Gerding Edlen to present Capitol Hill housing, retail design

Here's a chance to meet the developer picked to build housing and retail above Sound Transit's Capitol Hill light-rail station.

Gerding Edlen will present its initial design to the city Dec. 14, and there will be an open house on Tuesday, Dec. 6 from 5:30-8 p.m. at Summit Space (420 E. Pike St.).

Over 300 housing units are planned in this $130 million TOD project on Capitol Hill. Work is slated to begin in 2018.

Some of those proposed projects are underway, and some of the construction projects are complete. No time to dissect.

This one has parking but it's 17 spaces for 59 units. Ballard's larger buildings have parking but some of the smaller ones don't.

Correction: This isn't Ballard, it's Interbay. The building and a few others nearby are little island of housing in an industrial valley, with decent bus service on 15th. Also next to a driving range and golf course that used to be a dump, plus a ball field.

Okay, thanks for the correction. This one is in the East Capitol Hill/Madison area. I can see this one getting mixed up with other ones.

50 units, 20 parking spaces.

Buildings with smaller footprints have a hard time doing more than one level of parking. So it's fairly predictable.

I love where this city is heading.

It helps that both of these latest posted buildings have supermarkets within a few blocks.

We don't have a metro thread so I'll put this here. Something that some are trying to brew-up in Federal Way:

Seatac Plaza - Winson Investment
http://winsoninvestment.com/portfolio/seatac-plaza/

FUTURE DEVELOPMENT
Site Area : 327,600 SF
Project Area : 1,105,200 SF
Height : 195 FT
Stories : 17
Components : Retail + Residential
Zoning Parameters : Maximum Height 200 feet, Commercial, Multi - family use.

Federal Way Transit Center is neighbored to the site as next property. It provides excellent access to public transportation which is the best potential site of the residential development with retails.

The major retails such as Walmart, Home Depot, Costco, Macy’s are also gathered within 1 mile distance so that the residents of the project site can have convenient shopping.

The city of Federal Way will facilitate New Art Performing Center in near future where is located within 700 feet walking distance.

The city is getting some really nice mid-rises.

I adore almost all of those designs.

Patano honored for I-5 lid idea
By JOURNAL STAFF

Seattle architecture firm Patano Studio Architecture said it received a commendation yesterday at The Architectural Review's 2017 MIPIM Future Projects Awards dinner in Cannes, France.

The firm was recognized in the Big Urban Projects category for Seattle C.A.P. The proposal would put a cap over Interstate 5 from the Lakeview overpass on the north, along the western edge of Capitol Hill toward the downtown core.

A 45-acre, 2-mile-long park would be built on the cap to reconnect the urban fabric of Seattle.

Yes. Desire and dream are not the same as financed and under construction.
