Drawings [PDF - 8MB].

It was previously reported that the project would include 30,000 sq ft of retail space and the Early Assistance description mentions a grocery store. It looks like they have half that at most, and yet they are providing retail parking (which is uncommon). I wonder if they're now planning on finding a small format grocery store?

I would be extremely disappointed if this project doesn't include some kind of grocery store. I was hoping South Waterfront would finally get one.

Isn't one of the Zidell office projects supposed to have a grocery store as well?

The taller building vaguely looks like UK council estate towers like these:

They're going to ask for more balconies. The low rise building looks a little bit too much like the Hyatt House across the street. Overall though I see this evolving into a nice looking development eventually.

Overall the design doesn't look that bad, I think it will really fit in with that area, which I must say the Riverplace has really matured well over the years. As a whole, I am really liking that little district and the urban neighborhood it has started to create.

My only real issue with this is the fact that it is right in front of a streetcar stop and the ground floor should be almost all retail and be connected to the sidewalk to best engage in the little urban district. I am hopeful that will be one thing that gets addressed.

Yeah, but how many years out is that? The neighborhood needed a grocery store 4 years ago.

Currently listening to the Design Advice hearing. The applicants mentioned that they were in discussions with a number of full service grocery stores, but the grocery tenants are nervous about competing with the 4th & Harrison store. Right now they're working with Urban Works Real Estate to find a smaller format store. They think that could work well, especially with the extended stay hotel about to open across the street. They didn't mention names, but I could imagine a Green Zebra or the like working well.

Do you really think that a grocery store could work here though? The 4th and Harrison site is just a 5-minute streetcar ride up the hill. And there really isn't that much pedestrian traffic along here, unlike the waterfront path through the neighborhood.

I thought the previous phase with the green balconies was a lot better. The adjoining windows in that iteration seemed more generous, too. This version looks like it will suffer from the same tiny-windows-in-a-brick-wall problem that the Ramona in the Pearl does.

I actually like the new version better... all brick with a nice transition from lighter to darker as you look from left to right. The green balconies looked very cheap to me.
