that side.

The fenced-in elevated rail line, in this photograph, is also part of the landscaped walking and bike path project, which will be similar to the High Line:

Kleur - Clothing Makerspace & Store:
A new store has opened downtown, on 6th Street. Kleur appears to operate as a clothing makerspace and a clothing store. The store sells the items made in their on-site clothing makerspace. It's a great place to buy clothing from Winston-Salem designers, made in downtown Winston-Salem! If you've dreamed of becoming a clothing designer, this is your chance to design, make, and sell your own designs in one downtown building.

New Jobs:
Ashley is adding nearly 500 jobs. The company received $6.3 million in incentives to use for the adaptive reuse of existing buildings. This will bring their employment level to around 1,700. Ashley has invested $250 million in renovations to old RJR industrial buildings over the past three years. The company is also talking about constructing 1 million square feet of new construction space, possibly as soon as next year. This could bring nearly 1,000 additional new jobs to their complex.

Big Winston Lounge: Built!
Another part of the large Big Winston Market retail/entertainment complex has opened. Big Winston Lounge is downtown Winston-Salem's newest nightlife destination. It was designed by Mark Jacobs. I'll only share one photograph. To see more, pick-up the free weekly newspaper called YES!.

Gay Pride Festival in Winston-Salem:
Did you know: According to Fox 8, Winston-Salem has the largest gay pride festival in the Piedmont region of North Carolina. It's one of the largest downtown festivals in Winston-Salem and attracts tens of thousands of people to downtown. Pride Winston-Salem actually has several events throughout the year (something planned every month!), with a huge parade and multi-day party in October.

Hallo Wheels Bicycle Festival:
Looking for something fun to do in downtown Winston-Salem? Attend the bicycle festival on October 29-31. October 29th is Bike-In Movie Night at the Southeastern Center for Contemporary Art. October 30th is the scavenger hunt at Twin City Hive. And don't forget to attend HalloTweed on October 31 at 9:30 a.m.,. The Tweed Ride begins at the Millennium Center on Fifth Street and ends with a swap meet that includes food and beer. There will also be a raffle. Attend the events for raffle tickets. Each year, this event is always different and always fun.

Twin City Lofts:
The upper floors of the former Twin City Club will be converted into luxury condominiums. Workers should begin gutting the interior very soon. Construction will be completed around June of 2016. GEMCAP is the developer and general contractor for this project. It appears as if STITCH Design Shop is the renovation architect? If you're interesting in buying a condo on Fourth Street, this is a great opportunity in a great location, on Restaurant Row. The Rush! 24/7 Fitness Center chain was recently acquired by Gold's Gym. The 24/7 fitness center will remain on the ground floor, under the Gold's Gym name.

The present building was constructed for the Twin City Club in 1913 and expanded and reclad in the 1950s, with a department store on the ground floor. It appears as if the club closed in the 1980s and the upper floors have remained vacant since that time?

Stem Cell Bank Moving Headquarters to IQ District:
The Amnion Foundation is moving its headquarters to downtown Winston-Salem's IQ District. The goal of the Amnion Foundation is to develop a national, public bank of renewable stem cells for research and medical therapies. As science moves forward, the cells could possibly be used to engineer tissues or organs specifically for each patient; so that they wouldn't need to rely on donor organs and take powerful anti-rejection drugs. The headquarters is currently under construction.

Central Library:
The building constructed shortly after World War II is now demolished. Only the 1979 wing remains. Workers will now begin work to remove the concrete panels from the exterior of the 1979 wing.

Old Dominion Headquarters: Built!
This project appears to be completed? The company added 166,000 square feet of office space to their existing office building. The expansion included over 300 additional workspaces and 11 new conference rooms. An invitation-only tour of the new office space will be offered on November 4, with the governor as the guest speaker. Old Dominion has 932 employees in their headquarters building and is the fifth largest headquarters in the Winston-Salem Metro Area, with an expected $3.4 billion in revenue this year. This renovation will give the company enough office space to employ 1,100 people at their headquarters. I'm guessing we may have to wait until November 4, to see any photographs?

Hanes Park Restoration:
Does anyone have a progress update for this project? There are so many interesting stone bridges and historic structures. I would love to add this to our list and follow it.

Trade Street Market:
It appears as if Ssalefish Comics is moving downtown, to the Arts District. My source said the comic book store will move into the historic Trade Street Market arcade, at Sixth Street and Trade Street. This will be the second or third comic book store downtown.

1802 Vierling House Restoration:
This is an exciting project that is already under construction. The restoration of this 113 year old house will convert it into a museum on medicine and science. As you know, I love to follow the restoration of these historic homes. The original owner of this house in 1802 was Dr. Samuel Benjamin Vierling. This museum will compare 18th and 19th century medical practices with those of today, helping visitors understand the direct connection between early achievements in science and the innovative research happening today. The museum will also tell the story of the doctor and his family. You can look for traditional costumed interpretation, exhibits, hands-on activities, and demonstrations with interactive digital technologies.

National Center for Design Innovation:
The National Science Foundation has awarded a grant to the CDI to develop a platform that will aid designers involved in digital manufacturing, which refers to the lifecycle of product development using advanced technologies such as computer-aided design and 3D printing.

A cloudy and cool Sunday. This is the Fourth Street entrance, which we usually don't see. It's rare to find a photograph this good.

Over $600 Million in Downtown Proposals:
Mayor Allen Joines reported Saturday morning that downtown Winston-Salem has over $600 million in proposed projects, ready to begin construction. No details were provided.

Bailey Power Plant:
BioMed Realty and WFIQ would like to have final approvals completed next month, so they can quickly start construction on this project. The city and county both like the project. The county is working through some legal issues, but they are quickly searching for a solution. It appears as if Design Collective is the architect. Design Collective was the renovation architect for Baltimore's Pratt Street Power Plant project and they are headquartered in that building. I think BioMed Realty is using the same design and engineering companies from that project?

Art for Art's Sake Headquarters:
Using donations, including a $5 million gift from the Thomas J. Regan Jr. Foundation, AFAS Group has purchased a parking lot beside ARTivity on the Green, at Seventh and Liberty Streets, and will build a 3-storey art center on the property. STITCH Design Shop is the architect and Frank L. Blum Construction is the general contractor. We could see renderings in January and construction could begin in March 2016. They expect to finish construction in March 2017. Harry Knabb said the new headquarters will be a modern icon for Winston-Salem. This won't be a box. The building will be glass, with balconies and possibly a cantilevered extension. Red Dog Gallery and Studio 2 will move into the ground floor retail spaces, selling local art. A program for young and emerging artists will move into the second floor, along with 10 "affordable" work studios for artists. The third floor will have a boardroom for AFAS and leasable office space for arts-related businesses. The boardroom is also available for rent. The office space and rentable boardroom will help generate additional revenue. The rooftop, with an amazing skyline view, will be used for outdoor receptions.

This is another addition to Liberty Street, which is seeing a rapid transformation. It appears as if AFAS Group is building this structure, due to the rising rents along Trade Street. They are building this structure to keep artists in the Arts District.

Journal Building:
Former Wachovia Bank CEO Bud Baker and developer Bill Benton have purchased the Journal Complex. As previously posted, the 1926 Independence Hall Building will be sold to the Arts Council and become the National Black Theatre Hall of Fame. The 1982 Journal Building will be renovated into Class A office space, to meet the growing demand for more office space. You may remember Bud Baker from the Hilltop House apartments and you may remember Bill Benton from The Glade at West End.

575 North Liberty Street:
I was about to post this as a development opportunity for any developers reading this, but just discovered it is already under contract! In just five days! Even the broker was amazed. This is a rare, ready-to-develop, site in the downtown Arts District. One of the most desirable office and residential districts in the city. You may remember it as "The Green" in the Arts District, where movies in the park was once located. I think a "tiny house" show was also held here; where hipsters showed their unusually small homes? Yes, the large grass park on Liberty Street. It should be interesting to see what the buyer has in mind for this site. The price was in the millions, so it will likely be something big? It is a perfect site for luxury condos and ground floor retail. It's also a great site for an Arts District hotel. Lately, it seems as if almost everyone is now building office space downtown. Mixed-use is a good idea for this site.

And we can also add this to the growing list of projects on Liberty Street, as it sees a rapid transformation. If you're looking for the "hot" location in downtown right now, it appears to be Liberty Street?

Brookstown District:
Forum member jbraun @ WSTB reported seeing heavy equipment at the site, ready to start demolition. The county could vote next week on the mixed-use downtown lifestyle center's first phase. Yes, that is the last approval they are waiting for, to start work on the project. The downtown grocery store, in this project, has generated a lot of excitement and people are asking about the other retailers that will open in the 300,000 square feet of retail space in this development.

Bowman Gray Medical Education Building:
An update on Wake Forest University's new downtown medical school. It appears as if the skylight is completed and a concrete truck is in the courtyard, in the photograph below.

Herbalife Innovation Center Wins Award:
Do you remember the $130 million Herbalife Innovation Center adaptive reuse project? It won an NC AIA Building North Carolina Award for best renovation. Yes, the best adaptive reuse project in the state for 2015. The Herbalife Innovation Center is currently expanding to add more tech office workers and headquarters operations, relocating to Winston-Salem from Los Angeles.

Downtown Winston-Salem's Foothills Brewing has the best beer in North Carolina, according to Business Insider. Foothill's Sexual Chocolate is so popular, customers wait in long lines for it.

UNCSA Designs Lighting for the White House:
The lighting for the White House's Halloween Party was designed and installed by students and alumni from Winston-Salem's University of North Carolina School of the Arts. UNCSA's lighting design projects, each year in downtown Winston-Salem, have become very well-known, as they find creative ways to light everything from buildings to trails to landscapes.

New Downtown Elementary School:
The Winston-Salem Forsyth County School Board is in talks to buy land for a new elementary school in downtown's IQ District. The growth in young students in the downtown area requires construction of a new school. It appears as if the new school will be located around Seventh Street, near Inmar's new headquarters. As you know, there are already two or three schools on downtown Winston-Salem's street grid right now, including a new construction elementary school with a storefront in the Downtown Arts District (Ember Audio-Video store is located in the school's storefront) and an adaptive reuse project, converting an old textile factory in the IQ District into an elementary and middle school. I'm amazed by the number of young families moving downtown!

Kimpton's The Cardinal Hotel and Residences:
The new hotel will open in February 2016, according to the new website. John Esainko, the former General Manager of Kimpton's Madera Hotel in Washington D.C., is now the General Manager of Winston-Salem's Cardinal Hotel. Tina Fullard, who previously worked at Winston-Salem's Graylyn Hotel & International Conference Center (Winston-Salem's other upper-end luxury boutique hotel), is now the Director of Sales & Marketing at Kimpton's The Cardinal Hotel. The meeting space is located on the 2nd and 20th floors.

Whitaker Park Mixed-use Project:
One tenant is currently in place and Winston-Salem Business Inc., is talking with companies in information technology, digital production, film and entertainment industries about leasing in this 1.7 million square foot development. I wouldn't doubt it if this project opens 100% pre-leased. If you're interested in this mixed-use development, talk with WSBI today, before it's fully-leased.

Brookstown Inn Boutique Hotel Renovation:
And we have another new project to follow! A multi-million project at the historic Brookstown Mill. This project is so new, I'm still waiting on the details.

TW Garner (Texas Pete Hot Sauces) Downtown Headquarters:
The construction fence is now in place, as work begins! Magnolia Construction is the general contractor. Workers will construct a new building where the construction fence is located and renovate the former 1920s business school building, beside the lot. Yes, all of this will become TW Garner's headquarters. The storefront tenants in the 1920s building will remain.

You have likely seen a building in your city, or other cities and towns you have visited, with "IOOF" on them. They are usually very prominent Victorian-era buildings. If you want to know what organization built those buildings, this is it! The international headquarters of IOOF, located in downtown Winston-Salem.

I love the older buildings and houses in Winston-Salem. I first visited Winston-Salem when I was around 9 or 10 years old and became interested in construction, buildings, cities, and historic structures on that day. It's amazing to see the different uses they find for these older structures.

Downtown Engineering School:
There is still talk of a downtown engineering school, working with Virginia Tech University, in the IQ District. Yes, the project would include dorms. It will be built as new construction, near the under construction medical school. Not many details at this time. Thank you to two forum members at WSTB for sharing this.

Urban Outfitters at Woolworth's Building:
According to Preserve Historic Forsyth, this building is actually older than 1912. They are saying it was built in 1873! It opened in 1873, as the Myers Westbrook Department Store. Myers-Westbrook Building is the official name of the building. The Gilmer Company purchased the building in 1915 and hired Humphries & Faw architects to completely redesign the two-storey structure, including a terracotta reclad. When it reopened, in July 1916, it had a mirrored arcade with a central promenade. It also featured two marble stairways with art iron banisters leading to the second floor, which contained 35 offices with large glass skylights. The facade had green and gold terracotta ornamentation. The two tenants seen in the photograph below are Hutchins Drug Store and Woolworth's. Woolworth's would eventually take-over the entire building, which has entrances on Fourth Street and Liberty Street. Woolworth's had two downtown stores, including this location. Both had entrances to Fourth Street. I'm guessing they both sold the same items? The reason some stores had two locations downtown was due to downtown Winston-Salem being the state's top shopping destination, with shoppers visiting from other cities. Downtown Winston-Salem claimed to attract shoppers from five states.

Twin City Lofts:
This boutique condo project was officially announced. It will have 21 condos with 2-to-4 bedroom units. Condo sizes are 1,080 square feet for the smallest unit and 2,720 square feet for the largest unit, but the developers are willing to combine two units to create a larger condo, if a buyer requests it. Prices are $300 a square foot. Most of the condos will have 3 bedrooms and will be over 2,000 square feet. The building will also have two or three penthouse units and is described as a 7-storey building, with 6 floors above street-level on the southern end of the structure. The lower two floors are Gold's Gym, the four floors above the gym will become condos, and the top floor has condos and the resident amenity area. The rooftop will have a 2,500 square foot deck with views from cabanas. This is available to all residents. Residents will also receive special membership rates at Gold's Gym. The architect was shown as Walter Robbs. Expect to see exposed ceilings, polished concrete floors, high-end finishes, 14 foot high ceilings, spa baths, and open floor plans. The developer will cut windows into the south and west facades. That should be interesting to follow. According to the developer, work will begin in two or three months.

This project was completed last week. Not many details.

1800 N. Patterson Avenue:
An update on the renovation of the former 7-Up Building. Yes, the soft drink company originally built this building. The Art Moderne building will become mixed-use and is seeking money from the city. This developer seems interested in renovating all of the buildings in the area. This is also near the Ritz Theatre.

Convention Center Expansion:
As part of the convention center expansion and renovation, the city will create a Winston-Salem Walk of Fame along the sidewalks. Deceased residents who made a "significant" contribution to the arts or entertainment can be nominated. The contribution would be in music, dance, theatre, writing, visual arts, motion pictures, TV, or radio. They would have to be "renown" in that field. This city has a long list of celebrities who have made a major impact in these fields. It appears as if the 5 Royales will be the first star. They were recently inducted into the Rock and Roll Hall of Fame and took the Winston-Salem sound of the 1950s to a national audience, impacting popular music for at least two or three decades. The first star would be installed in Spring 2017, after the convention center is completed. This project also includes a directory of the stars.

DoubleTree Madison Park: Built!
This new hotel is completed and accepting reservations. The photographs are the same images we've already seen.

West Salem Modern:
Our first construction update on this project, constructing 6 modern infill homes in the West Salem Historic District.

Wise Man Brewing - Brewery & Music Venue:
The stretch of North Main Street in front of the brewery will be renamed Angelo Brothers Avenue. Wise Man Brewing is under construction, inside the former Angelo Brothers Warehouse.

Alternative Transportation:

Union Station & Streetcar Yard:
City Council and Mayor Allen Joines met with decision makers at the U.S. Department of Transportation to talk about Union Station and work on a TIGER grant application. Since the project isn't far enough along in renovation, the City of Winston-Salem will have to apply in 2016. It is worth noting, this project is being called "Intermodal Center" by the city and USDOT. Should we use this name, instead of Union Station?

Streetcar System:
This project is still moving forward and seeking federal funding. There will be a strong effort to secure funding in 2016. It is worth noting this project may have to wait until the expressway reopens. It is good to see the city still views this as a priority for 2016. As of right now, all studies are complete and the project has entered the funding stage, with HDR leading it.

Another new project to follow on the forum. Developer Bill Benton has proposed new construction apartments across the street from the convention center. He has already purchased the property.

Chatham Manufacturing Adaptive Reuse:
We don't see many updates on this project. This is a conversion of the former Union Carbide Complex and the former Western Electric Complex, on the north end of downtown, into office space and apartments. Since Western Electric was the largest employer in Winston-Salem for decades, you would think we would see more updates on this project. From what I can tell, they are just starting on the office space. Maybe the developer can provide another good update, next month?

Removal of 1970s concrete panels, on the south facade, is 66% complete, right now. They could finish removing all of the concrete panels, on the top three floors and the south facade, by the end of this week? Possibly before Thanksgiving Day? They also need to remove the remaining concrete panels on three sides of the first floor. Most of the panels are already removed from the first floor, so it shouldn't take long to finish that step.

Again, workers will keep the steel frame and reuse it as part of the new library. New steel will be attached to the old steel on the north end. Recycling part of the steel frame from the old structure should help with their LEED certification.

T.W. Garner Headquarters:
Dewey's Bakery has just opened in one of the storefronts in the historic 1920s section of this project. As you know, the building has a new construction section and an historic renovation section. The historic section has several popular restaurants and retail establishments. If you're visiting or live downtown, you really should visit Dewey's Bakery. Dewey's is one of my favorite places in Winston-Salem. The location is at 620 West Fourth, on Restaurant Row.

Bowman Gray Medical Education Building:
This is the only recent photograph I've seen of the middle structure. The person was the subject and not the building, so it is blurry. This is actually considered a separate building from the university's downtown medical school, called 465 Vine Street, but I think they are merging it into one of these two buildings? I'm guessing it will be merged into the downtown medical school, but I'm not 100% sure at this time.

Bailey Park Lower - Phase II:
Biomed Realty has hired Whiting-Turner Construction Company to begin the second phase of this park's construction. It is called Bailey Park Lower. For those interested in the PMC Property Group Apartments: When you see the sign outside, telling you the apartments are available, you need to call. Downtown residences fill very quickly and these developments often have long waiting lists.

Twin City Lofts:
OVER half of the condos in this development pre-sold in just 48 hours. As of 11 p.m. EST on Monday, it appears as if 60% of the condos are pre-sold and they are taking back-up offers. Yes, some of the units have multiple interested buyers per unit. If someone backs-out, another buyer is lined-up for that unit. It appears as if the most expensive and largest condos pre-sold first and have back-up buyers. If you want to buy one of these condos, you must do so right now. We have talked about this before: Downtown residences in Winston-Salem usually fill very quickly. I've seen some developments almost sold-out on the first day. Twin City Lofts are the largest residences I've seen in downtown in several years, so if you want a larger residence, this is your best chance. This developer is also allowing buyers to merge two units into one, if you want a bigger space than what is offered. Do not wait on these! If you are interested, talk with them today!

Thank you to SSP forum member "M II A II R II K" for finding this. Winston-Salem had the highest GDP growth in North Carolina, according to the Bureau of Economic Analysis (BEA). Winston-Salem's economy ranks among the fastest growing in the Southeast United States. We can clearly see this economic growth on this thread, through job growth and construction projects posted here. And this thread is only for large projects.

Westbend Vineyards Reopening:
The Forsyth County vineyard, which opened in 1972, was sold to Walt and Sonia Breathwit of Houston, Texas. They will relocate to Winston-Salem to reopen the vineyard and brewhouse in Spring 2016. Nothing will change. The couple looked at vineyards in California and Winston-Salem's Yadkin Valley, before purchasing West Bend.

Prism Tower:
Haven't seen anything on this project in a long time. I always enjoy seeing new renderings of it.

500 West Fifth Street:
Forum member dtws at WSTB reported: Clay Grubb, of Grubb Properties, was at a WSBI event and said the closing on this property was delayed by a use restriction. This issue was resolved and Grubb Properties will close on the site in Summer 2016. A long wait! The existing high-rise on the site (pictured below) will be upgraded to Class A office space, as part of the project.

501 West Fourth Street and 641 West Fourth Street:
The same WSBI event, described above, also included an update on these two projects. Grubb Properties will construct two new residential mid-rises, along Fourth Street's Restaurant Row. I've heard these will be significant buildings. 641 West Fourth alone could cost $45 million or more, if the math from a city document is correct? It appears as if the final designs aren't complete as of this time and are shown only as massing studies, according to those who have seen them. Sadly, no images/renderings to share at this time.

Novant Clemmons Medical Center Expansion:
Novant Health will break ground on this expansion on Thursday. The project will add an inpatient and surgical bed tower, as well as new operating rooms. Outpatient services and general surgical services will also expand. Rentenbach is the General Contractor and BBH Design is the architect. Stimmel Associates is the landscape and planning architect. Completion is scheduled for Summer 2017. A future project will add wellness trails to the property. I don't know if we will follow the wellness trails or not, on this thread? That project could be too small for this thread?

Novant Health Expands in Virginia:
Novant Health is working on a deal to allow it to own 60% of the University of Virginia's Healthcare System. Novant's existing medical centers, near Washington D.C., will be merged into the UVA properties, creating a massive university research medical center system with majority ownership by Winston-Salem-based Novant Health. Novant Health is currently Winston-Salem's 4th largest headquarters by revenue. This deal will create a $7 billion company (by revenue), which could become Winston-Salem's third largest headquarters. As you know, the three largest headquarters in Winston-Salem are all Fortune 500 companies. Since Novant Health is a private company, it won't appear on the Fortune 500 list, though. Runway construction could begin in June or July.

New Forsyth County Courthouse:
Commissioners will vote on December 21 to hire Walter Robbs P.A. to design a new courthouse study. The study could be completed by April, before the final budget is agreed on.

Best Performing City:
Winston-Salem moved-up 26 spots on Milken's list, which measures cities based on job growth, wage/salary growth, size of high-tech industry, and concentration of high tech industry.

711 North Trade Office Building:
Another new office building is proposed for downtown. This will fill an empty lot, in a very industrial area, on the northern end of downtown's Arts District. The building will have ground-level restaurant/retail space, two floors of office space, and a fourth floor observation deck with a beautiful view of the skyline. The third floor is already fully leased. I am amazed at the number of new office developments proposed and under construction in downtown. Another advertising agency is growing with a new headquarters in downtown Winston-Salem. The building will become mixed-use, with a clothing store on the ground floor, AirType's offices on the second floor, apartments on the third floor, and a rooftop deck. This building was originally built as the Dalton-Hege Apartment Building in 1924. The county lists the construction completion date as 1921, but other documents say 1924. #CityOfAdaptiveReuse

National Olympic Cycling Center:
rmhpmi at WSTB reported seeing the new windows for this building, behind the fence.

Kimpton's The Cardinal Hotel & Residences:
It appears as if legal issues have pressured Kimpton to change the name of their Winston-Salem restaurant. According to a forum member at WSTB, we could know the new restaurant name in two weeks? Kimpton is now taking reservations for The Cardinal Hotel. The hotel will open May 10, 2016. Kimpton is offering a 20% discount. If you are thinking of reserving the 1,000+ square foot Presidential Suite, it will cost you $1,309 a night. This hotel is one of the luxury boutique hotel company's upper-end hotels, with significantly more suites than you would typically find in a Kimpton hotel. It has 35-36 suites. Workers are also installing LED lighting for the building's crown. They expect to have the crown's lights back on in the next 7-10 days. So, look for this building to light-up on the skyline again, very soon!

The Residences are luxury apartments with Kimpton Hotel amenities. If you've always wanted to live in a Kimpton Hotel, this is your chance. I think these apartments are reasonably priced, compared to other apartments downtown. Residents can also enjoy bowling and indoor basketball. The developer is PMC Property Group. They are currently leasing these apartments. Kimpton's The Cardinal Hotel & Residences:
The restaurant will be called The Katharine Brasserie & Bar and could open in February. It will combine French technique with Southern cooking. Danny Bortnick, vice president of restaurant concept development for Kimpton, said The Katharine will be "100 percent a traditional brasserie. We aim to bring the charm and informality of a sidewalk café in Paris stateside to Winston-Salem and marry it to great Southern cooking." The restaurant will feature seasonal items, regional dishes from other parts of the Carolinas, an extensive wine list, cocktails and craft beer. Renowed chef Ed Witt will be the Executive Chef. He was previously at The Partisan in Washington, D.C., and Daniel, II Buco, and River Cafe in New York City and Rubicon and Jardiniere in San Francisco. He earned two-and-a-half stars from The Washington Post and in 2012, received the Restaurant Association of Metropolitan Washington’s "Rising Culinary Star" award. Ed Witt said “I want to have seasonal items with local ingredients. And we’ll have a lot of Southern dishes.” It will also have an open kitchen. Witt is widely known for his work with local farmers and the value he places on the methods by which the beef, poultry, and pork he uses is raised and brought to market.

My Opinion: Other than the name Katharine, no attempt was made to create a local theme around Winston-Salem's unique foods and history. Winston-Salem was founded by immigrants from the Czech Republic and Eastern Pennsylvania, with funding and city design from Austria. Winston-Salem's history is unique in the Carolinas and very interesting. The art made in Winston-Salem around 200+ years ago is among the most expensive, at auction, from the Southeast. I really expected a hotel themed around this. The hotel and restaurant are a mix of South Carolina's Low Country and Eastern North Carolina. I guess with two or three other Winston-Salem history themed boutique hotels and a few other restaurants themed around Winston-Salem's foods and history, they wanted to do something different?

Winston-Salem Area Has No High-Risk Zip Codes:
According to RealtyTrac, the Winston-Salem metropolitan statistical area is among 12 in the country listed as having no zip codes at high risk for man-made environmental hazards. Of those 12 MSAs, Winston-Salem was one of only five that did not have at least one zip code listed at medium risk. Mayor Allen Joines said "Like any survey, we are pleased that we rate well. It should be a positive factor as outsiders evaluate potential investments in Winston-Salem."

500 West Fifth Street:
Grubb Properties is proposing a $35 million renovation of this building that will include adding around 40,000+ square feet of retail space to the ground floor and renovating the upper floors into 298,000 square feet of office space. The building is currently under contact, with an expected closing date of May 2016. #CityOfAdaptiveReuse

501 West Fourth Street:
Grubb Properties is proposing 343 apartments on this property and another property behind their parking deck. To do this, they will demolish the existing Security Life & Trust Building (near-windowless box), built in 1951. The Security Life & Trust Building was reclad around 1962 and that reclad removed nearly all of the building's windows. It does appear in many skyline photographs. Maybe the replacement structure will be around the same height or taller? I guess we will see.

An additional residential development, from Grubb Properties, could take place on Holly Avenue (Third Street), with 54 units.

Forsyth County Courthouse:
The site for the proposed courthouse is selected. If built, it would be constructed on Second Street, between Church, and Chestnut streets, on a very small county owned lot. It could reach 12-14 storeys in height. This would fill a hole in the skyline, when viewed from the John Gold Expressway. This would also open the current Hall of Justice site to new development or adaptive reuse that can attract more people to the area at night. As usual, commissioners are more interested in the cheapest option. We'll see what happens with this.

Weekly Wage Growth:
You've heard wages in the United States are stagnant. Wages aren't stagnant in Winston-Salem! Forsyth County (The county Winston-Salem is in) was ranked third in weekly wage growth at 11%. Wages in Forsyth County are quickly catching-up to Wake County (Raleigh-Cary), which only had 4.9% wage growth. If this continues, Forsyth County (Winston-Salem) could pass Wake County (Raleigh-Cary) in wages around third quarter (Summer) of next year? I'm sure these are the engineering, research, and technology jobs we've talked about in downtown Winston-Salem's IQ District. They are fast growing companies, with high paying jobs.

Brookstown District @ BB&T Ballpark:
Forsyth County Commissioners approved plans, from Atlanta-based developer Brand Properties, to build a downtown lifestyle center, with a full-sized downtown grocery store. According to reports, a grocery store leased the space, but the store wasn't identified. This was the last approval needed to move forward with this project. Construction will start soon! The same design team working on lifestyle centers at the Atlanta Braves' new ballpark and at Avalon in Alpharetta, are working on this project. This design team also designed Atlantic Station. We are expecting something really nice in downtown Winston-Salem.

Smith Reynolds Airport:
Forsyth County Commissioners are scheduled to vote December 21 to possibly give $1.5 million to the runway project. This project has matching Federal and State grants.

Whitaker Park Mixed-use Project:
Forsyth County leaders are proposing $4 million in infrastructure projects for this massive 1.7 million square foot adaptive reuse project. New construction at the site could increase the size of the development to 2.5 million square feet. As was previously reported, there are several new-to-Winston-Salem employers in talks to lease in this development.

Wise Man Brewing Mixed-use Project:
The windows and doors are cut and a crane is installing the roof trusses. As was previously reported, this is a mixed-use project, with office space, a live music venue, and brewery. An interesting project to follow! #CityOfAdaptiveReuse

National Black Theatre Hall of Fame & Museum:
Forsyth County Commissioners are proposing to give $400,000 to the Winston-Salem Arts Council to acquire the 1920s Journal-Sentinel (Independence Hall) Building. It will become the National Black Theatre Hall of Fame & Museum.

New Downtown Express Care Clinic: Built!
Novant Health's Forsyth Medical Center has opened an express care clinic in downtown Winston-Salem, at the corner of Main and Fourth streets. Gwendolyn Guernsey said "Express care is a great alternative to a high-cost emergency room visit or to patients delaying treatment because they have to wait for an appointment with their regular provider." The clinic will be staffed by nurse practitioners and physician assistants, who will be able to prescribe medication, conduct sports physicals, administer flu shots, perform cholesterol screenings, perform rapid strep tests, and blood glucose screenings. It is a part of the Forsyth Medical Center system and if they send you to a hospital, it will be Forsyth Medical Center.

Weekdays: 7:30 a.m., to 7:30 p.m.
Saturday: 8 a.m., to 6 p.m.
Sunday: 8 a.m., to 4 p.m.

Bailey Power Plant Entertainment Center:
Forsyth County Commissioners and Winston-Salem City Council gave the final approvals needed to begin construction on this massive project. 2016 should be an exciting year for construction in Winston-Salem! Several massive downtown projects are receiving final approvals right now. BioMed Realty would like to begin construction on the power plant as soon as possible (look for construction next month or maybe February?), with completion set for December 2017. This is the building that will have retail, restaurants, a bowling alley, dance club, office space for tech companies, an outdoor market, an elevated boardwalk lined with storefronts, a new minority tech business incubator, a wine bar, ice skating, rock climbing wall, theatre, and much more.

Poplar Street Apartments:
Since Grubb Properties' proposed development at "501 West Fourth Street" is now two buildings along Poplar Street, sharing the Poplar Street Parking Deck, I've decided to change the name of this development, on this thread. I will use "Poplar Street Apartments" to describe the new development project. This is a "temporary name" until we hear the official name. We need a name for it, to talk about it on the forum. I think Poplar Street Apartments is a better name for the development, as it is currently proposed. This will likely become two separate projects on the forum, at some point in the near future.

Bailey Power Plant Entertainment Center:
zalo at WSTB provided this update. Several leases are in the works, with one ready for signature in 2 or 3 weeks. More leases are to be signed within 6 to 9 weeks. Around half of the space will be committed by the end of March, 2016.

rmhpmi at WSTB said he observed more activity at Bailey Power Plant over the past 10 days. "Multiple people going in and out, some sort of building supplies being delivered and brought inside, vehicles parking behind the fencing, etc."

This was rumored for the Big Winston project on Trade for some years now. Looks like a new, large open air market will be added to the Arts District this Spring? Someone said it would be a small version of the markets you'd see in Philly and Baltimore.

Since the start of the downtown tech boom, in 2012, every year is a great year and significantly better than the last. There are large projects that aren't posted in this thread, since I can't find photographs or updates on them. A 450,000 square foot downtown corporate headquarters, with retail spaces, is among the projects under construction that I can't find updates or photographs of.

Closing the expressway could encourage more people to move downtown or to closer neighborhoods. Several reports on this forum often say the closing of highways is a positive for downtowns and there is nothing to be concerned about.

There seem to be a large number of markets downtown. There is even a "Free Market" on Third Street. A chance to find free items! I've seen a few large markets held across from Bailey Power Plant, too. And many more. Big Winston Market adds to these great offerings.

Projects & Construction:

For the New Year, we have a look at what the new skyline could look like. I apologize for removing some of the buildings. The polygon count is so high on this, I had to remove some of the buildings to assemble and render it. This is my own 3D Model of the city and shouldn't be used without my permission. The grey boxes are the proposed buildings we know the height or floor count of. Buildings we don't know the height or floor count of are not included. Some proposed buildings aren't visible, since taller buildings hide them in this view. The hotel on Third Street is hidden behind taller buildings.

Winston-Salem is one of the few cities on the forum with a full model to render views in. So, as new buildings are proposed, I can show how they will look.

Hanes Ivy Avenue Hosiery Mill:
The Ivy Avenue Hosiery Mill, built in 1926, is seeking placement on the National Register of Historic Places, to access tax credits. The tax credits are use for adaptive reuse projects. No details at this time as to what their plans are for the building. The building has around 455,000 square feet of space. This would be a large adaptive reuse project! It's located around 12th Street, near the expressway.

Bowman Gray Medical Education Building:
Wake Forest University's downtown medical school will open in just a few months! WOW! It should have a major impact on downtown, when it opens this summer! In the first view, we can see the completed skybridge, linking 525@Vine and the downtown medical school building. Bailey Power Plant is in the foreground.

Medical Technology Company Expands with New Jobs:
Kailo, A tech company located in the 30-storey Winston Tower skyscraper, is creating 251 new tech jobs. The company opened their Southeast headquarters, in downtown Winston-Salem, last year and they are already adding a significant number of new jobs and leasing more office space downtown. If you're interested in moving to Winston-Salem, there are many jobs for people in engineering, research, healthcare, and technology.

Kimpton's Cardinal Hotel & Residences:
The Forsyth County Historic Resources Commission considered a certificate of appropriateness application, for the interior and exterior of the Cardinal Hotel & Residences, on January 6, at 4 p.m.,. Details were sent to the National Park Service. If you are renting an apartment in this building, renters can move into the Residences in March. High-rise apartments are very popular in downtown Winston-Salem and the upper floors are almost completely leased, before the building is completed! At 329 feet tall, this building is among the tallest apartment towers in the Carolinas and is the tallest apartment building in the Triad area. The 20-storey Nissen Building, a few blocks to the west, held the tallest apartment tower in the Triad title until this building took the title. The apartments share some amenities with the Kimpton hotel, located on the lower floors.

Urban Outfitters at Woolworth's Building:
Forget about an accurate restoration. With Urban Outfitters in lease talks for the building, I'm sure most guessed it would be a modern renovation of the space. Workers will only complete the exterior, until the lease is signed. RoedigerHouse at WSTB posted an update on the facade, a few weeks ago. This could be a large retail and restaurant project from Urban Outfitters. Does anyone have an update on the lease talks?

Bailey Park Lower - Phase II:
Construction on the second phase of Bailey Park will be completed in April 2016. It appears as if all they are building in this phase is the waterwall, lighted walkway leading to the waterwall, and stairs? So, they will likely have a Phase III next year? These parks are needed to host the city's many festivals and they can only work on them during the cold weather months. I do see some "value engineering" on this project. The waterwall is only a third of the original proposed size, but it is taller. I have noticed that even the value engineered designs from BioMed Realty are nice. The stairs over the waterwall, in the original proposal, would've been amazing to see, if they built it.

1898 Idols Dam Adaptive Reuse:
Breaking news! The development group behind Krankies Coffee, Single Brothers, and West End Millworks have toured the burned-out Idols Dam structure, built in 1898. They are working on ideas to reuse the structure, located on the river. What are their plans? We will have to wait and see. The structure was in use for around 100 years, before an equipment malfunction caused a fire in 1998. Thomas Edison was a part of the investment and design team that worked on this project, in the 1890s. The building is still standing, nearly 18 years after the fire, as a ruin. It is possible to restore the building to its original appearance and original use or reuse it, while preserving it as a ruin. #CityOfAdaptiveReuse #AuthenticCities

Brookstown Graduate School:
Wake Forest University's Graduate School of Arts and Sciences has completed work on a building in downtown's Brookstown Historic District. The building is an old factory built in the 1830s. The recently opened third floor is now home to Masters of Arts in Documentary Film, Interpreting and Translation Studies, and Liberal Studies. There are also some classes open to the downtown community. The new film school will add Sports Storytelling in Fall 2016. Twenty-foot tall ceilings, exposed brick walls, and hardwood floors from the 1830s give the space historic charm that appeals to students of the arts, humanities and sciences alike. Technological advantages include a state-of-the-art production studio and more editing bays. Lightweight, brightly-colored furniture in the classrooms and open work stations in the common areas promote collaboration among classmates and colleagues.

Bradley Jones, Dean of the Graduate School of Arts and Sciences, said the combination of these features will translate into a recruiting advantage for prospective students, especially those in creative fields. “Being within walking distance of downtown Winston-Salem’s vibrant arts district is especially appealing to our documentary film students, who are already collaborating with the Milton Rhodes Center, New Winston Museum, and the RiverRun Film Festival,” said Jones. “The graduate school imagines the space as an inviting destination where Wake Forest students, faculty and staff can connect with members of the greater community through scholarship, partnership and events.” #CityOfAdaptiveReuse

I love these adaptive reuse projects. Several adaptive reuse projects, in the past three or four years, have brought thousands of new students to downtown, from multiple colleges and universities! And there more projects, currently under construction, that will bring around a thousand more students to downtown Winston-Salem! And more downtown projects that are proposed by area colleges and universities. Very exciting!

Chatham Manufacturing Adaptive Reuse:
From current leasing documents, it appears as if half of the office space in this project is leased?

Pepper Building Micro Apartments & Retail:
We haven't heard much about this project recently. As we look at cracked and sagging terracotta and loose bricks, it does appear as if it was rescued at the last minute. If they waited any longer, it may have faced demolition. It does appear as if McCrory Construction is working on the facade, right now. The windows are original, from 1928. I'm guessing they will replace them, with accurate replicas?

Two-Storey Publix With Parking Deck:
We haven't seen an update on this project in a long time! Completion is set for Late Spring 2016. This is Publix's newest urban prototype store. Features of the new Publix include a café, pharmacy, hot bar, salad bar, soup bar, bakery, deli, cheese shop, a complimentary carry-out service and covered parking under the store.

West Salem Modern:
Another look at this awesome "modern architecture" infill project in the West Salem Historic District. These homes are much denser than I thought.

Plaza Building & Galleria:
We haven't seen any updates on this 450,000 square foot corporate headquarters project in several months and, until now, haven't seen any renderings or photographs of it. This is a pedestrian bridge, linking a neighboring parking deck with the Plaza Building. It was shared by dtws on the WSTB Forum.

Creative Corridors:
The state is advertising for contractors. The state will award the contract this summer and construction is expected to start in the fall. Quarry Park:
The first phase will construct greenways (connecting through Marble Street) and an observation pier, called The Boom. Bar Construction is the general contractor for the first phase and the first phase will open April 2017.

Substantially Higher Income in Winston-Salem:
It does appear as if Winston-Salem, Raleigh-Durham, and Charlotte are pulling away from the rest of the state. According to the Raleigh News & Record and the research of Ted Abernathy of Economic Leadership LLC, only five counties had annual pay above the statewide average. Forsyth, Durham, Orange, Mecklenburg, and Wake counties have substantially higher incomes than the rest of the state. Durham, Orange, and Wake counties are the Raleigh-Durham Metro; Mecklenburg County is Charlotte; and Forsyth County is Winston-Salem. It appears as if the young professionals and best paying jobs are locating in Winston-Salem, Raleigh-Durham, and Charlotte and the rest of the state continues to struggle.

There are so many unreported projects downtown. It's so annoying. Thank you RAI for adding quality public art. And is this the official new theme for bridges...these soaring double arches? I'd love to see more of these thoughout downtown and above major intersection like Five Points.
