Greensboro, NC Downtown Developments

Here is a photo update of developer Roy Carroll's Bellemeade Village which will consist of 300 luxury apartments and street level retail in several mid-rise buildings and a Hyatt Place Hotel & Conference Center. The Hyatt Place Hotel is the first to rise from the ground. The development will include two roof top pools overlooking the ballpark, one on the hotel and another one for the apartments.













Here is a photo update for the mixed-used Union Square University development which will consist of educational buildings, retail, office, residential and eventually a hotel. Construction on the first educational building is well under way. Cone Health, UNCG, NC A&T and GTCC will collaborate together in this building and there will be nursing training classes and a simulator.





The first building in LeBauer City Park is going up. It will be located across the street from Center-City Park and the future Steven Tanger Center for the Performing Arts





Construction will soon start on the next leg of Greensboro's downtown Greensboro It will be the first greenway in the United States to encircle a downtown and it will also connect with the city's other major greenways. The west segment will include an elevated boardwalk, a stream and a "pocket park"

Here is the final design for the planned 3,000 seat Steven Tanger Center for the Performing Arts in downtown Greensboro. Construction will begin late summer. While the design is not bold as some performing arts centers, Its an impressive design and I love the limestone facade in combination with the glass. The center will feature a roof top terrace overlooking LeBauer City Park which is now under construction

Aloft and Westin Hotels coming to downtown Greensboro

An Aloft is in the works for downtown Greensboro with an opening date of 2020. The hotel is being planned for a site being considered for "Project 561" A tower project which would be the tallest building in North Carolina outside of Charlotte. The tower would include office space and a boutique hotel on top of an 8-story parking deck. With the Aloft moving forward, it is believed that project 561 may be moving forward. developer Roy Carroll may have found an anchor tenant. Last week Arch Capital Group said its going to relocate its corporate headquarters to Greensboro. The company is in the process or acquiring United Guaranty. After the acquisition Arch Capital Group will become the largest mortgage insurance company in the United States. Depending on how many corporate jobs coming to Greensboro, there may be a need for a lot of office space and Project 561 would be a good fit.

In another part of downtown, a Westin hotel is in the works. Starwood's website shows an opening date of 2019. This high-rise hotel project was first proposed under the Wyndham Flag. The Wyndham Greensboro will now be the Westin Greensboro. The hotel will be a mixed-use project built on top of and behind an existing conference center and will include luxury apartments, shops and more.

Greensboro's ballpark has a new name The ballpark has the new signage. some photos I took





some pictures I took last week of Carroll at Bellemeade / Hytt Place Hotel across the street.









Developer Roy Carroll has plans for an additional $90 million development. Most believe it will be built on land that he owns where a future Aloft hotel is opening according to parent company Starwood's website. It would likely be a mixed-use high-rise development that includes the Aloft hotel.

Rumor alert! An alert poster said he knows people who work with the city who said a SkyHouse apartment tower is being eyed for downtown Greensboro near the ballpark. There may be evidence that backs that rumor up. Triad City Beat newspaper reported this back in February:

"Matheny said that the Ballpark District was “next” in terms of neighborhood activation. At the core of it is developer Roy Carroll’s megaproject starting to come together across the street, several planned residential towers and hotels.

“It’s time to go vertical,” Matheny said. “There’s nowhere to go but up.”


The article mentions residential towers. One of them may be the SkyHouse but another could be a part of developer Roy Carroll’s Aloft hotel project across the street from the ballpark. It's interesting that the city is scrambling to build two large parking decks in anticipation for future development.

That's not all. The same poster said he heard that Roy Carroll has an anchor tenant lined up for his project 561 office tower which would be the tallest building in North Carolina outside of Charlotte at 561 feet tall. One possible tenant could be Arch Capital which announce back in December that it was relocating its corporate headquarters to Greensboro. The company just recently acquired Greensboro based United Guaranty making it the largest mortgage insurance company in the United States.

If all this is true, Greensboro's skyline may dramatically change over the next several years with as many as four towers. A high-rise Westin hotel is also scheduled to open downtown in 2019.

Ok here is the latest info on the downtown Westin Greensboro. The city just entered an agreement with the Westin Hotel developer. Last week the city purchased property for an 850 space parking deck. According to the Rhino Times which got its information from the city, the parking deck will be 6-stories. The Westin hotel will be 11-stories which will sit on top of the south end of the deck. This means the Westin hotel will stand 17-stories tall. The city will own the deck but the Westin will control the mixed-use component on the first floor of the deck. It is expected to be retail, office and maybe restaurants. Part of the deck will go over a street which will connect with the hotel.

Here is a recent rendering of the planned Westin Hotel in downtown Greensboro. It may not be the final design though. The rendering shows an 8 story hotel on top of a 6 story parking deck with ground level retail. The hotel will be built on the back side of The Elm Street Center which is currently a conference center and will be incorporated with the hotel.

The latest plans call for an 11 story hotel on top of a 6 story deck. The deck will be built by the city and will cross over the road to the right in the rendering and extend an entire block with ground level shops and restaurants. The city council just voted to enter an agreement with the hotel developer and voted to purchase property for the deck. Construction will begin early next year with an opening date in 2019. Based on the latest news, the hotel should be 3 stories taller than what you see in the rendering.

Big plans for the Aloft site across from the ballpark are slowly being revealed. In addition to the Westin there are two other high-rises in the works. According to the Rhino Times, Greensboro City Council voted in favor of building a 1,050 space parking deck on the Aloft site which developer Roy Carroll owns. The council agenda notes there are plans to build a 15 to 20 story mixed use building on top of the parking deck which would include a hotel (Aloft). In addition there are plans for a 100,000 square foot office building adjacent to the parking deck. With that amount of square footage on a tight site, it likely will also be a high-rise. The mixed-use skyscraper will lease 450 spaces while the office tower will lease 350 spaces.

A 9-story office tower will be incorporated inside First National Bank Field in downtown Greensboro. The tower will have ground level retail and balcony seating overlooking the ballpark. Construction on the tower will begin this September and wrap up the following year. Carroll at Bellemeade, a 300 unit midrise luxury apartment complex and Hyatt Place Hotel is already under construction. and across the street on the other side and 8 story paring deck with ground level retail will be built and a 20-story mixed-use tower with an Aloft Hotel will be built on top of the deck.

Photo update on Carroll at Bellemeade / Hyatt Place Hotel. On the Eugene Street side facing the ballpark, they have made some progress. The apartments are up to the 5th floor, they have one more floor to go. They have also started putting windows in the Hyatt Place. Not much left on the outside of the hotel to do but to put on the exterior finishings The center part of the hotel with the sloped roof will be glass and it actually reaches to 7 stories to the tip. In about a month construction on the ballpark tower across the street from the Hyatt Place will begin. In the near future we will see a tower crane!





Developer Roy Carroll can watch progress on his project from his pent house in his Center Pointe tower in the background. I've actually seen him up there standing at his balcony.

Hyatt Place and Carroll at Bellemeade going up nicely. Even though the project is 6 stories, the height actually rises to being about 7 stories tall on the north end of the development.

Tuesday, Greensboro city council will discuss building a 1,050 space 8 story parking deck across the street from First National Bank Field. Developer Roy Carroll will build a 15 to 20 story mixed use building on top of the 8 story deck. The project will also include an Aloft hotel. The deck will also serve an office tower overlooking the ballpark which will soon be under construction. Construction on the 9 story tower is set to be complete by fall of next year.

Roy Carroll is also building a midrise luxury apartment complex and Hyatt Place hotel on the east side of the ballpark called Carroll at Bellemeade. Construction on that is well underway.
