Red face TORONTO | Union Centre | 239M / 782FT | 48 FLOORS

Address: 171 - 151 Front Street W / 20 York St.
Developer: Allied REIT / METROLINX
Architect: &CO

Yet another office proposal for the downtown core. Right now, it is suggested the tower is 48 stories, but could be taller. The height of this one will be over 200meters. There is movement on site, as the East Side Marios has closed it's doors. Currently the tower is in pre-leasing. It is unclear if ALLIED REIT has secured a tenant or not. I am sure we'll find out more regarding this development within the next few months.

Decent height and could be interesting. I will hold judgement until I see more renderings and details regarding height, size etc.

The CBD keeps extending outwards, I love it!

What's there now. Not exactly a historic artifact. This one shouldn't have any trouble getting approved.

That building isn't getting demoed, its staying as is. this is going in behind it.

It's quite amazing what is happening in the downtown core with all the office proposals! 48 stories here and literally across the street is Cadillac Fairview's 54 storey office proposal. Not to forget Oxford's office proposal also across the street.

Well it all boils down to securing a lead tenant, these are pretty big players that don't sit on their plans for too long

Sure as shit doesn't look anywhere close to <800 ft. in those renders. It's portly.

They will likely all get built, but the timelines are quite long.

This cycle is over, so the big guys are getting their next projects in line for the next cycle. Best to be prepared, but don't expect movement on this site any time soon.

Not speaking as an industry insider, that's definitely the sense I get as well. Is there some kind of time limit on municipal approvals? I.e. if the height and density are approved, must the tower be built within so many years of the approval or else the approval expires, or is it perpetual?

Toronto City Planning staff report.....March 3, 2014 .

Proposal This application proposes to develop the lands at 171 Front Street West and 7 Station
Street (entrance addresses 151 Front Street West and 20 York Street) with a 48-storey
office building. In addition to the construction of a 48-storey office building, the
applicant proposes the construction of a new roof and wall enclosure to house the
Metrolinx UP (Union Pearson) Express Air Rail Link Terminal, a new raised exterior
pedestrian plaza over Station Street, as well as interior renovations to 20 York Street,
which is a designated building. The proposal seeks to remove the western portion of the
existing SkyWalk building, and replace the existing glass barrel vault at the eastern
portion of the SkyWalk. The proposed office tower would have a gross floor area of 133,033 square metres, an
overall building height of 239 metres, and a proposed density of 13.27 times the lot area.
The applicant proposes to provide 319 parking spaces in 6 levels of below grade parking.
