Broadway Park Lofts, Moving Closer To Getting Back On Track

1. PROJECT SUMMARY
BPL South Tower LLC (BPL) closed on the acquisition of 51 residential units located in the
incomplete second phase of the Broadway Park Lofts on September 27, 2012. Currently, the
second phase’s superstructure, 89 underground parking spaces, trunk lines for fire suppression,
and elevator are installed and complete.
BPL has a budget of $3,323,500 to complete
construction of the common areas and residential units. BPL will start with an initial capital
outlay of $1,500,000 to get the project sealed as quickly as possible. This will include pumping
and forming each unit’s concrete floors, completing the rooftop deck stair housings, installation
of the interior stair infrastructure, installation of all exterior and interior courtyard windows and
doors, and completing the drainage, damp proofing, and concrete related to the common

Once the building is sealed, BPL will begin finishing individual units. The units consist of 17
two-story live/work units that will sell for $95,000, ten 700 square foot two-bedroom units that
will sell at $176,000, two 580 square foot two-bedroom units that will sell for $150,000, ten 900
square foot two-bedroom units (with roof deck,) that will sell for $230,000, and twelve 1,200
square foot two-bedroom units (with roof deck) that will sell for $375,000-$525,000. The intent
is to complete 15-20 units by April 1, 2013, with the remainder being completed by the end of
2013. BPL has already accepted 14 reservations for the residential units. Each reservation
required a 3% refundable deposit.

A couple of weeks later than planned, the first test train ran Tuesday on the new Airport TRAX extension — and the Utah Transit Authority is urging drivers and pedestrians to expect and watch out for trains there now.

The new Green Line schedule was also further amended. Weekdays, a few more trips were added from the airport to Central Pointe (the last train from the airport to Central Pointe leaves at 11:39 pm now) and a few trips from West Valley to the airport were added (the last train used to leave West Valley at 10:03 pm; now, it's at 10:48 pm).

The Salt Lake City Redevelopment Agency is pumping new blood, in the form of a $4.5 million loan, into the partially finished Broadway Lofts near Pioneer Park.

"The significance is we finally have a rock-solid developer to finish the project," said Kyle LaMalfa, chairman of the RDA board, which is made up of the Salt Lake City Council.

"It’s been an eyesore," he said. "We’ve been hoping for an opportunity to boost Pioneer Park and the 300 South corridor with new residents in this project."...

Crystal Light is a response to the dramatic weather of Salt Lake City. It uses water in its different states as the metaphor for the temperature changes and precipitation. The salt crystals of the lake and the spectacular lightening storms over the lake are woven through these images as well.

Crystal Light is a complete environmental experience that surrounds the visitors to the Transfer Station and is never quite the same because it responds to the shifting lights and colors of the day light and at night is bathed in the programmed lighting that changes both intensity and color as if in response to the movement of the pedestrians and actually in response to the movement of the elevator. The work exists within the planes and surfaces of the station as it dematerializes the surfaces and projects and reflects these crystal and water patterns beyond the physical boundaries of the work itself onto other surfaces. The sky, its color and the clouds that are so dramatic become a part of the work as the etched water crystal forms are seen against this dramatic backdrop of light and color. The colors of the lighting program will subtly change throughout the seasons, cooling as the weather warms and warming as the cold arrives.

Transfer Station, Installation Artwork Up Close

CRYSTAL LIGHT (in progress)for the Airport Transfer Station Salt Lake City, Utah.
The artwork engages all the glass in the station with laser etched images of water in its
various states. The glass elevator tower is 60’ high and treated on all sides. Stainless steel
discs in the pavement catch the light as if flowing water. Programmed LED lighting
creates shifting patterns and color throughout the station.

PROVO — The Provo-Orem area is the fourth-most competitive metro for jobs in the United States, according to a recent study by Economic Modeling Specialists Intl.

This means that, since the recession, the Provo-Orem area is creating jobs at the fourth-fastest rate in the nation. Likewise, Salt Lake City is ranked sixth for competitive metros.


The most competitive metro is San Jose, Calif., with 3.5-percent due growth in 2012. The Utah urban metros were also beat by Austin, Texas, and Bakersfield, Calif. Salt Lake was ranked one spot lower than Houston, Texas.

EMSI used four considerations for the analysis: industrial mix effect, national growth effect, expected change and regional competitiveness effect.

In other words, they weighed how national forces and local competitive forces affected each other while looking for overall job change from the past two years.

Rankings came from 100 metro areas' jobs gains and losses. The percent was then calculated. Provo-Orem had 2.8 percent — the fourth-fewest total jobs of the 100 metros, which is estimated to be about 211,639. Salt Lake's was 2.6.

"This metro area just south of Salt Lake City has seen surprisingly large job gains in professional, scientific, and technical services," said the EMSI report about the Provo-Orem area.

The City Creek Center

For the past few years, construction of the City Creek Center took
the glow off much of downtown Salt Lake City. That will change this year
as the new shopping center will join The Gateway, Temple Square,
the Downtown Alliance and the Gallivan Center in offering holiday
events, traditions and decorations.

The holiday season at City Creek Center kicks off at 7 p.m. Thursday,
when Santa will appear...

... Near the center’s food court, Santa will sit in a 30-foot-tall lantern
that weighs almost 2,000 pounds. Workers have placed throughout
the center four storybook-themed lanterns, which contain dioramas
featuring classic holiday stories, such as A Christmas Carol, The
Nutcracker, The Night Before Christmas and The Twelve Days of
Christmas.

A decorated tree will stand at Richards Court, and the center’s fountains
will be choreographed to "Let It Snow," "Carol of the Bells" and the
theme from "The Nutcracker," with shows starting hourly.

Macy’s is bringing back the traditional "candy windows" made popular by
the old ZCMI department store. The decorated windows will also be

LEHI -- There was no recession in sight on Friday as dignitaries gathered from as far as Hawaii to cut the ribbon on the new Outlets at Traverse Mountain.

It's all here -- Michael Kors with grommeted bags, Le Creuset with its signature enameled cast iron pots, Nike's spirited athletic wear, and Johnny Rockets was packed with customers looking for a 1950s diner experience. Which is not to mention Under Armour, Calvin Klein, diamonds, leather, a handful of stores ripe with children's clothing, shoe from high end to budget conscious, perfume, men's wear, luggage, chocolate, chocolate and chocolate.

What's not to love?

The mere existence of this outlet mall is testimony that there is life in Utah Valley's economy. Ted Heaps, who as CEO of Legacy Retail is the man who made this happen, put it this way: "Despite the rather bleak economic climate of the last few years, we have a virtual hotbed of American free enterprise here, and we are proud to be part of it."

If the throngs and hordes that descended on the new mall Friday morning are any sign, shoppers are not only happy but chomping at the bit to do their part. Johnny Rockets restaurant was packed with customers, as was Kitchen Collection as people snapped up cooking wares and gadgets. There was a line for the cashier at Le Creuset, and Rocky Mountain Chocolate Factory was filled with eager eaters. So much cheering was coming from the Nike Factory Store -- employees lined up to give lines of shoppers a boisterous welcome -- that it sounded like a championship basketball game. The front doors at Michael Kors seemed to never stand still.

"Our stores are extremely excited to be opening," said Teri Sunderland, general manager of the Outlets at Traverse Mountain. "This will become a destination."

Erin Callaway of Pleasant Grove, her mother and her grandmother all descended on Le Creuset because the family is devoted to the pans and has been traveling to California to buy them. They are thrilled to have a store much, much closer to home.

"I own three pots and they are amazing," Callaway said. "They are kind of like the better way of Crock Pot cooking."

"You cannot make a pot roast without a Le Creuset," said her mother, Carole Probst. "It's not the same."

Grandmother Lucy Diepenbrock has her mother's original Le Creuset pots, now at least 80 years old and still as good as new, the family said.

"We are fighting over who gets them for the next generation," Callaway said with a laugh. That kind of enthusiasm is exactly what officials are grateful for.

"There has been a lot of Thanksgiving today. Thanks for having the faith to come to Lehi City," Lehi Mayor Bert Wilson said to developers. "I've never been to heaven and I probably won't get there, but if it's like this, it's probably worth changing our ways to get there."

City Update - Sugar House Village - Sugar Hole Project

The debacle of the Sugar-hole is finally underway! Demolition
commenced in January of 2008, for those keeping track, to much
community discontent. The project seemed ill-fated, delayed for
years through the recession. The Sugar-hole was filled, and now
excavated again, building finally underway!
