Property records say this lot is owned by the Morman church, so hopefully it'll be of the same quality as the Alexander.

Wow! I can't believe the degree to which North Broad is changing. I recently walked past this lot too, yearning for it to be developed. I can't wait for this surface parking lot to bite the dust!

Between Vine and Spring Garden, North Broad is filling in quickly. It's only a matter of time before some major lots between Spring Garden and Girard meet the same fate!

I was about to comment that from what I can tell, it has a similar throwback style.

Materials will matter a lot on this one. If the materials are as good on this as they are on the Alexander, this will be a grand slam.

Revitalizing N Broad Street girds for surge of new apartments with two major projects planned

Quote:
Developers Toll Bros. and Alterra Property Group are separately planning two apartment projects on Broad Street north of Center City that could together add nearly 900 new units to the rapidly revitalizing corridor.

Horsham-based Toll is teaming with Salt Lake City investment firm Sundance Bay on its plan, which calls for a 368-unit apartment tower near the entrance to the landscaped Rail Park highline on Noble Street. Alterra of Philadelphia, meanwhile, is planning a midrise with as many as 500 units at the northwest corner of Broad and Spring Garden Streets.

Really like the look of this.

Looks great! Build it! Looks like a taller 218 Arch.

The pedestrian plaza and cafe as well fronting the entrance to the Rail Park is an AWESOME addition. Now if we can just add a cafe in that old Trolley Car right there...

Man, only a couple hundred feet of the Rail Viaduct has been repurposed so far, and we're already see drastic sweeping changes to Callowhill.

I've added this project to the Highrise thread OP.

I've always thought that this lot needed development. Hopefully the DaVita and whatever the heck else is next door can move out soon so that we can get some more density along Broad.

This thing has merit/substance. Not the average schlock. If only it were a bit taller to help the skyline's needed (at least desired) stretch to the north.

Glad this project is happening, and happy they are breaking the site into two different designs, but personally think two floors facing Broad is too short.

I don't mind - it breaks it up and highlights the entrance to the rail park.

Agreed. Fantastic in-fill. The area around the Rail Park is pretty bleak and streaked with parking lots. Hopefully this gets the ball rolling.

I think a restaurant would do really well here. Especially in the summer when people are at the Rail Park.

I'd like to think that the investment in the rail park directly led to the impressive scale of this development. A good example of public investment creating private economic activity.
