Rezoning Application for 1455 West Georgia:

Yummy. This height is a good replacement for losing the Empire Landmark Hotel in that general vicinity.

So it appears that View Cone 3.2.1 (QE Park) is being enforced for 1500 West Georgia and 1550 Alberni, but not this tower.
For 1550 Alberni, that application also references viewcones B1 and C1.
So 1455 West Georgia will be the dominant tower in the area.

I love the base. As for the building, I don't know. It doesn't do that much for me, actually.

The elevations do say silver-tinted curtainwall - so it should look good.

... and there's edge lighting proposed.

I realize that this is a tough site with the shape and size, but the floorplates seem unnecessarily fussy. Some awkward floorplans; 40% of the units don't have balconies, and no North facing balconies(?).

I like everything but the east facade. Seems a bit too messy compared to an otherwise very sleek and refined tower.

Hopefully that gets tied together and this one will be a slam dunk.

My feelings exactly.

Will be quite the stunning view coming from Stanley Park.

So, are there any hidden view cone surprises here like with the Jenga Tower? Or am I reading the document right that this tower is in the clear?

No, Jim Cheng knows how the city works well enough that this will go through as proposed with only minor tweaks.

This will be an epic area of DT if all the proposals go ahead.

Cordero is already neat, Alberni, and hopefully West Georgia across.

Well that's partially the result of all these properties being in need of redevelopment. Should be an architecturally interesting part of town when all is said and done. Probably not vibrant, but it is Coal Harbour...

I really hope they do something we that intersection. It's not very pedestrian-friendly and it's pretty void of life.

I was thinking you could do something like closing off Pender for a block and creating a public space here. You could have the traffic join Georgia via Nicola St. New York has done something similar with it's triangular block intersections.

Coal Harbour is snoozeville. The city needs a good percentage of new units coming on-line to be micro suites, otherwise you'll never get younger people moving into the neighbourhood.

Pender St. is needed as a Georgia St. bypass - it's much faster to cross downtown on Pender than on Georgia.

If you check out the site plan on the City website, you'll see the note "Intersection redesign is part of a separate City-led process."

I am imagining a pseudo-Burrard and Pacific style upgrade -would be nice for walk/bikeability and traffic flow.
