Verizon is in talks to build new office campus in Irving

Quote:
KDC – which is developing office campuses for Toyota, State Farm Insurance, Liberty Mutual Insurance and others – is negotiating to build a large office project in Irving for Verizon.

The office development would be constructed at Verizon’s existing campus on Hidden Ridge Drive in Las Colinas, real estate brokers who have been tracking the deal say.

Verizon is negotiating to make this move in Irving after scouting North Texas for a new office location.

The big office deal has been negotiating under the code name “pioneer,” real estate brokers say. And it could be as large as several hundred thousand square feet of construction.

Neither can I!

I hope Hall will either stick to the placeholder design, or create something better.

Your first look at Oak Cliff’s Oxygen project, which needs $4.6 million in public money
Robert Wilonsky
August 2, 2015

Quote:
That’s when the back-from-summer-vacay Dallas City Council’s Economic Development Committee will be asked to put $4.6 million in Oak Cliff Gateway IIF dollars toward a $38.6-million, 250-residential-unit project called the Oxygen on the southwest corner of Beckley Avenue and Interstate 30, near Urban Acres and Kessler Park Eating House and Local Press + Brew. One of the Oxygen’s main selling points, per the briefing below: a “technological forest of solar carports.”
Quote:
“This project will provide an important linkage between Trinity Groves/West Dallas and the Methodist Medical Center and also connects the Coombs Creek and Trinity Trails,” says Zavotkovsky. “If successful, this project also sets the stage for future projects along Beckley between I-30 and Greenbriar Lane.”

The Crescent Transformation Est. 1986-Urbanized 2016 - Bizspace Property Spotlight
Tony Click, Vice President, Leasing & Shane Baggett, The Crescent General Manager

Stanley Korshak Entrance
New storefront and improved parking

Quote:
Touching every exterior edge of the mixed-use development, a $30 million renovation is underway at The Crescent® with an emphasis on opening the office towers and adjacent hotel, retail and entertainment amenities as a gathering space for the vibrant Uptown neighborhood. Area residents will see the iconic architecture enhanced with a combination of New York-style retail windows and European plazas and terraces that feature improved lighting and access. The first major renovation since its 1986 completion, the $30 million investment follows nearly $15 million spent during the past three years enhancing Dallas’ premier office address, increasing energy reliability and efficiency, and improving customer mobility throughout the project.

Quote:
The first phase of the renovation concluded this week with new project signage at the north end, Stanley Korshak’s updated retail storefront and Palomino restaurant’s new street entrance and outdoor patio. Other renovation plans to the 28-year-old complex call for larger, more enticing window displays with revolving, eye-catching merchandise and a reflection pool in the atrium. The revamp and “greening” of the motor court – located between the office buildings, the Rosewood Crescent Hotel and entertainment spaces – will involve the removal of curbs and the “Stonehenge-like structure” that dominates the center. Pavers and stained concrete will be installed; high rise live oak and river birch trees will be planted to create a piazza-like, tree-lined drive and pedestrian walkway; and new signage will be installed throughout the entire project.

Other improvements include elegant, ground-level lighting of the iconic buildings. The lobbies in the office towers are also getting a makeover with new furniture and rugs, art and large screen TVs. The lobbies will become user-friendly hubs where workers can hold a quick meeting or catch up on work. The renovations began this March and the completion is projected for the spring of 2016.

Nice. Thanks.

I think these will all be nice projects, but The Union will have the most impact on the surrounding area once it's done. That lot really connects the neighborhood to surrounding areas. While it's only a block or so, there just seems to be such a gap between Victory/Hardwood & Uptown.

Downtown Dallas building will add parking, retail, apartments and hotel

Quote:
The owners of one of downtown Dallas’ landmark skyscrapers – the Trammell Crow Center – will start construction by as soon as late this year on a major addition to the property.

JP Morgan Asset Management has hired Dallas-based Stream Realty Partners to develop a building across the street from the 50-story Ross Avenue tower that will include retail, parking, apartments and hotel rooms.
Quote:
The biggest share of the proposed building will include 2,200 parking spaces, which will add to the office leasing appeal for the 30-year-old, 1.2 million square-foot Trammell Crow Center.

The iconic downtown tower is one of several buildings in the central business district that plan to add additional parking to attract and retain office workers.

Stream and JP Morgan are also planning additional features for the new building.

The current design includes more than 350 apartment units, a 200-room hotel and about 25,000 square feet of retail and restaurant space on the ground floor.

A potentially huge development because could this finally be a signal that the large surface lots that mar DTD have their days numbered? We only hope so.

While this isn't a new high-rise project, it will transform the way millions of international passengers view Dallas/Fort Worth.

Thus, I think it's important to post this.

DFW Airport Adding New Duty-Free Shopping Experience In International Terminal
August 6, 2015

Quote:
Dallas/Fort Worth International (DFW) Airport says it plans to revolutionize the customer experience inside International Terminal D with an expansive new duty-free shopping experience that includes luxury and premium retail brands. DFW has selected TRG Duty Free Joint Venture (TRG) – a partnership involving a global leader in duty free and a Texas retailer – to design and operate the new duty-free stores, which includes a total of six shopping locations covering nearly 20,000 square feet. TRG’s plans include a two-level, 13,000 square foot primary store that will significantly upgrade the central area of the terminal, along with an executive lounge as well as smaller specialty stores and kiosks.

“Terminal D hosts more than 7 million international travelers each year, and as our international profile grows those customers look for world-class experiences and amenities,” said Sean Donohue, chief executive officer for DFW Airport. “The new duty-free experience at DFW will transform Terminal D and bring our customers an unparalleled level of luxury and service with high-end brands, VIP concierge services, cutting-edge technology and local flair.”

TRG’s duty-free shops will feature renowned international retail brands such as Ferragamo, Gucci, Dior, Chanel, Lancôme and Burberry. The shops will sell a variety of goods—clothing, cosmetics, electronics, leather goods, jewelry, handbags, wine and spirits, specialty foods and more.

It looks great and I particularly appreciate their attention to providing wide, pedestrian friendly sidewalks.
