The concept does appear to integrate nicely with the Tavern. I expect Design Review will assist with blending the two well.

That stupid by-law is (one of) the reason(s) why the Hamilton Grand project never got off the ground... Years later, we still have an empty lot.

I don't think that by law played much influence in the lack of progress on Hamilton Grand. But it is a good scapegoat.

Does anyone have any images of the early designs? Can't find them anywhere

I saw the very early rendering. It was a basic design concept. The project hasn't returned to DRT or any other committee since I posted my article last summer.

I was just about to ask the same question. Really hope this project comes into fruition.

Picture doesn't load on the page but it works if you copy pasta the link. Anyway in case you don't, its a zoning amendment for the site filed by Vranich, date is pending. Looks like this thing is still alive.

Anyone know who the architect is? I'm assuming Lintack, but I'm interested to see what this will look like.

Joey Coleman can't log in for some reason, but he's asked me to post this on his behalf:

Quote:
This one is in my neighbourhood, so two hats here.

"City Hall Journalist Hat"

-the developer was at Design Review Panel on Feb 12.
It will return to DRP for site plan, this appears to be the way it will work, two DPR hearings, one before Planning Committee, one before Site Plan.
I was to meet with staff on this file to get the DRP discussion notes. I haven't had an opportunity.

"Beasley Neighbourhood Association Member Hat"

Shortly after DRP, the developer reached out to the Beasley Neighbourhood Association to meet to discuss the plan before it goes to Planning Committee.
I was included in the invitation for information and I recused myself further from the discussion due to my role as a journalist.

*remove hat*

Personally, I have a good vibe from the early plans I saw and from the email I was cc'd on to the BNA. Staff sounded positive as well.

They're already putting fencing up and prepping the site for construction even though it doesn't go to to city council until Tuesday. Seems like they're aiming to break ground ASAP.

The fencing completely takes over the sidewalk which is fucking hilarious.

They're also doing a ton of renos next door at The Wellington Tavern so I wonder if it's related.

Well, this looks ugly. At least there's retail at street level.

Is that even legal? They should have a permit to be able to block the sidewalk like that.

Hopefully a better render will be available soon. That image is basically a schematic of the front elevation. Doesn't tell us what the materials may look like, how the balconies will be, whether it will just be a flat slab or have some depth...

The bar next door is actually completely closed and looks like it's being renovated. I could see construction lights strung up inside.

Not a stunner, but certainly a welcome addition to the hood.

I was really hoping it would be integrated into the wellington tavern building as originally rumored, oh well.

Sidewalk is blocked off now but it looks like it's just temporary until they build a covered pedestrian walkway.
