West Harbour Villa at Tiffany Square | ? | 8fl | Cancelled

Here's an interesting letter from a lawyer about his client wanting to build townhouse/condo complex of 150 to 200 units at Stuart and Bay St.

http://www.myhamilton.ca/NR/rdonlyre...p02Item811.pdf

The plan has already been approved by the city. They are having problems with CN.

Anthony Powell respecting property at Bay Street North (Added Item)

Mr. Powell addressed Committee on behalf of his client, Marino Rakovac. Mr. Powell provided an overview of the history of this proposal to re-use a former wrecking yard for a multi-residential development. He noted that his client was ready to proceed and requested the City’s help in removing the property from the Setting Sail appeal, which is currently before the OMB.

Committee discussed the matter in detail and had additional information supplied by the delegation and staff.

On a Motion (Bratina/Clark), Committee directed that the matter should be placed on the next agenda, where legal staff should be present to provide advice, before any action is taken.

a friend of mine has family down there and mentioned this to me a while back.
What a sweet view and great location near parks, James North etc....
CN needs to get the frig out of the way....it's time to move the railyard!

wow...everyone should read that letter.
It gives a glimpse into the painfully slow pace of city hall.
I know things have been getting better recently, but this property has been rezoned for 20 years and the current owner has owned it for over 10.
Amazing.
I hope there will be a skinny 'tower' (8-10) floors in the west side of this development along Tiffany.
Would definitely remove the biggest eyesore in that area leading towards Bayfront Park.

there's still a redevelopment billboard on the site from, like, a billion years ago. developing that area seems like such a slam-dunk, so simple - naturally, it's painfully complicated and tedious. here's hoping we can land a stadium, a couple residential projects and move ahead with the removal of the cn yard.

I agree, dude, this area has a TON of potential.
I hope we do it right.
Not a bunch of single family homes with double garages and townhomes.
Some good density, and streetfront retail/commercial use too.

According to my friend, this condo is supposed to be around 10 floors.
Apparently everyone who lives down there has known for some time that a 10 storey is going to be built there.
I guess we'll see.

Looks like it has potential to be a really nice development. I like how the buildings actually have some height =D

Who - by doing a quick search - is (was?) the owner of the Parisian Studios on Walnut.

Whatever become of that project - it looks done. Folks are inside - but it seems to be way under the radar...especially if it did turn into artist studios.

anything to report?

Marino Rakovac got party status at the Setting Sail Hearing for OMB. Until OMB rules on Setting Sail Rakovac's application will be "pending". It's been pending since 2000.

Hopefully OMB will hurry up and make a decision on Setting Sail.

It looks good.

If this is contingent on CN, I'm not getting my hopes up. Stinson will have a tower downtown before this happens.

and the one angle is an attempt to show that you can't tell there is a 16-floor tower. But those 16 floors will be chopped down to 9. For some reason Hamilton loves 9 floor buildings.

Setting Sail
Vision 20/20
Places To Build (Ontario)

All don't mean a thing to Hamilton.

CN and Marino seem to be on good terms. Marino will do a noise study to please CN.

Really it's the North End neighbourhood that's behind the OMB case, not CN. They are concerned about the traffic with Setting Sail. It sucks that a traffic issue has to stall everything, including more residential development for the North End.

Looks like this proposal has been cut in half as part of the OMB deal.

Do these companies not put a little more quality into their renders. my god, you could build that in sketchup in less than a day.

and what gives with that glass curtain wall...we're not in the 90s anymore

A great looking rendering...but what does it all mean exactly? Where are we in this process? Is it still contingent on CN /OMB approval?
