Well what's the hold up with this proposed tower? Hasn't the residential market in Miami been heating up for the last few years now?

The proportion of functionality has changed. This at one point had a sizable office component. A lot goes into the tower's risk assessment. Sometimes, even in places like NY, developers wait a little bit. For the right market conditions. Developers are all impacted by risk at different levels, so its not uniformed. Depends on capital resources, how many projects they have in the pipeline, budgets, ect..

But this is on the right track. A super tall is a big investment, and market conditions are not uniformed across all cities. What may be good in NY, may not work in Miami and sometimes waiting until the market is just right is key.

Dean Warhaft, chief development officer at Florida East Coast Realty, told the SFBJ that the office building will have a big advantage over other office towers proposed in one area – floor plate size.

Under Miami 21, office floor plates are limited to 30,000 square feet, which isn’t big enough to match what office and tech tenants demand. One Bayfront Plaza is grandfathered under the old zoning code, and building 36,000-square-foot office floor plates by modifying a MUSP.

The project also includes a hotel, retail, and rental apartments – and the market is now hot for all of those, boding well for the building’s prospects.

It fascinates me how from one vantage point it torques and from another it looks like an hourglass.

92-Story One Bayfront Plaza Gets Planning Approval

Miami’s Planning Department has given the green light for developer Tibor Hollo’s proposal to build a supertall tower on Biscayne Boulevard.

Plans were approved on December 26, after a four month review. The proposal does not need to comply with Miami 21 zoning regulations, since a Major Use Special Permit issued prior to Miami 21 is being reused and modified.

Work is expected to begin in early 2019, although the developer has said they would like to accelerate the start if they can complete pre-construction planning sooner.

As proposed, the tower would become the tallest in Miami at 92 stories and 1,049 feet above sea level.

With the project, the developer is targeting some of the hottest sectors of Miami’s real estate market. It would include:

1,361 rental apartments
534,379 square feet of office space
101,650 square feet of retail
200 hotel rooms
2,117 parking spaces
Observation deck on level 92
Kohn Pedersen Fox is the architect, along with ODP Architects.

Another Hollo Supertall proposal, The Towers by Foster and Partners, was submitted a month later and remains under Planning Department review.

The only thing about this is the 2,117 parking spaces. I believe the code requires it (parking component) but man, that's a lot of spots. Less parking is needed if transit ever hopes to reach the levels of a city that doesn't rely so much on the car.

What I'm excited for are the 1,361 rental apartments. A solid number. More rentals are needed over condos IMO in general for the core.

Its a start. They are finally letting tenants know the existing building on the site is going to come down (polite of them) and demolition will be in 2019.

Initially, the new project was supposed to comprise of two towers with 4 million total square feet, but as planning developed further Florida East Coast decided to go with a singular building.

“It will have a 210-room hotel, 500,000 square feet of class A office space, 1,300 residential units and 120,000 square feet of retail space,” Mr. Hollo said. “From the original plan to now we went from 4 million square feet to 3.2 million square feet, so the overall size of the project has been reduced some. The height is where we picked up some extra stories, and we figure we’ll be within the range of 92 to 100 stories.”

Now it will be a tie between this and One Brickell City Centre also starting construction at the same time.

Imagine two super talls rising at the same time.

Demolition Permit Applied For At One Bayfront Plaza

A demolition permit has been applied for at One Bayfront Plaza.

The application was submitted April 6 but never finalized, so it isn’t clear if it is for total demolition of a 19-story building currently on the site. It is the first construction or demolition permit for the building since 2012 and 2014, when permits to build an antenna were applied for.

Last month, developer Florida East Coast Realty started to notify tenants about the intention to demolish the building, manager Jerome Hollo told Miami Today.

Leases expire in the second or third quarter of 2019, at which time demolition will begin.

A 92-story to 100-story tower is planned at 1,049 feet above ground. It will include 1,361 residential units, 534,379 square feet of class A office, 210 hotel rooms, and 101,650 square feet of retail, and 2,117 parking spaces. There will also be an observation deck on top.

Completion is estimated for 2023.

Great news. Its about the time that the gears are in motion for this great city to get its 1st super tall. Having 1,361 residential units, it will also be among one of the largest residential in the U.S..

92-Story One Bayfront Plaza Resubmitted To FAA At 1,049 Feet

Developer Florida East Coast Realty also obtained approved in 2016 for a 1,049-foot tower at 1201 Brickell Bay Drive, known as The Towers by Foster and Partners. An extension of that approval was granted, with expiration set for October 2019 if construction doesn’t start by then.

One Bayfront Plaza was approved late last year by city planners to include residences, hotel, office and retail space.
