Yesterday, it appears that Denver became one of few cities in the nation (it appears that it will pass, but all ballots aren't counted yet) to have a Green Roofs Initiative. The wording of the passed ballot is a follows:

Shall the voters of the City and County of Denver adopt a measure that requires every building and any roof replacement of a building with a gross floor area of 25,000 square feet or greater, or a building addition that causes the building to become 25,000 square feet or greater, constructed after January 1, 2018, shall include a green roof or combination of green roof and solar energy collection; while also requiring proper permits and maintenance plans, establishing construction standards and a technical advisory group, and publishing construction guidelines and best practices; also allowing for exemptions and requiring enforcement with violations and penalties?


If it ever really gets built, how will this new requirement impact the design/appearance of Denver's new proposed supertall pictured below




as well as a lot of highrise projects still on the boards? Will this new regulation put a damper on all of the boom that Denver's been experiencing lately?

Time will tell, eh?

I like the concept of green roofs, but opponents are correct that they can be expensive. They involve added weight, plumbing, and maintenance/accessibility. There's ongoing risk of leaks including accidental penetrations. Those things can be relatively easy in some buildings and harder in others.

For example in the proposed tower above, maybe the roof line becomes vertical screens around a flat roof. But mechanical equipment probably goes up there too, with a thin shell or screening around that. What tradeoffs and added costs would be necessary? Or is there enough area in the podium and setback roofs to handle it all there? Does the building need to taper via steps vs. angles?

Plans for Denver's new would-be supertall filed with the city by local architects Davis Partnership.... and the project will be 81 stories and exactly 1000' from street level to top of crown.

Well, like so many other of these proposals that have been in Denver the last several decades or so... will this really get built as is, or will it get cut down some 50 stories and end up another 31 story building?

And.... I wonder how this will satisfy Denver's new Green Roofs Initiative?

If I remember correctly I believe that if your project isn't exactly feasible for a green roof the city will exempt you from needing one. I hope this is the case, I don't think green roofs in Denver will ever be that great. Its to arid here.

Any updates here? I visit Denver on the regular and despite all the cranes, no updates! What ever came if the super tall proposal?

- Looking at these construction pics of Denver reminds me a lot of walking the streets of Charlotte NC. I feel the two cities have a lot in common.
