With the lot currently vacant besides the adjacent school, where construction is already making headway, excavation should seemingly begin shortly.

Monadnock Development filed plans with the city on Wednesday for an additional building in the eight-building complex. This one will be located on a vacant lot in Claremont at 1560 Boone Avenue and contain 366 affordable residential units, filings show.

The mixed-use project will be 16 stories tall and span 604,082 square feet, including 7,276 square feet of commercial space and 1,202 square feet of community space. The remainder of the space will be residential.

The complex is ultimately expected to span five acres and contain more than 1,300 affordable housing units, 46,000 square feet of retail, a playground and two landscaped public spaces. The estimated cost of Compass Three is $145 million, and Bronx Borough President Ruben Diaz Jr. will contribute $500,000 to the project. Monadnock hopes to break ground in 2018.

Did some quick math for fun.

Time for some math using emporis figures for highrises/skyscrapers.

6,281 high-rise building
933 skyscrapers
Skyscrapers + High Rises (NYC)= 7214

Now thats not including JC and the proxy cities. Only NYC core.

Factor in JC:

154 high-rise building
60 skyscraper
Skyscrapers + High Rises (NYC + JC) = 7428

Factor in Fort Lee:

37 high-rise building
3 skyscrapers
Skyscrapers + High Rises (NYC + JC + Fort Lee) = 7468

Rinse and repeat for other proxy cities. Hell, one more!

Lets do Newark, NJ:

162 high-rise building
9 skyscraper
Skyscrapers + High Rises (NYC + JC + Fort Lee + Newark) = 7639

Did a quick excel sheet.



This decade, via the data, is proving to be the tallest in history. A couple of spikes in 1931, and in the 70's with the original WTC towers, but 2010-2020 is magical.

111 W.57 is 1,428 ft.

One Manhattan Square is 847 ft.

Was just a quick list using emporis data that was put together in like 30 seconds. Just to get an idea of the average height rising and/or complete. Its not a fact checking spreadsheet.

The lesson to be learned is that 2010 through 2020 is by far the largest era of height gain in the city. A couple of outliers in the 30's. 70's were the original twins, but thus far, this decade is skyline defining. Also borough defining with the advent of a super-sized LIC and DoBro. Even Jersey City.

Post recession, all these nodes boomed like crazy.

The building will top out at 14 stories. The architect of record is Magnusson Architecture and Planning, which was also involved in designing the 305-unit Melrose Commons complex in the Bronx.

What a thoughtless incompetent design. Why? If the NYC building code is requiring site programming this stupid, then the building code needs to be redone.
