Spanish Villas (residential with street level retail)

This urban project will mix Spanish villa style mutli-family with retail on the street level. This project is being built adjacent Galo's Promenade Place development. These developments are surrounded by student housing and are also adjacent to La Cantera.

I created this map to show how much North Campus/West La Cantera is growing.



Orange is the Spanish Villas.

Blue is Promenade Place (mixed-use).

Red is High View Place multi-family housing.

Yellow is a proposed mixed-use development.

Green is La Cantera's West Ridge office park.

Teal is a retail development.

Did Galo ever develop that property they had off of 1604 I-10?

Not yet, but there has been a lot of activity going on. It looks like utility work may have begun?

That's good to hear. I will be in SA for a week over thanksgiving so that will give me time to go explore all the new developments in town. Anyone think the retail segment in San Antonio has been built out or is there room to grow? The San Antonio of 1o years ago and today are so different....really is wild when you think about it but I love it!

What's the population density of that area?

Chase Hill Blvd is half a mile in length and has only multifamily housing. Over 2,000 units, but not all are leased.

Okay. Let's be real here. Over 90% of those units are students. It would be more realistic to just say 'student housing'.

Not in my experience, most folks would just pack into a car and head down to Wal-Mart.

It's more than the 1,800 (estimated 2008 population of 78205) that live downtown. If it wasn't for the mass of hotels that make up our downtown there wouldn't be any retail or restaurants.

Some 18,000 students live within 1 mile of the UTSA campus. The only area with more concentrated multifamily housing is the medical center.

The parcel of land that this will be built on is closer to on-campus housing than the UC (which is where most of the on-campus activities and 'stores' are). I, for one, would much rather walk from Laurel Village underneath 1604 and into this to get lunch or shop than have to walk to the UC, drive somewhere, or eat at cafe (which has horrible food, btw). Like I said: if it is student friendly, it will succeed.
