Trump To Build Twin Tower Palazzo Di Acqualina In Sunny Isles

Another exMiami exclusive: plans have been submitted by The Trump Group for a twin tower project in Sunny Isles called Palazzo Di Acqualina.

It will be built on the 5.6 acre Golden Strand property at 17901 Collins Avenue, just north of the two existing (one still under construction) Acqualina towers. Trump paid at least $100 million for the property, which was operating as a timeshare. The structures on the property, some of which date back to 1946, will be demolished.

A maximum of 448 units are permitted on the site, but the developer will instead be building 190 oversized units. The developer is building up to the maximum FAR permitted on the site (1,089,300 sf), as well as to the maximum height permitted (643 feet to top of aircraft warning lights, 649 feet above sea level).

In contrast to other developers in Sunny Isles who brought in world-famous architects, Trump is using local firm Cohen Freedman Encinosa & Associates – the same architect behind the polarizing design for the first two Acqualina buildings. The towers will be painted in colors that include ‘Oklahoma Wheat’ and ‘Roasted Sesame Seed.’

Palazzo Di Acqualina Approved, But Construction Is Years Away

Sunny Isles Beach commissioners approved the Trump family’s plan to build twin 51-story, 643-foot tall condo towers called Palazzo Di Acqualina at a meeting last week.

It could take six years to begin construction though. A lawyer representing the developer said that they would not have title to the property until late November 2017, due to a lengthy termination proceeding for the existing Golden Sands condominium on the site. The project is also planned to be phased, with each tower to begin sales and construction separately.

Commissioners granted an additional 48 months on top of the standard 24 months normally granted to obtain a construction permit, for a total of 72 months.

The property would be connected by bridge to the existing Acqualina property. Only 190 units are planned in the two towers, with two units on each typical floor.

These would be tied for the 5th tallest in Sunny Isles. 4 other towers are a couple of feet taller, at 649 feet which are proposed. Sunny Isles has 3 towers planned at that height. Jade Signature, which is u/c, will be the first to reach that height.

Most of these towers will come online in late 2015 to 2018. Even though its a satellite city, for its population, it has a good collection of skyscrapers. Think of it as the Jersey City of Miami in a sense.

Looks like this will get built one tower at a time. The first tower will be "777 Acqualina Place"

100 Units Sold, Estates at Acqualina Could Break Ground By Year End

Jule Trump told Bisnow on August 12 that 100 of 265 units had been sold. He said that he “heard that others are struggling, but if every week goes like this past week, we’ll have a building in the sky very soon.”

Sales velocity is strong enough that they could reach their target numbers needed for groundbreaking by the end of 2016, or in the first months of 2017, he added.

Buyers are being required to place a 45% deposit at the time of groundbreaking. Prices range from $3.9 million to $48 million.

A $10 million sales gallery for the project was launched last month, and plans for a lobby designed by Karl Lagerfeld were also revealed.

Super-ugly

These buildings are so horrible that they border on kitsch. They are modern skyscrapers, not Italian palazzos. They are derivative and tacky.

649-Foot Estates at Acqualina Is Now Under Construction In Sunny Isles

Only the south tower is officially under construction, but foundation work for the north tower is also underway, according to The Real Deal.

Each 50-story tower is being built to 649 feet above sea level, the maximum permitted in the area.

$550 million worth of units have been sold in the south tower, with 100 of 154 units in contract. Sales velocity recently accelerated, with most buyers coming from New York and New Jersey to make Florida their primary residence.

Completion of the south tower is expected at the end of 2020, with top-off in December 2019.

A groundbreaking ceremony held last week included 25 Rolls Royces, a marching band, and a skydiver.

With the completion of these two buildings Sunny Isles will have 13 towers over 500+ ft. | 152+ meters tall.
That's more than some major US cities have.

Florida Condo Developer Takes Out Miami Area's Biggest Construction Loan in Years

The family has no association with the U.S. president, but Donald Trump sued them in the 1980s in New York State Supreme Court to prevent them from using their surname for business purposes -- a case he eventually lost.

Sales started at the Trump Group’s Sunny Isles project in 2015, but the timeline was pushed back slightly as the market became saturated with condos and demand missed expectations. But Jules said purchases picked up again, spurring the decision to forge ahead with both towers.

“I look at the trend of business that’s coming in,” Jules said in an interview from Sunny Isles, “and it gives me a great deal of confidence.”

The developers broke ground in May at an event that featured skydivers and a marching band. The completed project will have 245 condos, with penthouses priced as high as $35 million. About 65 percent of the first tower’s units have been purchased, but for both buildings together, the share is under 40 percent. Typically, South Florida developers have been seeking a significantly higher threshold before breaking ground.

Anyways good to see this project moving forward.

Trump Applies To Build Acqualina Tower At Record-Breaking 700 Feet In Sunny Isles

The application was submitted last week.

If approved at that height, it would be taller than any other building in the city.

In September 2014, the developer applied for approval of a 649-foot tower height at the site, and approval was granted in June 2015 after ten months of review. An extension was granted that required construction to begin by Jun 2018, and the developer notified the FAA in May 2018 that construction would begin in June using the previous approval.

Sunny Isles Beach has a skyline full of 649-foot towers, which is the maximum the FAA has permitted until now for the city (there is no city-imposed height limit). The city is in the path of the Opa Locka Executive Airport runway.
