Project: 251 West 117th Street

Gerner, Kronick, + Valcarcel Architects will be designing the building, while Artimus Development is developing. The 13-story structure will rise 120 feet to its rooftop, with a total construction area of 97,780 square feet to contain 81,764 square feet of residential space. That will be divided amongst 104 apartments, and with relatively low ceilings and a small average unit size of under 800 square feet, rentals would seem very likely.

With the lot currently vacant besides the adjacent school, where construction is already making headway, excavation should seemingly begin shortly.

Project: 1560 Boone Avenue

Monadnock Development filed plans with the city on Wednesday for an additional building in the eight-building complex. This one will be located on a vacant lot in Claremont at 1560 Boone Avenue and contain 366 affordable residential units, filings show.

The mixed-use project will be 16 stories tall and span 604,082 square feet, including 7,276 square feet of commercial space and 1,202 square feet of community space. The remainder of the space will be residential.

The complex is ultimately expected to span five acres and contain more than 1,300 affordable housing units, 46,000 square feet of retail, a playground and two landscaped public spaces. The estimated cost of Compass Three is $145 million, and Bronx Borough President Ruben Diaz Jr. will contribute $500,000 to the project. Monadnock hopes to break ground in 2018.

Time for some math using emporis figures for highrises/skyscrapers.

6,281 high-rise building
933 skyscrapers
Skyscrapers + High Rises (NYC)= 7214

Now thats not including JC and the proxy cities. Only NYC core.

Factor in JC:

154 high-rise building
60 skyscraper
Skyscrapers + High Rises (NYC + JC) = 7428

Factor in Fort Lee:

37 high-rise building
3 skyscrapers
Skyscrapers + High Rises (NYC + JC + Fort Lee) = 7468

Rinse and repeat for other proxy cities. Hell, one more!

Lets do Newark, NJ:

162 high-rise building
9 skyscraper

This decade, via the data, is proving to be the tallest in history. A couple of spikes in 1931, and in the 70's with the original WTC towers, but 2010-2020 is magical.

Was just a quick list using emporis data that was put together in like 30 seconds. Just to get an idea of the average height rising and/or complete. Its not a fact checking spreadsheet.

The lesson to be learned is that 2010 through 2020 is by far the largest era of height gain in the city. A couple of outliers in the 30's. 70's were the original twins, but thus far, this decade is skyline defining. Also borough defining with the advent of a super-sized LIC and DoBro. Even Jersey City.

Post recession, all these nodes boomed like crazy.

Project: 2119 Caton Avenue

The New York City Economic Development Corporation filed construction plans Tuesday for a 255-unit rental development at 2119 Caton Avenue in Flatbush.
The plan for the entirely affordable housing development was approved by the City Council in April.

The permit application, submitted to the city’s Department of Buildings, calls for 193,000 square feet of residential space and an additional 30,000 square feet for commercial and community uses. The building will top out at 14 stories. The architect of record is Magnusson Architecture and Planning, which was also involved in designing the 305-unit Melrose Commons complex in the Bronx.

Project: 301 Himrod Street

The building will consist of an expansive first floor that will comprise almost 11,000 square feet of medical office space, as well as 600 square feet of retail. Above that, there will be 11 floors of apartments, with 39,000 square feet of space divided amongst 55 units. At an average size of just over 700 square feet, those will be rental apartments.

Aesthetically, the building itself is adequate infill, with an exterior of brick and corrugated metal panels. The retail will be flush with the sidewalk, enhancing the neighborhood’s walkability, though the apartments will be setback substantially. While a more comprehensive streetwall would be nice, the result will still be quite an improvement over the site’s former parking lot, which was acquired by 301 Himrod’s developer MKF Realty for $9,500,000 in August of 2015.

Project: 37 West Street

Yet another desolate waterfront lot in Greenpoint is in for a major redevelopment, with applications now filed for 37 West Street, between Oak and Noble streets. SLCE is the architect of record for the project, which will rise 14 floors and 211 feet to its rooftop, indicating generously-sized ceilings for the residences within. There will be 92 units spread out over 87,434 square feet of space, as well as a 3,300 square-foot community facility component. At about 950 square feet apiece, and accounting for the high ceilings, condos would seem very likely. Lipa Friedman of M&H Realty LLC is listed as the developer.
