Grove at Shoal Creek deal clears way for major Central Austin development

Potentially paving the way for thousands of new homes in Central Austin, neighbors and developers have come to an agreement on the size and scope of a controversial mixed-use development.

The Grove at Shoal Creek was the focus of months of debate and contention between developer ARG Bull Creek Ltd. and a group of neighbors called the Bull Creek Road Coalition. The project is located on 75 acres of near 45th Street and Bull Creek Road that developers bought for about $47 million from the Texas Department of Transportation.

I'm glad it will at least still be a PUD.

I'm shaking my head at people who simultaneously complain about it adding traffic, and fighting (and successfully preventing) additional connectivity to 45th street.

Interesting how the Bull Creek Road Coalition began as a fight against increased traffic on Bull Creek Road. Now, they've just voted to add even more traffic to Bull Creek Road by eliminating the only other way out of The Grove.

This is turning out to be a nice development it seems. I drive by daily, and looking forward to it being an amenity in the area. I can tell you from experiences of my daily drive. People who live on the north side of 45th got screwed. Its harder to get in/out when returning home from Mopac or heading south on Bull Creek from that side now. They configured the intersection to the Groves advantage. That was one concern at the beginning (if I recall, wasn't paying too close attention), and some official somewhere said the intersection would be improved. I'd have to say it was not for those original concerns. I don't know who was against that project in the hood over there, but its littered with anti code next signs, and "In this House" signs.

P.S. There is a lot more traffic heading south than you might think, alot of traffic coming off Hancock from both east and west directions flows to Bull Creek.

Great view. Gives you an idea how huge this development is. Makes this part of town seem like an entirely different city.

Wow. Last time I drove through this development pre-pandemic it seemed they were just turning dirt. Wouldn't recognize it now. Is there retail in the development too, or is it all residential?
