Gridiron condos top out; 50% sold

By BRIAN MILLER
Journal staff reporter

Daniels Real Estate has topped-out the Gridiron condos, at 589 Occidental Ave. S., and says half of the 107 units are under contract to sell.

General contractor Chinn Construction broke ground last summer on a seven-story addition to an existing four-story warehouse. Hewitt is the architect.

The triangular building is tucked between CenturyLink Field and the Alaskan Way Viaduct, which is expected to begin demolition in 2019.

Another older bit involving a new Chainqui proposal.

Chainqui wants to put 400-foot tower on site at Fifth & Virginia
The Taiwanese developer has asked the city to determine whether two buildings on the site may be landmarks.

The Griffin Building at 2005 Fifth Ave. was built in 1927.

Sheridan Apartments at 2011 Fifth Ave. is a Beaux-Arts style building constructed in 1915.

Chainqui applied for a land use permit for a 44-story (up to 480' or 484'?) residential building on that site this week. The buildings (one or both?) are designated historic but apparently it's facade-only.

The extra four floors are allowed by the new HALA height bonuses. The old extra 10% for mechanical/architecture/amenities would go on top of that.

Greg Smith 3rd Ave office building

Exciting news on 2nd Ave near Pioneer Square. This is great news to me, historic building preservation,
decent height (office) especially for that area - but won't cover up the F5 building.
Hopefully it will have a higher quality ARTchitecture design.

Greg Smith says 60-story tower was ‘too big for us'; new plan is 28 stories
NBBJ is designing what Smith says will be an ‘uber-cool,' tech-forward office building, with retail and underground parking.

Urban Visions has dropped its plans for 888 Tower — which was first announced as 77 stories,
and then scaled back to 60 — on the full block it owns between Second and Third avenues, and Marion and Columbia streets.

On Second, the 1903 Marion Building — home to Metropolitan Grill — and the Melhorn Building will remain.
The Metropolitan Grill is staying, with a long-term lease.

It's amazing how quickly Downtown is extending north. Just a corner of that photo would have been considered part of the CBD in 2010.

Weren't the cylindrical twin towers just south of the Denny Triangle more or less the northern "border" of the CBD?

Along with the square one to the right...yes until a decade ago.

Soon the white cranes on the far right might will extend the skyline further yet...two more 40-story apartments, along with other projects in that area.

Until recently most of that area was 500' or 400' at most (much of it way less), with an extra 10% for housing (only architecture, mechanical, and amenities). The recent HALA measures have added another 10%, allowing housing to get close to 600' and 480', or something like that. Aside from one building on the extreme left and the Space Needle on the right (with scaffold up), nothing in the photo is over maybe 525'.

Yes, I understand that there is the height limit, but I don’t understand why it is under 600’ in that area.

Ok, I was just clarifying that even 600' was more than has been allowed.

I don't understand why much of that area isn't 700' or unlimited. Part of Downtown Bellevue allows more than the Denny Triangle.

Does anyone have an airport overlay map for Seattle? Aka areas where height restrictions are still in place? Edmonton had a massive one for years that restricted development due to nearby Blatchford Field aka City Centre Airport...

That appears to omit Sea-Tac traffic...everything seems to be Boeing Field and Renton Airport.

I thought I read somewhere that the building heights in downtown are impacted by Boeing Field and not so much Seatac.
