The marquee high-rise office tower is under constuction on the studio lot on Sunset Boulevard. Netflix is expected to occupy just over 200,000 square feet — the deal, according to the companies, is the largest office lease signed in Hollywood in terms of square feet. And it doubles its L.A.-area office space.

One of China's largest developers plans to build a $125-million apartment and shopping complex in Hollywood — marking the expansion of mainland Chinese builders in the Los Angeles area beyond downtown and Beverly Hills.

Gemdale Corp., which has constructed some of the largest residential communities in China over the last two decades, has formed a partnership with LaTerra Development of Los Angeles to erect a six-story residential and retail complex on Western Avenue near Sunset Boulevard.

Gemdale, based on the mainland in Shenzhen, is listed on the Hong Kong stock exchange and has built more than 30,000 condominiums in 25 Chinese cities in 2013 alone, the company said.

Its move into Hollywood comes after other large Chinese developers, including Greenland Group, Oceanwide Real Estate Group and Shenzhen Hazens Real Estate Group Co., have started work on billions of dollars worth of new condominium, hotel and retail projects near Staples Center.

Wanda Group, another Chinese firm, is set to build a $1-billion condominium and hotel complex in Beverly Hills on the former site of a Robinsons-May department store on Wilshire Boulevard.

Construction should start on the garage by the end of this year, he said, and the entire project should be finished by early 2018. An outstanding question is the exact number of units. The plan is to build as many as 254, more than typically would be allowed on the property, by setting aside 21 apartments for "very low-income" residents, Tourtellotte said. Developers can be rewarded when they include affordable housing in a project.

Similar mid-rise hotels are also in the planning stages on nearby properties. South on Wilcox Avenue, HIRC is development a 12-story Thompson Hotel. East on Selma Avenue, a 200-room establishment is proposed for a parking lot which abuts the recently opened Mama Shelter.

Later this week, the Los Angeles City Planning Commission will review "The Rise Hollywood," a mixed-use complex proposed by a joint venture between Cal-Coast Development and Rescore.

The $110-million project is slated for an approximately two-acre site at 1311 N. Cahuenga Boulevard, currently developed with a collection of small commercial buildings. Plans call for seven-story structure featuring 369 apartments, including 12 live-work units, 30 micro units and 20 units reserved for moderate income households. Other features would include 2,500 square feet of retail space, as well as an underground parking garage, a public plaza, multiple outdoor decks, a gym and a recreation room.

A recommendation report from the Los Angeles City Planning Commission (CPC) has revealed renderings for Olive Hill, a proposed mixed-use development near Barnsdall Park in East Hollywood.

The project, slated for a 1.6-acre site at 4900 Hollywood Boulevard, would consist of a six-story structure featuring 200 apartments, including 40 units reserved for low-income households. The proposed development would also contain slightly over 13,800 square feet of ground-floor commercial space, approximately 23,000 square feet of common amenities and 342 parking spaces in a partially underground garage.

Stalled plans for a residential tower on the Hollywood Walk of Fame have been revived.

The proposed development, slated for the southwest corner of Hollywood Boulevard and Gower Street, would consist of a 23-story building featuring 220 residential units and 4,850 square feet of ground-floor commercial space. A case filing from the Los Angeles Department of City Planning indicates that the tower would also include a parking garage with subterranean and above-grade levels.

As currently planned, the project is contigent on several discretionary approvals by the City of Los Angeles, including a zone change and a site plan review.

A new promotional video offers a flythrough tour of NoHo West, the proposed redevelopment of the San Fernando Valley's soon-to-be vacant Laurel Plaza shopping center.

The future mixed-use complex, located at 6150 Laurel Canyon Boulevard, is expected to create a walkable neighborhood featuring offices, apartments and ground-level shops and restaurants. A total of 742 residential units would be provided in three-to-six-story buildings along the perimeter of the 25-acre site. An existing four-story structure near the center of the property, currently a Macy's department store, would be repurposed as approximately 500,000 square feet of office space.

NoHo West, as designed by Los Angeles-based architecture firm Altoon Partners, would be centered around a pedestrian-only street running diagonally through the property. The paseo would be flanked with approximatley 190,000 square feet of commercial space, including a gym, a supermarket and a cinema multiplex.

Parking for the new development would provided within a new eight-story structure along the SR-170 freeway, as well is in an underground garage beneath the new residential buildings.

Trimmed down tower on Sunset in Hollywood inches toward approval

The latest project from Hudson Pacific Properties is a 15-story office building on Sunset Boulevard at Bronson Avenue just west of the 101 freeway in Hollywood, and it’s moving to the City Council for final approval Wednesday after clearing the planning and land use committee this week.

The tower was proposed as 18 stories, but neighbors complained about the size, so Hudson chopped it to 15 by eliminating some parking. At that height, it would reach 240 feet. The building would go up on a 1.55-acre parking lot, abutting some two-story, Spanish-style bungalows, and it would have 26,000 square feet of retail on the ground level.

A rendering shows above-ground parking topped with offices. The office floors have varying heights and widths, a glassy facade and quite a bit of greenery.

The property, currently a vacant lot, would become a five-story building featuring 60 apartments, seven of which would be set aside as affordable housing. Local investment firm Ikon Hospitality, which specializes in hotel properties, is in the midst of construction on a new boutique inn near North Hollywood Station.

The four-story development, designed by Irvine-based architecture firm nKlosures, will feature 43 guest rooms and gallery space for local artists. Guest rooms will come will be supplemented by a number of amenities, including private patios and a restort style pool.

The low-rise building, located at the southeast corner of Tujunga Avenue and Weddington Street, is on pace for completion in 2017.
