14th and spring proposal

This is a decent design and much better than the awful lot that exists there now.

Can't be a coincidence that Atlanta3000 discovers those conceptual renderings, then a day or two later, we get news of an actual proposal on this site. Oh well....was hoping maybe we have been on our way to the next supertall.

I wrote a computer program that screen scrapes images from various sites based on keywords. This is how I get most of my images. BTW - These were posted last month.

I am not sure exactly how old, but they were recently posted. With that said, the latter projecct can't be that old because the Terminus building were just finished around 2010/11ish.

All it means is that those images were recently included online with specific attribution 3000 is looking for.

3000, I had been wondering if you were scraping for images based off your background and ability to find goodies. Solid use of business application towards your hobbies/interests and thanks for sharing your finds.

As for 14th & Spring, I don't mind the shorter tower at the location. I get we definitely want more residences nearby though with the grocery. And FWIW it's worth, 3000 was saying he thinks both Peachtree and 14th streets deserve large skyscrapers... not the intersection of peachtree & 14th.

Some I find using my program and others I find with the help of my developer/banker friends.

14th & Spring St. Site

A definite waste of a prime parcel no matter what’s in the vicinity currently. The parcels around it will eventually change hands and their use will ultimately change. Just not sure how they justify the lack of density for such a site.

I do. Modera midtown was on WDG architecture's website several months before it was posted here . If anything it is a barometer for what developers conceive for a site. To my knowledge architects don't design for a tower a site and go out and shop it to a developer - it is vice versa.

Based on the reported numbers, it is arguably denser than other projects in the area. It is just not as tall.

14th & Spring: (~2 Acres)
Retail/Office - 265,000 sq ft
Housing - 330 Units

Icon Midtown & Whole Foods: (~2.2 Acres)
Retail/Office - 78,500 sq ft (includes Whole Foods)
Housing - 400 Units

Atlantic House: (~1.75 Acres)
Retail/Office - 13,000 sq ft
Housing - 407 Units

Although many of us would like something tall and iconic, we would prefer something more architectural than just the typical glass box. Even something similar to the Atlantic yards project would have worked better and looked better.
