All Saints Anglican Church is looking to develop their property in West Broadway.

175 Colony St (Corner of Broadway and Colony)
"Mixed-use, Mixed-income, 12-storey, commercial/residential Tower"
Ground floor retail, second floor offices

This will (hopefully) be the third mid-rise tower that the University of Winnipeg Community Renewal Corporation (UWCRC) will build in West Broadway, after the Downtown Commons and the proposed development on St. Mary where Perth's is. These 12-14 story mixed-income towers seem to be a great fit for this area. It's a good way to keep diversity in the neighbourhood as West Broadway gentrifies.

The Dessert Sensation/Perth building demo tender is out, so that project is moving right along. 15 storeys.

Heard from a member of the WB BIZ that the reason so many of the pedestrian lights are broken/burnt out is hydro is supposed to be upgrading them to LED. Apparently Hydro told them a year ago they were going to do it, so not to fix them yet, and they have not heard why it has yet to happen.

I see orange covering over top Broadway Pharmacy.

I see glass on the western side of the building.

Exterior renos for the existing pharmacy. It sounds like it involves placing the main entrance at a new location on the building.

A couple of other smaller developments in the area I've heard of:
- a micro-brewery is planning to open on Sherbrook (it was only a matter of time!), in this rather dreary building. Sounds like it's needing a conditional use because it would be bigger than 5,000 s.f.

- A barber shop is possibly opening on Westminster Avenue, on that small stretch of commercial spaces around the Shoe Doctor, Verde Juice Bar, etc. Apparently it's a two guys who worked at Hunter & Gunn barber shop on Broadway.

Craft breweries are allowed in commercial zones, but if they have a gross floor area of over 5,000 square feet, they need to apply for a conditional use permit from the City. Sounds like that's what this possible one on Sherbrook is doing.

Interesting updates, thanks for this information. It would be great to see somebody clean up that monstrous hodgepodge building on Sherbrook. Wasn't that Sooters photography, back in the day that Sherbrook was a hub for photo and camera repair shops? Can't find much information on that building, but found an article about the camera shops in the area:

Rooftop art billboard on the Casa Loma building. I think it's a great idea – I for one actually like those big billboard structures, even if they were regular billboards I'd be for it. They're cool, might as well use them. Hopefully they light the structure up nicely.

It's always baffled me why the city is against big ads downtown... that's kind of a sign of a big city.

As I recall there were 3 photo / camera stores on Sherbrook ~30 yrs. ago.

Nice little 6-unit condo planned for 96 Maryland Street, just south of the new condo project at Maryland and Westminster. This one is by 2 Architecture, the firm that's been doing some cool infill projects lately. Hopefully this one gets underway this spring/summer.

Is it going to be extremely skinny as well or are they tearing down the house to the left. The lot is VERY narrow.

Yeah it looks super skinny on Street View, but it's actually 44' wide, which is slightly skinnier than the lot next door that was built on already. The building itself is going to be ~32' wide, which leaves about 6' on both side yards.

^ Doesn't look like it but. On Sherbrook I'd definitely want to see more main floor CRUs to help build critical mass, but Maryland gets a pass since it doesn't really have much of a high street vibe to begin with.
